      I am a 2nd grade teacher in *********** and was a tenant for almost an entire calendar year under this management. After an agreed upon move out date, this company decided to keep my $750 initial deposit, along with stating that I owe $104.98. This business is charging this lump sum for typical wear and tear, including scuff marks and other minor preexisting conditions that I unfortunately did not document. I was a good tenant and left the place clean. I believe they are charging me for general upkeep of their facility. When they sent me pictures, they sent me pictures of the inside of the toilet, the sink, trivial scuff marks, and preexisting conditions that were already painted over.

      Better Business Bureau:

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below. 

      This business told me they are charging me for 9 walls at $50 per wall. I already do not agree with this, however, they are wanting to keep an additional $300 for "cleaning." In the invoice, $120 goes to carpet cleaning, $90 for paint supplies, and I am not sure where the rest of my deposit is going. I believe that I am being charged for general upkeep and wear and tear. Although I think I should receive my full damage deposit back, I believe I am entitled to at least my $300 back.

      Carpet Clean (stated necessary at move out in lease agreement) - $120, acknowledged

      Paint - $450, acknowledged, discussed and invoice previously sent to tenant

      Paint Supplies - $90 acknowledged, discussed and invoice previously sent to tenant

      Cleaning - $214, invoice previously sent to tenant / move out report which noted "oven and drawers need cleaned. floor needs mopped. sink/toilet/mirror dirty. sinks/drawers and toilet need cleaned and tub" has also been sent to tenant. 

      There was also a final water bill due in the amount of $24.53 noted on the ledger. Usage from 6/15-7/8.

      The paid and applied security deposit was $750 and the water deposit was $25.

      The remaining balance was zeroed out.

      I was told by this business that they were not going to charge me for the stains as they were there when I moved in, yet they are trying to charge me this "cleaning fee" for them. I also already paid all of my bills, including this water bill, which has nothing to do with the deposit. The apartment was clean when I left. They again are trying to charge me for things that are general maintenance and upkeep and are undermining my tenant rights.
