Springer Construction was contracted to build an addition onto our home with a crawl space that was completed in February of 23. We discovered black mold growing in the crawl space December 11th, 23 and contacted Springer Construction immediately. We detailed the mold issue, the potential health concerns, and the urgency in which it needed addressed..The black mold growth was caused by many factors including, but not limited to, inadequate and improperly installed vapor barrier, Kraft faced baton insulation, and spotty and nearly non-existence spray foam. ******* code states, vapor barrier should extend up the crawl space walls a minimum of 6 inches and seams should overlap 6 inches and both must be taped or sealed, which none of the above was done. We hired a mold remediation company to inspect the crawl space. Their assessment was as follows: 1) The vapor barrier was improperly installed, unsealed, and inadequate (2 mil instead of the recommended 6 mil). 2) Kraft faced insulation on the underneath of the floor draws and retains moisture, encouraging mold grow and is not recommended in vented crawl spaces. 3) Closed cell spray foam insulation should be a minimum of 1/2 inch thick and needs to meet code requirements for the * rating. When we contacted Mr. ******************** regarding the black mold issue, he said it wasn't his problem and claimed the mold was caused by the crawl space being insulated so well. After viewing the pictures, he agreed to respray the crawl space, covering, not remediating, the black mold and then reinstalling the mold infested insulation. unless we supplied new. ******************** has given several reasons why they haven't been out and as of today, January 23, **** our crawl space issues have not been resolved.

      Customer response

      01/25/2024

I am rejecting this response because: I believe the cost for the mold remediation, to install the proper vapor barrier and to respray the space will cost considerably more than the $1500.00, especially since the crawl space was not dug to the depth of ********************** the minimum code depth of 18.

Perhaps if the vapor barrier and gravel would have been installed before the subfloor was, instead of having to come back and cut holes in the subfloor to gain access, we might not have this issue.

You Mr. ******************** are the one who verbally abused, yelled, and threatened us. You were the one that said we were not allowed to talk or watch your employees as they worked on our house.  I did not have one issue with your employees, the issue was with you and your denigrating attitude.  We can air this here if you would like and discuss the inspection failures, the construction errors, etc.. or we can work to resolve the mold issue at hand and go our separate ways.

As I stated earlier, the professional we talked to deals with mold issues like these on a daily basis and has no reason to mislead us or inform us or exaggerate the poor workmanship that created this mold issue.

We would like to get an estimate before and see what is fair before we agree to a nominal settlement.

We signed a contract with Springer Const. for a home remodeling project. The contract said the work would be done in 8 to 12 weeks. At 12 weeks we were told it would be a few more weeks. We were told via text message which we can produce, that if we wanted out of contract Springer would refund our money. Springer sent a check to us minus $800.00. We complained and ***** said we broke the contract and he didn't have to give us anything. The contract is worded in small print it has to be cancelled in 3 days and if we take him to court we have to pay all legal fees. Our comlaint is he is the one that offered us out of the contract and we had no idea that a penalty was involved.

I have sent your deposit back to you last Friday the 2nd of June. I have reviewed the contract/ emails pertaining to the project that we were supposed to complete by the date on the contract. How ever we were not on schedule to start your project until 2 days after the date that we were to be finished by. This I apologize for. Just like all other companies. Skilled tradesmen are hard to find to work.
I should if had just returned the deposit up front after the point of being late. Sorry for the inconvenience. Thanks *****

We are working next door on a major remodel job. When this was first brought to our attention, that we do not use the neighbors property to access the job, site the homeowner showed our crew, the subcontractors and the business owner where the property line is located. At that time we were not on the neighbors property. We will remind all workers to be mindful of where the property line is located so there is no confusion whos property they are diving on and parking on. There has been other work being done on this road all summer long by the utility company. If there were ruts left in his yard by our company's workers we were never notified at the time.
