I spoke to Matt ******, owner of *********, about repairing rotted floor joists in my bathroom. He said that he had a long wait list and referred me to Ernie Hughes, Onsite Services owner, saying that he’d probably sub the job to Mr. Hughes anyway. Mr. Hughes bid the job at $1,500. His team installed bottle jacks and a 4x6 under a small section at the center of the house, which I have been told was adequate. Mr. Hughes had agreed to sister the rotted floor joists using treated lumber as I requested. They did not use treated lumber. They cut the sister boards about 2 feet shy of a support beam. Because the floors were not repaired correctly and supported properly, they were not structurally sound. The joists bowed when I bounced on them. His team did not install cross supports, so the joists also moved horizontally as well as bowed downward. I was told by two other professionals who inspected Mr. Hughes’ work that within a couple of years, their joist repair would fail. I was told that the floor falling through to the crawl space would also destroy the plumbing beneath it. On top of that, I loaned his crew a 5 aH DeWalt battery ($100 replacement cost) that they packed up and took with them instead of returning to me. I spoke to Mr. Hughes about the issue and my concerns. He refused to come back and look at the problem or to discuss it with me further. I had to hire another team to do the job correctly. This team tore out the rotted floor joists and the untreated lumber from Onsite Services' work. This team put in solid, cross-supported, treated lumber joists that they ran across the two support beams, as should have been done in the first place. They treated the one joist that they could not remove without having to redo all of the plumbing. They discussed that issue with me and I agreed that it should be left. This team did the job correctly. The floor does NOT move or bow when I bounce on it, even with the additional weight of the flooring and fixtures.
