Steve Prohaska completed construction of my new home in the exclusive ***** ******** **** ****** **** community in spring of 2021. During the final inspection several defaults were identified. Some structural and some cosmetic. Due to time constraints I chose to close escrow then work with Mr. Prohaska to make good on the repairs within the standard one year home warranty. For six plus months I communicated with Mr. Prohaska via telephone, text messages and emails. In that time frame he sent one of his workers four times in an attempt to repair the fireplace insert, falling stones off front of the the house and failing GFI’s. Every attempt to fix these issues failed. I continued to reach out to Mr. Prohaskas for months. After he refused to return my calls I was forced to call in a fireplace company, plumber, electricians, roofer, insulation company, masonry company, and a general contractor. Some of the following repairs that should have been covered under warranty I was forced to pay out of pocket to have rectified, (see attached receipts), many that never should have passed inspection. Plumber; install missing water regulator. Re-plumb incorrectly installed water heater. Fix in-properly installed sub pump. Add sub pump back up battery. Electrician; rewire improperly installed GFI’s on rear deck and front porch. Install missing gfi in laundry room. Add a designated receptacle in basement sub pump. Masonry; reattach falling stones on front of house. Fireplace company; rewire & and repair improperly installed fireplace insert. Insulation company; re-blow under insulated attic and add sealant foam to living areas 14’ peak, 41’ long decorative beam. Roofer; re-install several falling roof tiles that had not been nailed down. Contractor & gate company; secure loose handrails leading to basement & rear deck stairs identified by the final inspector.
