KDR Group runs an apartment complex called ******* ***** **********; our lease was up in June, and we decided to move out after spending 8 years at that location. The local manager has been very communicative and responsive to us, and we did our due diligence to ensure the place we leased was in proper condition - including doing a final walkthrough with the manager. After the walkthrough, we reached an agreement that left nothing owed by either party, and considered that matter closed with documentation. Approximately a week afterward, we received an invoice stating we owed $780.00, which violated that agreement with the local manager. We immediately contacted them and found that KDR Group - specifically Financial Analyst ********* ***** - had erroneously sent us this invoice, and they would be fixing the issue. Again, we considered the matter closed. Two months later, ********* ***** with KDR Group is threatening us with collections for not paying the erroneous invoice, despite ample documentation; further, they haven't consulted their local manager, despite the local manager reaching out to them to address this error. At this point it seems that KDR Group is, despite their local manager and documentation contradicting their claims, determined to extort us through a fraudulent invoice. KDR Group needs to actively engage with their local manager and resolve this internal communication issue; we will be notifying the Attorney General and consulting with our attorney as this is not being resolved.Business response

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory enough. An apology and explanation in addition to the resolution would've been more professional and appropriate, but given the blatant neglect of their employees and tenants, it's reasonable to expect such a tepid and mediocre response.

Apartment complex. Moving out they charged me for not giving a proper 60 day notice. I paid and have confirmation via email and their pay portal on 07/03 money came out 07/05. They refused my payment for no reason or explanation. I fought with my bank to figure out what is going on they told me the payment had been posted. I reached out to the apartment complex multiple times with no answers. I paid the same way I had been for the last five years while living at that address with no issues. Up until today the portal has been saying the fee was paid and posted. They are now trying to charge me additional fees because they rejected the payment. The email I received is dated 07/03 but I just received it today. I want all fees removed and I want to move on with no penalties regarding my renters history or ability to rent in the future.Business response

The payments given by the tenant as ACH payments online had bounced. We do not do anything the system handles this.

Hi my connection neighbor caught the back of my unit on fire back in march on the 13th. The fire caused a good amount of damages. I have had no ac for an almost 5 months now I was informed by the property manager in march that this would be taken care of as soon as possible. They fixed the siding on my unit but not my ac and I’ve put in multiple work orders. I’ve asked many times if they lady in the office could set up a meeting for me to communicate my issues and she told me that it’s not possible and they are way to busy to come and speak to me.Business response

My apartment was recently condemned at no fault of my own, leaving my family homeless. I was told multiple times by KDR Realty (********** ***** **********) that I would be receiving a refund of my July rent since the apartment was condemned on July 2nd by city code enforcement. I received a form from KDR realty via email outlining the amount of a refund I would receive (1725$). I have repeatedly reached out to ask how I will be receiving my refund and I have since been completely ignored and cut off from all communications. I was promised by the governor's Court leasing office that I would receive the refund of the rent I paid on July 16th when I returned my keys. That was a lie. That money was supposed to pay for my new apartment since I have been displaced at no fault of my own with such short notice. As a result of being ignored and having the refund kept from me, my kids and I are now homeless. KDR realty has purposely destroyed the life of a 2 year old and a 6 year old girl as well as my own. I am simply asking for the refund to be provided to me as promised. I have no address anymore at no fault of my own.Business response

Gave notice to vacate 60 days ago and this company has repeatedly claimed they were going to email needed verification for me to move to my new place. It is preventing me from moving forward to get off of this property. KDR has no respect for the tenants AT ALL. They lie and very rarely do any necessary repairs. I just want out and they are purposely holding up the process. Please help !!!Business response

This was the worst property/management I have ever experienced. They are extremely neglectful. They don’t respond to maintenance requests & when they finally do it’s 6+months later. They are impossible to contact. They have a text phone # that they almost never answer to. Different phone # to call & never answer. No office on property. Our lease ended 3/31/24. We were told to have keys turned in by 4//1/24. We didn’t know where to turn in keys to since there isn’t an office. So we waited until we got an answer. I asked earlier in March and never got a response. On 4/1 mid day they gave us an address to drop off our keys. We then got charged prorate rent for April 1st because we “were still occupying the home” we weren’t… we couldn’t turn in our keys since we never got an answer where to leave them: we noticed on our resident portal app on 3/27/24 that there was an April charge for rent. I emailed them and got confirmation we DID NOT owe anything. As of today our keys are turned in and we got a summary of our move our move out charges and they are withholding some of our security deposit for probate April rent. I have numerous times texted, emailed, called to talk to someone about this and no one responds. We lived there for 2 full years and they increased the rent each year by at least $100. Depending on how soon you renewed more you saved. They charged too high of rent for how bad the property is kept up. We had multiple maintenance requests that we put in numerous requests for and they never got completed. All of a sudden we move out and are getting charged for them. I feel so much disappointment and stress dealing with such unprofessional management.Business response

