I paid Steve *** of Shamrock Home Inspections to inspect a vacant property I bought in July as an investment property. Steve *** marked the electrical in the home "satisfactory". I got it ready to be rented out to find out the electrical is not safe nor up to code and my property manager at Home River Property Management wanted it looked at by a professional before placing a tenant. I have since found a licensed electrician, **** Electric, who walked the home and determined and estimate of $5,575 worth of work needs done to bring the house's electrical up to code and be safe and functional for someone to live there. Steve *** of Shamrock failed to bring up these major concerns by marking the electrical "satisfactory". I would not have bought this home if I would have known this kind of work needed to be done to bring this house up to code and make it safe to live in. He has offered to refund his inspection fee which shows guilt on his part. Repairs by **** Electric have started.Business response

On June 21, 2021 Shamrock Home Inspections performed a home inspection for *** ****** In the report several issues were noted about the electrical to the home which was built in 1940. There was no ground to any of the receptacles and also noted that the electrical panel was not evaluated because the washing machine was blocking access to it and plumbing lines were down at the bottom in front of panel. *** ***** never contacted me about the report to discuss my findings. In September I received a call from *** ***** about the issues with the electrical. He wanted know why this was marked satisfactory in the report. I told him we inspect the home in its current condition and the home has not been updated which then would require newer electrical panel. The issue is that they put the washing machine in front of the panel blocking it and it need to be put where the dryer is which only has room for a stackable. I did not offer *** ***** a refund this was suggested by his realtor because I knew when he told me the he did not sign the inspection agreement that he didn't have to agree with it. I then explained that payment for services was the same as signing. He proceeded to get vulgar and hung up. I tried to contact him with a resolution from a licensed electrician and plumber that was a more cost effective repair that I would have helped with but he did not call back.
