      Additional charge for information that CondoCerts directed us to pay for, which we did, only to be told the information would not be provided. We want a refund for the additional payment of $393.46 that was made but the information was never delivered.

      Good evening! I'm the President of the Board of Directors for my HOA. I called CondoCerts on January 12, 2024 because I'm assisting my homeowner and her lender with refinancing her home. CondoCerts has provided about 6 years of service to my HOA handling resale or refinance transactions. I initially spoke with ******** of Customer Support about the last home that sold about 8 months ago. She verified in the CondoCerts system the last home sold. When I spoke with ****** I mentioned continuing the business relationship because they already have the history and files on my HOA. I went over with him the last home sold which he verified. I also pointed out inaccurate/false information that the former property manager (***** ***************** *********** ************** ***) provided for that particular business transaction. I told him that I need to correct the errors made by the former property manager and provide updated information. He said that he will help me resolve these errors and correct the previous HOA files. On January 18th (six days later), ***** informed me that there is difficulty in finding my HOA's legal entity in the Maryland Business Entity Search. I replied to ***** that I do not understand why there is difficulty finding my HOA considering that you all (***** and ********) found the last resale package that we discussed six days ago. I also asked ***** how the former property manager was able to process more than 10 resale/refinance packages (to include the most recent 2023 resale package) through their system if they cannot find my HOA in the Maryland Business Entity Search. ***** did not respond. I also asked for a receipt of the $325 paid to the former property manager (for my HOA/deposit into my HOA's bank). ***** did not provide me with the receipt.

      I am a Realtor in Annapolis, MD. I listed a condo in Annapolis and received an offer. I asked my client, who is handling his mom's estate if he could order the resale/condodocs, to provide to the buyer. Time is of the essence on this as a buyer can use condodocs to get out of a contract. My client ordered the docs and I forwarded them to the buyers agent, over 600 pages. The agent called to say a couple of items were missing. I got the name of the condodoc company and called. They told me my client ordered the wrong items. I asked if his $250.00 could be applied to what is actually required. She said "No." So I paid another $300.00 to get what she said we needed. I then sent the summary to the buyer's agent so she'd know I'm working on it as quickly as possible. She called me within minutes to say, those form are exactly what she already received from me but 2 items were missing. I called Condocerts back an asked if that was the case, what we already sent the buyer is the same thing I just paid another $300.00 for. The person said well yes, except the disclosure document isn't included. So, I believe I basically said, so you guys just charged me another $300, for what we already sent the buyer's agent, except one form. She then says well those governing documents have no monetary value. Well then why was my client charged $250 for those docs. It is a complete scam and I want to make sure no other seller or agent gets scammed by these folks. Please tell me how to proceed with this. I've called the Maryland Assoc of Realtors, they referred me to the State's Attorney's office and they referred me to consumer protection division of the Attorney General's office, and finally they referred me to you. Any help would be greatly appreciated.

      We have received your letter regarding complaint ID# ********. We are showing in our
      system that the cardholder, ****** ********** client, was refunded $265.00 for the price
      of the Governing Documents Package. This order was originally placed on 02/24/2023,
      and the refund posted on 03/09/2023.
      CondoCerts provides a web-based platform for HOA and condominium management
      companies to facilitate resale and refinance document purchases. Refunds and payment
      transfers for orders placed through CondoCerts are subject to approval by these
      management group(s), and approval must be received by CondoCerts before any refunds
      are processed. Approval for this refund was received via email on 03/08/2023 at 02:08
      p.m., and our customer support department initiated a refund to the original card at that
      time.
      We do apologize for any confusion or inconvenience. If you have any additional
      questions, or if we can be of further assistance, please do not hesitate to contact us.
