On 1-13-2023 our home received severe water damage. We hired Michaelis Corp to RESTORE our home. Over 2 months later, 2 seperate Michaelis crews, multiple fraudulent charges to our State Farm Ins, and still ith the exception of the carpet NOTHING has been completed. a few Examples: Michaelis charged our Ins. $4540.06 for Plaster over metal lathe with Level 5 finish....but put up drywall at 1/10th the price. Michaelis charged our Ins. $1010.86 for R&R BLOWN insulation 12" depth R30 at ****** sq. ft. but...... applied ROLLED insulation & the attic area where rolled insulation was applied totals 200 sq. ft. (I measured & have pics). Michaelis charged our Ins $367.20 to replace our R&R baseboard 4 1/4" but..... existing baseboard was. Michaelis charged our Ins $1949.26 & $530.13 ************** their Estimate states ****** sq. ft (entire room is only 360 sq. ft more importantly there's a$1203.26 OVERAGE??? Michaelis charged our Ins $1427.26 for Crown molding 3pc.....but put up primed pine 5 1/4" 1 pc (ONE) which is approx $1134.52 OVERAGE??? In addition: within the 2 months I have received 6 SIX different Estimates/Change Orders ranging from $11203.21 to $13139.05 to $16676.43 to $17113.66 to $12972.00 to $12580.48. On May 22 **************** emailed me a TODAY ONLY proposal at $4000. ****** with Michaelis declined Arbitration at our intial sit down meeting as well as stating "the Lein rights were up the next week she would file a Lein against our home....with my explaining to her it was up to 60 days to file a Residential Lein from date of COMPLETION (Michaelis employee, ******* came to our home the week of April 24th to replace a FALLEN vent cover (drywall opening for vent cut 2" to long, nothing for the screws to adhere to).....these are only a few issues I have pics, ************** providing more proof of Michaelis's ********************** you for your patience in reading my rant. On 1/30/2023, Michaelis Corporation entered into a contract with **** and ********************* for water damage repairs to their property. At the time of signing, we did not yet have the insurance company approved Itel material cost allowance amount for the carpet and pad, so Change Order # 1 was signed to include this material cost allowance amount. Our scope of work was approved by insurance, and all pricing was per the estimating software, Xactimate, where prices are dictated by the insurance industry and updated monthly.

Once production began, the customer was unhappy with two of our project managers, so our Production Manager ended up finishing the project. While there were some issues in the beginning, our carpenters and Production Manager finished the scope of work, as well as some additional items like painting the trim in the living room and performing a final clean, free of charge. When all the work was completed, our Production Manager walked through the home to review the finished product. The customer had mentioned one area on the ceiling where there appeared to be a shadow but made mention of no other concerns.

Because of the issues on the job and changes in the original scope of work, we put together a final/revised scope for all items completed. When this revised scope was presented to the customer, there did not appear to be an issue with the items in the scope, just a dispute of the pricing. We did not charge the customer for plaster where drywall was hung, etc. The pricing on the final scope was put together using the same estimating software as the original contract.

At this time, we are only asking to be paid for the work we performed.

      Original Contract = $11,203.21
      Change Order # 1 = $1,935.84
      Agreed Total = $13,139.05
Credits for Work Not performed = ($1,422.95)
Total Scope of work = $11,716.10
      Less Previous Payments ($5,600.00)
      Balance = $6,116.10.

Michaelis is still willing to offer the $4,000 settlement amount for final payment, but as the customer has declined this offer, we would like the next step to meet with an arbitrator. Michaelis employees have already had two meetings at our office trying to seek a resolution. A third party is needed now to help close out this matter. Thank you for your time. We look forward to hearing from someone.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I asked ****** if the $4000 proposal was still an option. ****** said "NO" (witnessed by myself, **********************, ***** A & ***************** Michaelis himself). Now seeing Michaelis's response of being STILL willing to offer $4000 settlement amount.??? On June 2, 2023 I proposed 50/50....Noah & I would pay $2000 in addition to the $5600 already paid to Michaelis.

Noah & I are prepared to pay an additional $2000 add $5600....totaling $7600. ( only area completed in our home is our $7600 beautiful carpet). If this proposal can't be accepted we will have Representation going forward with Arbitration.

Thank you & we look forward to hearing from you & hopefully putting Michaelis corp behind us.

We can't act on any Estimates we've received (correcting all Michaelis's mistakes/workmanship) until this matter is resolved.

      Regards,

      *********************

I hired Michaelis on August 2019 to repair a sunroom that had wall and ceiling damage from a roof leak. They replaced an inside wall, paneling had popped away, with drywall. They also cut out part of the ceiling that had a long crack in it. The repair looked great. After awhile I saw a crack forming in the ceiling at the same place it was before. I just attributed it to settling. I hesitated to call them because we didn't end on the best note from some things that happened during a bathroom remodel. All my concerns were met with defensiveness and blame. I think then the current project manager was on his way out. So, a few weeks ago I noticed that the drywall above the sliding glass door was becoming damaged. In 2019 I wanted to know where the leak was coming from. Their roofing guy said there was a siding hole over to the side and did something I'm not sure. The damage appeared to be coming in from over the top of the sunroom at the shingles edge., not the side. Since then 2 different people have been able to spot, standing out in my yard, where the damage is occurring. Shingles close to the edge and a hole. I just had a roofing company inspect, quoted me ******* just to replace the one slope of the sunroom roof, not both. My insurance company won't cover this because of this being a previous issue. I reached out to Michaelis last week via email and told them that their previous work was failing. No response. I will have to pay to replace the roof, and possibly the inside which I shouldn't have to. It's less than 3 years old. Michaelis is a fire and damage restoration company but yet could not figure out where the leak was coming from.i would like something done, repair work, money for repair work. Money to fix the roof where leak was originally coming from. It's odd to me that others could spot the issue from looking at it from the yard but they could not.

      *****,

First, appreciate reaching out and communicating your frustration. Either **** or myself will contact you before noon on Wednesday 5/18 to schedule a visit.

Second, my understanding is that there were issues 3 years ago with the insurance coverage portion of the roof in comparison to home owner maintenance portions of the roof. We can establish those upon our visit and inspection with the previous contract and claim.

      Regards,

      *********************, Michaelis

I signed a contract With Michaelis Corp for repair of a roof leak with mold remediation on Feb 7th 2022 for $14,465.69. My check for the 50% deposit was cashed on Feb 15th 2022. The first problem arose when the site was not secured properly after I called to let the project manager know that interior damage was escalating during the wait for the roof repair. I ended up hiring ELC Home repair on 3/23 to secure the area against further interior damage. I paid ELC ****** for plywood and labor to stop further interior damage. A new rubber roof membrane was installed on 3/28. I am concerned about the install of the rubber membrane. I have requested that Michaelis Corp provide me with a signed and dated warranty for the rubber membrane. I have not received the paperwork to date. I would also like to receive signed and dated paperwork from Michaelis Corp that states that my membrane install was done by roofers trained and certified in rubber membrane install so I know the install meets the standard required by the rubber membrane manufacturer to have a valid warranty from them. There are issues to clarify surrounding the mold remediation. I am trying to find out what kind of post treatment certification I get on job completion. I have tried to resolve issues with the project manager, the estimator for the job, and a sales manager. I called the company owner since the work to date seems out of character from the Michaelis reputation. On my own I have not been able to resolve the issues. I have not had my phone calls returned and would appreciate any help you can give me to address my issues.
