My brother and myself has been lied to many times by ************** Now they say it may be another week for estimates. Again he has not had Hot Water for 7 weeks. ********************************************* will not answer or return calls. Very poor management. It should not take 7 weeks to approve someone to have hot water!!!

Hayes Gibson withdrew December 2023 rent twice, making my checking account overdrawn by $669 dollars. There hasn't been an onsite property manager in months, which leaves zero administrative employees at this property. Every time I call the regional manager, I get a voicemail box. I have left several messages, and no one has ever called me back. I am left with an overdrawn checking account, and have no money for my needs and bills. Please, I need immediate help.

I signed a lease for an apartment in Hayes Gibson's *********** community in ***********, ******* on 14th March 2023. On viewing the apartment on that same day, I was unable to enter the living room because there was a ******* doing work in there and paint everywhere. On moving in, I noticed two small watermarks on the ceiling and immediately notified ******* in the front office. A few days after, I noticed a leak as well and advised her of this too. She advised me to take photos and email them to her, which I did. She advised me that she would submit a a request to have me transferred to a different unit as well as a proposal to have the roof fixed. It is currently September 20th, 2023 and so far neither of these things have happened. Two watermarks has become five, the leak is still not repaired, the wall and ceiling around the leaky area are cracking, and black mold has begun to grow on a section of the ceiling. I have also been without a/c for going on two months now. They installed a portable ac and a window unit and nothing more has been done so far. ******* has left the job and been replaced by a new person, *****, who I have also discussed these issues with. ****** has stated that she has submitted a proposal for the roof repair and a request for me to be transferred to a different unit. So far, nothing has happened. I am being told that the Regional Manager or somebody isn't responding to the requests. The conditions in this apartment are unacceptable. I do not have the resources to move and the property managers have yet to provide me with a livable space. I am not the only one in the community having these problems. I am aware of several other people being forced to live in moldy, leaky units. I have been to the office several times seeking a resolution and they keep giving me the runaround and asking me to "bear with them." I've been bearing with them for 7 months now and I can no longer tolerate living like this.

I have lived at El Dorado Apartments since the beginning of 2020. We paid our deposit of $649.00.Hayes Gibson took over this property the beginning of 2023 and I have had multiple problems with them ever since. The last straw was when Someone that lived in the complex fired a gun at someone and the bullet hit my car, luckily it wasn't one of my children. We left the end of June, and I sent an email stating we were moving because no one ever was at the office or answered my phone calls. I am waiting on my deposit over a month and a half since we moved and still, I get no response from emailing, calling, or leaving voicemails. I want my deposit back and then want nothing more from them! I also have pictures and videos of when we left, and we left the apartment in better condition than we received it! There has been so much neglect and I have proof of all incidents.

I live at these apartments, weve had several maintenance issues that have never been resolved, we have not been able to contact the company as theyve told us for 3 months now they do not have a working phone. We have been waiting on a main light fixture to be replaced for 8 months now. There is only 1 person in the office one day a week for half a day and she is extremely rude & answered a 10 minute phone call while talking to me. She also identified me to my face as the women with the rude husband and then interrupted me every time i spoke belittling my concerns. The A/C unit in our apartment continually goes out with no resolve and water leaks all over our floor and belongings. Calling the corporate number does nothing, no one ever returns calls or answers the phone. They have entered our unit illegally without notice 2 times. There is also trash cans full of dog ****, maggots and flies in common areas that have not been touched in over a month. We have had to call 311 and news stations just to get someone to answer our calls. We dont know what to do anymore and its insanely frustrating a building is allowed to operate this way.

