      On 7/10/23 (today is 7/29/29) I filed a warrenty request with level homes for an air conditioning issue due to the system not keeping up with the set point. I purchased this new home in April of 2023, so I've owned this new level home for about three months. As of today, 10 days now, I have had no contact from level homes regarding my warranty issue. I came home last night and my garage door would not open. Upon closer inspection I noticed the exterior stucco on my home was damaged. I opened the garage door from the Interior of the home manually and noticed the issue was that the mounting track for the garage door had pulled from the wall. Nails were used to mount the garage door track and the nails were not secure. My home has been damaged and the garage door is not functional. Due to my previous warranty issue not being addressed and having no means to contact someone with level, I will have to make the repair myself and seek reimbursement.

      Good afternoon,

      Level Homes is always understanding of our buyers needs and request. While we have a 1-2-5 warranty in place, it is limited to certain tolerances and exclusions. The exclusions and tolerances can be found on our website and the closing binder.

      The state code requirements for HVAC load calculations are as follows. We are required to design residential homes to 72 degrees. This regions summer design temperature for cooking equipment is designed to 93 degrees. that means when it reaches 95 degrees outside your air conditioner will run full tilt to keep your house at 75 degrees. a higher temperature outside may cause your house to maintain a warmer temperature than desired. the average AC unit can only provide a 20-degree temperature difference between inside and outside.

      The garage door area has been impacted by an external force, which has caused damage to the framing, exterior facade and garage door/tract. This is not considered warrantable by Level Homes.

      Again, we take all requests seriously, but follow guidelines to make decisions for our buyers.

      5.28.2021 closed on property 389,000 selling price It appears as though Level has cut off communication with us and abandoned the repairs on her property. "...provide high quality new homes..." Level's mission Honor your word! Prior to closing, during several walk throughs issues were identified. Level claimed, "no problem; that's an easy fix; just make a list and we'll take care of it." We trusted level to keep their word. We have taken off from work and adjusted our schedules countless times to accommodate scheduled assessments and or repairs. The majority of the repairs are subpar! We have experienced non-responsive, dismissive, dishonest, and unreliable staff. The exterior hinges rusted within 90 days after closing and have yet to be replaced. The paint used for the exterior was water based. After several touch ups, we were told by a Level contractor that Level should have used an oil-based paint. After identifying mold on the exterior of our new home, we were told it's the Louisiana environment. Then, the director of quality went on to point out deficiencies with the neighbor's home (built by another builder). Repairmen have shown up unannounced, unable to communicate with us, requesting to use our tools, and defacing and intruding on our neighbor's property. The lack of communication is unacceptable. Initially communication was timely now it's nonexistent. It's been over six weeks since we heard from level after a drywall repair. We demand QUALITY! We refuse to be IGNORED and settle for SUBSTANDARD work! We have not heard from Level since we requested **** *********** supervisor's name on 4.7.2022. We requested copies of the last 2 tickets with submitted in Level's portal via *** **** on 4.8.2022. No-one responded. In the past, Amy was the point of contact for a copy of your report in Level's portal. Their portal will not allow you you print a copy not does it send you a confirmation.

A warranty manager has reached out to the homeowner to set up a meeting to address all outstanding warrantable items. Consumer Response /* (3000, 7, 2022/05/31) */ (The consumer indicated he/she DID NOT accept the response from the business.) Yes, a Level Representative recently contacted us. However, Level remains dismissive and refuse to forward previously requested information (e.g., copies of previously submitted work orders submitted in their portal and the Dir. of Quality's supervisor name). Also, they are asking us to resubmit unaddressed 6 month repairs as 12 month repairs in a different system. Note: Our concerns in detail with photos were previously shared via the original link supplied by level, via email, text messages, and during each walk through with Level Reps. In response to level's recent request to meet, we provided our availability. To no avail, they are not able to meet on June 2,2022. Still waiting to hear from Level with an alternate meeting date. We remain concerned about the excessive lag in time between communication and completion of work orders. Our desire is to state all of this as an ongoing matter of record as our past meetings with Level Reps did not bear fruit.
