I would NOT recommend this company to anyone. My climate controlled storage unit was recently ransacked, tubs turned over and empty, boxes unpacked, and I had over $3,000 worth of household items missing. After filing a police report, contacting my unit management, and completing the lengthy claims process, Xercor denied my claim. Without defining forced entry, or ever laying eyes on my unit, they stated I could not receive coverage because they claim there was no forced entry. To say Im disappointed is an understatement. Anyone considering using this company should note you will be paying money but still be uninsured in most cases.Xercor Insurance Services, LLC

We thank you for your feedback regarding the claim. The coverage that was purchased through the storage facility only covers burglary when your unit or space is securely locked at the time of the forcible entry and visible signs of forcible entry are evident. The absence of a lock does not constitute forcible entry. Please see the below from the certificate of insurance:a. BURGLARY: We will pay 100% (one hundred percent) of the amount of insurance for loss of or damage to Covered Property caused by burglary or holdup. However, this coverage applies only when such self-storage unit or space is securely locked at the time of the forcible entry and visible signs of forcible entry must be evident. The absence of a lock will not constitute forcible entry. You must provide a report from law enforcement as verification of such burglary.Per the claim packet you provided regarding the details of the loss, you answered No the question of Are there visible marks of forcible entry into the unit?. Additionally, the facility confirmed that there were no visible marks of forced entry into your unit.Xercor is bound by the terms, conditions, and limits of the certificate of insurance that is in place. After review of all information and documentation provided, proof of forced entry into the storage unit was not provided. Therefore, the claim was appropriately denied.Review fromRazz E

Xercor Insurance Services agent was very polite and very prompt in the turnaround time. Although my claim for $37 was denied. The consumer should read the fine print All Xercor Policies note the Monthly Cost of Insurance Rates for each policy year will be based on coverage options available. While I cannot recall if Policies say that the rates can be adjusted for projected changes in rent increase of the storage facility owners.Xercor does disclose cost but not list the factors for possible denials nor can I recall if All Xercor indicates in the policy or brochure if a claim has to start and max out at a certain amount. compute the Monthly Cost of Insurance Rates under the Policies. Second, while the Policies permit a separate Monthly Charge cost for example an extra $14 per month All Xercor, may not sure compute the Cost of Insurance Rates that are in excess of the Monthly Expense Charge permitted by the Policies . Does the denial of a amount under $40 seem unfair yes .but did Xercor breached the covenant of good faith and fair dealing and converted monies belonging to policy owners by engaging in the aforementioned alleged conduct of denials . Not sure but should a class action be considered. Maybe .Good Luck and Read the fine print.Xercor Insurance Services, LLC

Thank you for contacting us so that we may address this issue. The Xercor coverage has a $100 deductible. The $100 deductible was disclosed to you via the enrollment form you signed to enroll in the coverage as well as the certificate of insurance that was provided to you at time of lease of the storage unit. You submitted a claim for damaged property for which Xercor determined that coverage was available. However, the value of the damaged property was valued below $100. Since the value of the damaged property was below the $100 deductible, no payment could be made to you. Based on this, your claim was appropriately settled.Review fromAdam D

5 starsUnlike others on here, I had a very smooth experience with Xercor. Maybe it was just my agent ***** (who was a pleasure), but my claim was settled very quickly on their end. I didn't get the full value of my damages as they exceeded the policy limit, but I got the full amount of that limit, so that's the best one can hope for and I'm very satisfied with the experience. I wouldn't discount other renter's experiences, but I definitely wasn't treated at all rudely, so maybe I just got lucky with *****.Review fromMelissa H

I recently had to file a claim with them and I couldnt believe how rude, unprofessional and disrespectful they were. From my first initial contact to the last one they were horrible. I was treated like dirt, they wouldnt let me say anything and I knew from the first day we spoke they would find anything to deny my case. And they love to hang up on you. I had over $2,500 worth of damage from vermin and they found the tiniest little thing to deny me. I used life storage in Oxford ** and I paid for the large climate control space. The unit I had at life storage was the problem, there were holes on the outside siding, the floor was covered in urine and f**** I had priceless items from a deceased friend who made things for my twins. Please dont pay money for insurance from this company, they use Xercor. The manager at life storage was a little helpful, but guided me in the wrong direction a few times. Also I paid over $230 a month for a large, climate controlled unit, plus an extra $16 for insurance (if you can call it that) and they made a lot of money off me. Shame on both companies. You submitted a claim for vermin damage; however, on your Loss Form you listed spices and herbs that were damaged while being stored in your unit. Storing food or perishable goods in your storage unit is a violation of your rental agreement as it is an attractant for vermin. Your insurance coverage does not provide coverage for activity that is in violation of the rental agreement; therefore you claim was appropriately denied for coverage.Review fromDeborah E

