Certain Property Management manages the Lakewood ***************************** I am on owner of a condo in the association. Certain Management is not upholding the Lakewood **************************** official guidelines and bylaws. I have been lied to by *********************************** (employee) about responsibilities of the **** I have had to follow up by email time and time again, sending pages from the documentation for them to address my concerns. On July 10th, 2024 I discovered extensive mold behind the closet wall, rotted studs, and rotted exterior board. I immediately contacted Certain Management who told me if there is not an active leak, it is not their problem. I paid a contractor to come and do an inspection as well as a formal report, where he noted his extreme concern for structural integrity and that this was an urgent matter. I have asked for a work scope and asked them to repair any drywall they take down without acknowledgement or reply. I have been living without a closet for 20 days and have been living with walls filled with mold exposed to myself, my partner, and my pets. Their contractor has still not showed up to even assess the damage. The *** documents specify that all structural is to be maintained and repaired by the **** Interior is to be maintained by the owner. It also states that if there are damages due to negligence, then the *** is responsible. The contractor that came indicated with all the structure issues he sees that need immediate resolving, it was going to be in the 5 figures range. I cannot afford the repairs, let alone take them on when it is the sole responsibility of the **** I am filing this report so this company stops taking advantage of the people at my condos. Many of the condos exterior is being neglected and everything gets patched instead of being fixed. They lie to the residence and hope they take on the cost themselves instead of upholding the *** bylaws.
