      While my stay for the year wasn’t the best I still valued and respected the integrity of the staff we encountered while renting from park lake apartments. Which is why I’m very dissatisfied and confused by legality issues cause by Anderson communities. In the state of KY by law your landlord has 60 days to refund your deposit. I have yet to receive mine 90 days later and have been given the run-around by park lake and Anderson communities as to where and when I should receive it.

      It is sad to leave a 1 start review - I had a decent experience as a resident - management was sometimes late and work-orders slow, but I did like the Property Manager and the maintenance members. But my bad experience really began after I moved out. Two months after moving out - their Collections Manager reached out to me for a balance. When I tried to loop in the Property Manager, they asked me to refrain from reaching out to the Property Manager. When I finally received documentation of why there was a balance - it was a long list saying that there was damage to the apartment after we left to justify keeping our deposit and adding fees. I saw super basic fees like Microwave, Bathtub, Floor, fridge cleaning - which honestly should have been part of any sanitization of an apartment. We cleaned these items ourselves before we left and are very upset with how they over-charged us in this way. When I tried to ask who I could talk to about getting these charges from Collections without any prior notice, and who was in charge, the Collections Manager would not answer my questions. I loved my actual apartment (and even extended my lease there for a second year.) I had a good initial experience living there, but feel sour about how they treated me as an ex-resident.

      The exhaust fan in our bathroom started leaking months ago and the maintenance man just told me to keep an eye on it. Come to yesterday (Saturday) when it was pouring out yet again but low and behold the office isn’t open on the weekends and even though their phone menu claims to have “emergency maintenance” when you click that option it says the request is invalid. Jump to today (Sunday) and it starts pouring water again. This time much worse. The ceiling is also starting to cave in from what I suspect is the water leaking over time. I pay way to much money per month to have to WAIT TWO DAYS until anyone will come and help us. Not to mention we have such a bad roach problem that we have had to take care of ourself because the exterminator who came didn’t do it correctly. We pay almost $1000 a month for this hell hole and it’s inexcusable the condition they let us live in. Plus we are LOCKED into the lease and cannot terminate it without paying ALL months rent. Something needs to be done because this is awful.

      It sad I have to give them even one star! We suffered two summers with no central air! The first year they at least brought me one window unit. I moved into one of their rental houses. The heat went out and they brought us one 10 inch heater to heat. 900 square food house. We had to go buy extras to stay warm. Then the air went out in the house. They never fixed it! We had to buy our own window units, we finally couldn't take it and went ahead and had to pay all of our lease which was over $10,000 and move. The maintenance worker smell like pot and they don't know how to fix anything. Worst place ever to live!

      Management is incredibly rude. Had a neighbor constantly looking inside of our window and the property manager did absolutely nothing. Communication is non-existent from management.

      I have lived within these apartments for a while and I’m not going to give my name because of retaliation! But there is a maintenance man that drives a gold Chevrolet truck that has been meeting with women while on duty in the parking lots. He is meeting with them then getting into his truck and doing who knows what but there is obvious weird movements in the truck for about 30-45 minutes. This is sick and we have young kids running around the parking lot for him to be doing this! I believe his name is Kyle as he has been to my apartment and has hit on me as well even though he knows I have a husband. If something is not done about this I will have no option then to take matters even further.I have told the property manager about this and obviously nothing was done. I do not want a kid to run around his truck and see anything. So I hope Anderson can do something about this!!!!!

      Business doesn’t take ownership for the sloppy job they did building our home. Never contact by phone only by email. One issue in particular with the home needed immediate attention and because of not fixing the issue 6 months in and letting it wait until the one year, the problem has worsened. We’ve had water damage, flooring not properly installed. Etc. it’s been a nightmare. Will look to selling in the future, never again will we purchase through this company

      I lived at Park Plaza Apartments from July 2020 - June 2021. Upon leaving Park Plaza, there was a complete failure on their part to comply with Kentucky law regarding return of rental deposits, such as written notice of deductions and return of deposits within an appropriate timeframe. I was never notified at any point in time (upon vacating the apartment and over 3 months after) despite multiple demands either via in-person, phone, or email. Simply, there was no intention of returning my security deposit within the statutory mandates and zero compliance from them on their end. Instead, I had to FILE A COMPLAINT IN SMALL CLAIMS COURT for wrongfully withholding my security deposit, despite being told multiple times the check will be sent to me "by the end of the week." It wasn't until I FILED IN SMALL CLAIMS COURT that, conveniently, a check shows up in my mailbox, albeit not in the full amount. AFTER I TOOK THEM TO SMALL CLAIMS, I finally got my security deposit in its full amount. I would avoid doing any business with Park Plaza Apartments, as well as Anderson Communities at all costs.