1 starMy unit at *************************** was broken into recently and the thieves were kind enough to not cut my locks. I followed proper protocol and filed a police report and alerted the person at the storage unit. The police were able to see my unit was ransacked and some brand new designer handbags were stolen as the empty boxes were left in the unit. Xercor has been less than helpful in this. I was required to purchase insurance, which I did, and now I am being told the claim is denied as there is no proof of forced entry. We aren't sure but we think the person climbed over the wall and entered from the top, how is this not forced entry, I haven't a clue. Without putting barbed wire, an alarm, a smoke bomb and a hanging rope basket to trap the individual, I am unaware of anything else we could have done to prevent this person from unauthorized access to our unit. As if picking a lock might have been the way in, but we do not know. Either way, my items, which I paid to be insured are gone (a requirement of my renting the unit). This company is a definite ripoff. Because the lock wasn't cut or the wall blown in, they will not cover theft of items. Specifically, theft is not covered unless forcible entry; however, they do not define what that means, so to me unauthorized access whether they tore down the door or cut the lock or crawled over a 10 foot wall is to me accessing my space forcefully. If you are looking for insurance, please look elsewhere. Don't trust life storage/storage center or Xecor.Review fromKelley K

Thank you for contacting Xercor so that we may address this issue. Per your telephone conversation with your claims adjuster, you confirmed that the shoes were not damaged, just the boxes. Since the shoes did not sustain damage, there would be no converge available for the shoes under the certificate. However, you did indicate that you wanted to move forward with claimed dress. In order for Xercor to determine if there is coverage for the dress, clear photos are needed demonstrating the damage. My unit was burglarized from the inside. The side panel was removed from the unit next door and the wall is visibly damaged and flimsy. Photos do not adequately show the damage. I have taken videos but they claim they cannot view them. I've shared with ****** Drive and sent links as well as links from Dropbox. ******** claims he cannot view although I've used ****** Drive to share before and am familiar with how it works. At this point I'm going to seek legal action because they are clearly giving me the run around. The manager at the facility is rude and completely useless. The insurance is REQUIRED but then doesn't want to pay when drug addicts steal all my stuff. Absolutely ridiculous.Xercor Insurance Services, LLC

Xercor is bound by the terms, conditions, and limits of the certificate of insurance that is in place. Awful company to work with. They will not pay out on clearly defined policies related to vermin infestation of a storage unit that required me to junk all of my existing furniture. Pictures made it evident that there was mice infestation throughout the unit. As my son has health issues, I was not going to bring this furniture back into my home and had to junk it all. The maximum payout was only $400 which is a drop in the bucket in terms of the $15,000 I paid for the storage unit over the years plus what I paid for what I now know is a fraudulent insurance corp. While you did provide photos showing vermin droppings in the storage unit, the photos submitted do not show direct physical damage the claimed items. Without proof of damage to the claimed items, the claim is not eligible for payment under the $500 submit limit. I followed proper protocol and filed a police report and called the supervisor to report the incident. The police were able to see my unit was ransacked and a large amount of my items were missing. I hadnt been to my unit in a while and could not provide an exact date the incident occurred (wouldnt it be suspicious if I could?) Xercor has been less than helpful in this. I was required to purchase insurance, which I did, and now I am being told the claim is denied as there is no proof of forced entry. As if picking a lock isnt a possibility. Either way, my items, which I paid to be insured are gone (a requirement of my renting the unit). This company is a complete ripoff. When I asked to speak with a supervisor I was advised I was already speaking with one. So I asked to speak with the supervisors superior and was advised that there was no one. Apparently the gentleman owns and runs the company. Again, this company is a scam and treats their paying customers as if they are the thieves themselves. If you are looking for insurance, please look elsewhere.