I am rejecting this response because:
I have a hard time believing that the “system automatically adds those charges” when I was given this initial response shown in thr attachment I am sharing and had to demand to speak to corporate otherwise I would proceed seeking legal action. I had to advocate for my family to have this prorate charge removed. I wanted to make this complaint public so other tenants don’t get taken advantage of by the schemes this property company is doing. While I did get our prorate charges removed , it took MULTIPLE attempts.

Good Morning, My name is ****** ******* and my mother ***** ******* lives at one of your properties in Kansas City, KS (Brougham Estates II). She called me last night frantic and exhausted because of the lack of care from your property management. After a recent leak that was fixed in the neighboring apartment, a significant hole has emerged in her bathroom ceiling. Additionally, she is experiencing issues with the electricity in her unit. Both bedrooms are currently without power, and there is also no electricity in the dining room. However, the rest of the rooms seem to be unaffected. I understand that maintenance concerns may arise, and I appreciate your prompt attention to these matters. She’s informed me that she attempts to communicate with management with no real resolve with these matters. I need to hear back from someone as soon as possible regarding these immediate concerns OR I will be seeking legal counsel on behalf of my mother. This is unacceptable completely. I am rejecting this response because:There is STILL a huge hole in the ceiling of the bathroom. After replacing the garbage disposal, it still doesn’t work. After requesting maintenance to come back he did not.

The electrical is also working at the time of the maintenance tech visited the unit.

I have not had water since Friday. No one will answer the phone. I’ve googled multiple ways to get a hold of this company and the answer is none of the phone numbers are connected. I’m wondering if this is even a legitimate business at this point or if I’m just spending money into thin air at this point, I will be taking criminal action because I have not had water since Friday with no communication from anyone.Business response

I am sorry you did not receive the multiple texts and emails that have went out to tenants with updates. I will look into this and make sure we have the proper contact information. Our maintenance team has been working daily to get this resolved. We are working tirelessly to expedite the acquisition of parts and complete the repairs. KDR has offered 50% off the water bill for this inconvenience.

Aspen Place apartments have been diligently fixing water lines and broken pipes. This is a problem that was inherited with the property. As of now we are half way through the replacement of water lines. Unfortunately we can not for see when a problem like this will arise.

If I could give this company a zero star rating I would. KDR realty LLC is a joke!!! I worked for them for 8 months and my last two months I moved on property. Which means if I was terminated, I had seven days to vacate my unit. So not only do I lose my job but my housing as well. A lot of the staff live on property so the company loves to take advantage and harass the staff by blackmailing them to do whatever they tell them to do and if they don’t they threaten them with losing their job and housing. This company is ran by people that live in India and also discriminate and take advantage of Americans giving the Indian employees special privileges and threatening their hard working Americans workers and tenants like there no better then rubbish. Greedy money hungry slumlords. Doing multiple unlicensed work with out permits or inspections which is putting their tenants in danger. most of their units should be condemned indefinitely. Tenants with out heat in the winter and ac in the summer. Worst company I’ve ever worked for absolutely zero management experience. DO NOT RENT OR WORK FOR THIS COMPANY!!!!Initial Complaint

We moved into a townhouse owned by KDR in 2017. They DID NOT restore the place before moving in, so the house was AS IS from the previous tenants- Damage was done to the property and they said it was ok, that we would not be penalized for the damage done before we moved in. We moved out at the end of August of 2023, so we were trying to get the deposit back. NO ANSWER from ANYBODY in KDR even though we tried reaching out numerous times. We got a threatening text message on 11/14 saying they have been texting us (which was a BLATANT LIE) and now the “final bill” for $900 was going into collections . I called and the leasing office lady told me she would get in touch with the higher ups to discuss this matter and not to worry - they would be reaching out “ASAP”. Today I got an email from the collections agency for the amount of $900 when KDR did not reach out as they said they would.Business response

I am sorry this happened to you at move in. KDR did not take over as Management company until 2021. If you moved in back in 2017 this would have been another company making those promises to you. KDR has nothing in our records to prove this statement was made. Would you have something in writing?
