In March of 2022 we discovered a small leak and called the builder for recommendations on fixing it. We thought it was just flashing around the chimney. We hired a roofer to help fix the leak. He discovered the poor sealing of the of joints around the fireplace chimney had allowed water to penetrate the chimney. Since the house was only 5 1/2 years old and the damage was so extensive it was clear to the roofer that this had been occurring since the house was originally built. After re-building the primary chimney we asked him to inspect the second chimney. The results were the same, improper sealing, poor workmanship and inadequate supervision lead to water penetrating the structure and compromising the sheathing and wood frame.Both chimneys had to be extensively rebuilt.Total cost of re-building the chimney came to $19,000. We reached out to Homes by **** but they refused to help with the cost of the repair. Due to the compromised structural integrity of the house, we had to pay for the repairs ourselves.

I am truly sorry to hear about your issue concerning the caulk and painting breaking down around your fireplace chimneys. However, your home was built over 6 years ago and is well beyond the warranty stage. Caulk and painting is a maintenance item and should be maintained by the customer.