My boyfriend and I were inquiring about moving to ************* in ***********. We were told that the application and admin fees the the both of us were $200. We asked if they had definite openings, and not just a waitlist and they said yes. We explained our situation having to be out of our apartment in less than a month, weve already applied to/reached out to a couple of different places and we were told we make too much to live in other locations, etc. We explained that the $200 was a bit much just to apply somewhere but by the way ******* in the office reassured us we went ahead and applied. The terminology used was yes but you need to act quick yes we have units and yes we will advocate for you. So with that being said we applied on 6/9/2023. I was told my application would be ran that day. When calling back the following Tuesday I was informed that the application still had not been ran. Upon running the application I was sent an email of denial, they didnt even have the decency to call me. Its absolutely absurd that my money, my time, and my trust has been wasted. I have even tried to drive over and speak to them in person to find nobody working in the office. Several trips out to the office and everything, again wasted. I cannot be the first person to apply with ***** credit. Its one thing to decline someone, its another to give me a runaround making it a sense of urgency, convince me to apply making it sound like you can do something for me, and then decline without decency of a conversation. Sounds like a bunch of con artists in the office and working for your company. At this point I dont even want to live in a community like that however my $200? I want a full refund by 7/1.

My apartment ****************** was recently bought by this company and nothing has gotten better. The pot holes are getting bigger and deeper, the phone number doesnt work, and my air conditioning system hasnt been working for weeks now. They got my apartment confused with another resident and tried to accuse me of having roaches. I have an infant and a toddler and its either really cold or really hot and now both my kids have runny stuffy noses.

I am a former tenant of Northwood Apartments on W 10th Street in ************, **. This property was formerly managed by Hayes Gibson Property Services. Hayes Gibson was the original property manager when I moved in, in June 2021. The property was eventually taken over by another group. When I moved in, in June 2021, I paid a $200 security deposit. I signed a lease (of which I still have a copy) which states that I paid $200 for a security deposit. That same lease agreement indicates that, that money is to be held until move-out in which it will be returned unless there are damages. The lease states that, that security deposit can be used to cover any damage costs. I moved out in January 2023 (I paid the correct amount to move out early with the current property managers). Prior to move-out, I scheduled an inspection so that I could be present. When I arrived for my inspection, the office was closed. I was told by a maintenance worker that they office was closed all day. He accepted my keys and told me that there would be no inspection needed. I then received an email indicating that I owed money for damages. I am okay with being responsible for a broken cabinet door. They requested $75 for this. I asked what my security deposit will cover. They said, we are not responsible for your security deposit. You will have to contact the former property managers (Hayes Gibson). I reached out to them and they initially said I didn't pay a deposit. Then they said, yes I did pay it, but that it was used up as a credit on my account. I responded that, to my knowledge, my deposit is not to be used as a credit to my account but do set aside as my own money, to be returned upon move-out and/or used toward credit to any damage fees. I have not heard anything back. I have not received any money toward my fee or received any money as a refund.

Hayes ****** took over Summit Pointe Apartments during the summer of 2021. I was a tenant at Summit Pointe beginning in *********************************** August of 2022. The air conditioning unit was never fully functional for the entirety of my lease, and became increasingly worse during summer 2022. I repeatedly filed maintenance requests which were blown off or blatantly ignored (a continuation of my treatment by the previous management company). I first notified Hayes ****** of this issue soon after they took over the management back in late summer 2021. My apartment would get up to the low 80s inside while the ** was "running" and was repeatedly told it was "just hot outside" and that "you live on the second floor" as if those are reasonable excuses for air conditioning not to work. I began making weekly complaints which turned into at least weekly visits to the property manager. I was told the unit would be replaced in ***** Mid July I was finally given a portable unit for the bedroom (which helped cool the bedroom itself off but ran up my electricity) and the central unit was not replaced until the beginning of August, two weeks prior to me moving out. My electricity bills doubled over the summer, to which I was given a $150 credit to one month's rent for my overcharge for ***** I requested another credit for July and was told that would not be happening and that since the air conditioning was now fixed, so was my problem (despite the fact that I was vacating the apartment in two weeks). They saw nothing wrong with their response to the issue and on top of that withheld over half of my security deposit without receipt until I requested, a violation of law. $85 for carpet cleaning despite me being told at moveout that they were replacing the carpet, $100 for painting, and $130 for their cleaning service. The $100 for painting and $85 for carpet were written in my original lease, but according to Indiana law, security deposits may not be withheld for that.
