      On January 14, 2022, we paid ***** from Ready Move Homes $500 as a deposit on one of their manufactured homes. Then on or around April 19, 2022, we paid him $23,500 for a grand total of $24,000. The home was being lived in by the previous seller at the showing, and we didn't smell anything odd although we did note that there had been fragrant candles or wax warmers burning/on at the time of the showing. At the time that we paid the $23,500, we asked for the keys to the home and ***** refused to give us the keys. Therefore, we could not enter the home or see it's condition until after it had been moved. Upon finally receiving the keys after paying $5,200 total to have it moved and tied down, we smelled something terrible. We tore the house apart trying to find and remedy the odors, then finally found rotten, moldy wood and moldy insulation in and under the sub-floor. There was also moldy insulation behind the walls, which had to be torn out. The black mold is obviously a health hazard, and we had to halt all further work on the home. The home was meant to be our primary residence, which the dealer ***** had full knowledge of, but is worthless. We were displaced and homeless for 3.5 months and had to pay thousands to live in a hotel. To remedy the offenses, we want a full refund of the $24,000 plus the final lot rental amount of $968 (since we paid for the home but weren't allowed to enter it), $5,200 for the transport and tie-down, and $2,387 for our hotel bill. We also want this business to dispose of the manufactured home and remove it from our land. These amounts do not include additional payments owed for our emotional trauma and health injuries from stress; I'm not sure how these people sleep at night.

      To begin, on our sales agreement, at the top of the 1st column under the home description & particulars is the disclaimer:                                                     <><>ALL HOMES SOLD "AS IS" <><>

      There were no fragrant candles or  wax warmers burning at any time. Not when I originally purchased it, nor when the Courts viewed it the 1st time. 

      There was a 2nd visit not mentioned in the complaint. No fragrant candles or wax warmers were burning when the Court's brought down their piano to store in the home sometime in late March. (sorry, I do not have the exact date) The Courts & friends went through the home & did not mention anything about odors or anything smelling odd then. At this time, the home was completely empty of the previous possessions

      The lady, who I acquired the home from, misplaced her keys during the move out. That was my reason for keeping the only set of keys at the time. I live 7 miles from the park where the home was sitting. Draining water line & prepping the home for transport were the reasons for me keeping the keys. 

      I always tell clients if I can be of assistance, please let me know. The Courts needed people to prep the site for the home, deliver & install. I gave them contact info on a general contractor near *********** ** & transporters to move their home. Their property was not zoned for a mobile home when the permit was applied for by the contractor. Getting the property rezoned, then re-scheduling the contractor & transporter was the reason for the $968 charges for the lot where the home was sitting during the delay.  

      Again, I tell my clients if anything comes up, please let me know. There isn't much in this business I haven't experienced & can help you thru things that come up. I did not hear anything for 2 months. 

      Then in mid September I heard from **** that the home has a mold issue. Then I find out that they have ripped the home apart before finding the mold under & behind the tub in the master bath. Had **** contacted me when the issue was detected, I would have recommended renting an Ozone Generator to see if that addressed the issue. Since that option was gone, I drove up to ************* to inspect the trailer. It was a disaster, the texture had been removed from the ceiling in the kitchen & living rooms. The master bedroom/ baths walls & fixtures were gutted. Laying outside in a big pile of drywall & insulation were the shower, tub, toilet & bath lav. 

      Additionally, when the home was in place, the Courts went through it while  the one contractor was there & never mentioned any odors. That was the same contractor that lost tools at the site & had Mr ***** try to renegotiate the price after the work was completed.

      Our response could go into more details,however I believe this covers the all the areas discussed

      I am rejecting this response because: Upon seeing and smelling the house the second time, we absolutely did mention an odor that we thought was cat urine. We therefore thought that it could be remedied by replacing the carpets. We were not aware that we were being sold something unlivable due to hazardous black mold. We were in the process of doing what we thought would be a small amount of work on the home when we found the mold and water damage-- we had expected to only remove batting strips, mud the cracks, paint and replace the flooring-- the ONLY reason we had to "tear the home apart" so extensively was because of the moldy walls, sub-floors and insulation. Everything in the trash pile mentioned (drywall, insulation, etc.) was moldy from interior water leaks and for safety reasons, had to be removed from the home and discarded. Additionally, it was never mentioned to us that the contractor lost tools; we were only aware that someone in the area had stolen some of the wood which we paid the contractor for. We also never "tried to renegotiate the price" after the work was done, we simply asked for a military discount. ***** told us 5 months ago that he would reimburse us $1,000 or more because of the issues we had found, and we are still waiting for him to fulfill that promise. The home in it's true condition is worth drastically less than what we paid for it and this business has caused a devastating financial loss for our family. In other words, our hard-earned money was stolen from us. The minimum amount that should be returned to us is $7,000 which is the difference between the true value of the house and the amount that we paid for the house (worth $17,000 and that is a generous estimate; we paid $24,000). However at the very least, why not honor your word and reimburse what you promised?
