If I could leave negative stars I would. If this company is assigned to do your appraisal RUN! He appraised our home and it was laughably low. He refused to use comps that were next door, across the street (exact same floor plan) and other homes in the same subdivision that had sold in the last 6 months. Instead he used comps from 2 years ago that were in different locations further away, some didn’t have basements (ours does) and houses that are significantly older than ours. We got another appraisal 4 weeks later and our appraisal came back $72,000 more than the appraisal from 12 counties. We had tried to get 12 counties to use other comps but he refused using made up excuses like the distance was too far (wouldn’t use one across the street that sold 4 months ago and was the same floor plan but used one miles away that was 10 years older and sold in 2019), said one was completely renovated (it hadn’t been but OURS HAD BEEN), he refused to give us any credit for any updates to our home including but not limited to all new flooring, renovated bathrooms, new deck, etc. it was like he came in with a number in his head and used what he could to get the number there. In addition to what I consider a fraudulent appraisal he also went on a rant about the housing market and how it’s going to crash. He was highly unprofessional and either not properly trained or purposely undervalues peoples home for enjoyment. Either way-don’t use him and if you do and get a low appraisal get another one so you can have an accurate appraisal of your home. I’ll be looking into ways to report him to the attorney general in Indiana as he is doing an enormous disservice to his community and the Appraiser profession.
