i hired inspection company to do an inspection 08/24/20220. i did not receive a proper inspection that i paid for. they did not turn water on to the tub and if they did they would of found out there was a leak. i went to my basement after taking my first shower after i moved in and it was leaking big time. i looked up in ceiling which was open and it was severely rusted. i had three plumbing companies come out and stated the tub needed to be replaced. that costed about 3000 i also had a pipe from my outside ac unit that was crimped and bent causing restriction in the line. that costed me little over 1000 i have estimates and reciepts and everything we needed to prove their negligence. when **** ****** the owner came to my home, he said he could fix the problem without replacing i asked him if he was a plumber he stated no he was not. i told him 3 plumbing companies said it was not fixable. **** was rude and nasty, he also sent an awful email to me blaming everyone besides taking responsibility for his mistake

We understood you had four complaints. 1)A dishwasher that wasn’t plugged in. 2) A clogged drain. 3) Three clogged HVAC ducts. 4) AC not cold.  We addressed the first 3 issues on the same day that we were made aware of them and we didn’t argue whether it was inside our outside our responsibility. During move in, things get bumped and plugs may fall out of the socket, easy enough to address,  Empty house drains can store up to 100 gallons of water, so running water during an inspection will rarely reveal clogs, its why we always recommend a sewer scope inspection as well. The clogged ducts likely happened after move in because they were not secured during the installation.  The inner liner that comes loose, is not visible to our inspectors (we would have to disassemble each connection to see how it was attached) and therefore not called out in the report. The last issue, AC not cold, started after you’d been in the home a month.  We can show that the AC was cold at the time of the inspection and have testimony from others that the house was cold when you moved in.  As we reminded in during our review, buying a home is like buying a never ending honey do list.  There will always be a list of things that need repaired, but homes are worth the work.
