      I hired this property management firm to rent out my house. I paid them $157.50 to collect rents, maintain the property and $15 per month eviction protection plan. For lease renewals $393.75 .In June 2021, I notified them that after the completion of the current tenants lease we would not be renewing and would no longer require their service. We put the home up for sell and the tenant declined to break their lease and move out. At the advice of the property manager they stopped paying rent and the property manager began to try to intimidate me into allowing them to break the lease or I would not receive any more rent. The property manager failed to file for eviction even though I pay for that service. The tenant moved out on October 4,2021 and Adam, the owner refused to facilitate the clean up of the home or submit to me details of the move out inspection, nor provide photos of the damages. I reminded them that we have a contract, instead of billing the tenant he refused to restore

      The real facts are the tenant had to secure a new place to live and when one came up he secured it and broke the lease because you put the home up for sale.  RPM cannot force the tenant to remain in the home and pay rent. RPM was trying to negotiate a settlement on your behalf once the tenant notified us of his move out as a vast majority of the time once tenants break their lease vary rarely do they continue to pay their rent, at no time did we advise the tenant to stop paying rent, with our service if the tenant does not pay we do not get paid so that would make no sense.  Evictions cannot be filed once we are in possession and you want to file a judgement for rent due in the future which you cannot do as I explained several times and as your lawyer explained to you.  RPM by no means refused to facilitate any clean up, you refused to pay for work on your home and your lawyer even explained to you that these are your expenses, that is part of being a landlord.
