The appraiser was rude, he valued our house way bellow smaller homes without garages, or other amenities that ours had. He marked our one acre brick home as agricultural instead of residential and refused to amend it, which would not allow us to continue with our loan application. Really wish I could rate this company as less than a one star!

Appraiser performed a drive by appraisal of my home. Compared it to homes that were not even similar to mine. When asked for reconsideration they denied ** all the homes I listed werent within a 12 month timeframe of selling. There are zero homes just like mine in the area Would not recommend ever!!!!!!

The appraiser was very professional, warm and friendly at the same time. She went about her task with no disturbance to the normal activities going on in the home at the time. She was very respectful of the occupants in the home, removed her shoes as soon as she entered the home, even though she didn't have to. From reading the report 2 days later, rather prompt, I'd say, she was thorough and addressed every aspect of the house.Thank you very much, *******************************************,***********************.

I had my home appraised in November of 2021. Older man that came was very nice and professional, but that is the only good thing I can say about that company. Paid $615 for him to say my house was 100sq ft less than it is. He also appraised $30K less than it had appraised in March of 2019. Didn't do the refinance because of that. He used comps from different counties, that weren't even close to where I live. I live next to a large Tourist lake and houses surrounding mine sold for much more than he appraised. I went to refinance again recently and they sent this same company info. I will not use them to appraise again.

This guy *** from AAA Scrutinized Realty Advisors did the appraisal for my house, I hate to even give them 1 star. That man has the nerves to say his opinion of the value of my home is $326,000 when my home value way more than that. He appraised my home for way less than what it could have got for. It's sad that they have the final word on what belongs to us. So many people have been screwed due to this company. I highly do not recommend anyone to do business with them. I keep calling him and left so many voicemails for him to call me back no response. Please do not do business with that company if your lender **************** sends them to appraise your home. ***, *** does not like ugly, I am hoping he continues to protect everything you are doing, but you need to stop doing bad things to people you don't even know the sacrifice they did to have their home.

I hate to even give them 1 star. The woman that was sent to my home was rude and didn't want to be here. She appraised my home for almost $100k less then what it could go for. Even my mortgage company said it looks like she pulled the lowest comps without taking into account the comps my realtor pulled. She said I didn't have a fireplace, gas, etc. I have them ALL. Said no improvements were made in the past 15yrs which we added on a ****sq ft deck, pool, painted, made our kitchen a open concept, laid all new flooring, brand new water heater, etc. ************ needs to get new appeaisers. It's sad that they have the final word as well. So many people have been screwed due to this company. I highly do not recommend!

Similar to the responses below. I don't even know why an appraisal is required when all they do is measure the Gross Living Area of a couple of "comparable" houses, take what houses have sold in the past **** months and attach that value to your house. The appraiser was very nice and cordial however was VERY inaccurate in the appraised value. If we wouldn't have pointed out our shed it would have been missed (although it seems extra's don't matter). Round 1 of the appraisal was missing and had inaccurate information. For example, listed the wrong county I live in, gave incorrect measurements on the deck and porch, stated our foundation was block (its poured), didn't check the box on some appliances, missing fireplace, etc. 2nd round came back with some corrected items however stated our built in gas fireplace is chattel property and would not change. I emailed directly - the appraiser stated to ask MrCooper for an ROV.Contacted MrCooper about an ROV and they said go find a realtor to find 3 comps similar to my house that have been sold in the last **** months. They would send that information back to the original appraiser for review. Really??Needless to say, a house similar to mine on the original appraisal sheet however was not used would put the value of my house 30K more. I've checked a dozen other sites for value and they all come back with my house value at ******K more. Heck, even if the appraiser looked up what I am paying in taxes for 2022 the value is higher vs what it was appraised at. Not to mention I paid $635 for a document that is still inaccurate.

How does this company have an A+ rating with 1 star. They are incompetent at there work. Most recent appraisal from them came in at nearly $100k below market because no homes in the subdivision had sold in the last 6 months. Instead of looking at the neighboring subdivision which have sales $100-200K higher they used sales from 1 year ago. The market has significantly changed in a year which shows in the more recent sales but they are capable of doing there job.

This company appraised my newly built home $30k lower than the same house down the street and lower than the appraisal Id received the previous year. We were a victim of systemic racism at its best and MrCooper, our lender refused to refund us or redo our appraisal. If youre African American, dont allow your lender to use them.

They are after your money. They think they are inspectors doing an inspection please stick to your job. They told the mortgage company that I should fix a few things because I complained about the appraisal value. Once fixed a second appraisal was scheduled with all suggested issues fixed and they still didnt improve the value of the property. So i dished out more money on 2 appraisal visits material and labor just for them not to increase the value of the property. This company is a scam and are after your money dont let a mortgage company refer them look at reviews first also. That was my mistake.
