      Entered a contract with American Men Roofing LLC on 10/7/2022. The part of the contract agreement scope was to: "Tear off existing flat roof and remove any vinyl siding on dormers. Any rotten wood will be replaced at an additional charge of $100/sheet for plywood."After starting the job, I received an invoice for an additional $2500 to tear off the roof. Called, the owner *****, stated he would consider reducing the charge to $1500 but would get back to me after speaking with the front office. He never brought up the topic again, however, I received an invoice with an additional charge without an agreement. Also, he charged me additional $600 for 6 replacing rotten plywood but cannot provide proof the additional plywood was applied. He stated, " his workers lost the photos." I have asked repeatedly for proof of work but American Men Roofing has only provided proof of demolition. As of now, American Men Roofing has applied an additional $3100 charge that I did not agree on to an $19,500 quote. Also 2 days after the new roof was installed, a leak occurred in one of the bedrooms that damaged the sheetrock & paint. Also, the roofers cut the freon AC line when applying roof. I notified the owner ***** immediately, sent him a video of the leak plus the charge fixing damages from the poor workmanship of the roof, installing a new freon line, plus adding freon. American Men Roofing did come attempt to fix the roof, however, I advised ************ would pay the remainding balance once he provides photos of proof of work as agreed in the begining, deducts the repairs we had to complete for sheetrock, paint, new freon line, refilling freon, and also allowing 1-2 months to verfiy if the roof was installed properly. In the email provided, American Men agreed proof photos were lost and they would have a GAF rep go out and inspect the roof to ensure that it is installed according to manufacturer's specifications but still has not fulfilled that promise.

      We have a signed contract with ************************* (*************************)to replace the flat roof at ***********************************************. She signed the contract on 10/7/22.


      This roof was previously replaced by an unprofessional roofer (they didnt know what they were doing). We gave her a good price because she was taken advantage of by the previous roofer. When we tore the roof off, we found 3 layers of flat roofing material and shingles (that were laid on the roof we have no idea why that was done). Our contract clearly states that the price was for the removal of one layer of flat roofing material and any additional layers would be an additional cost of $100 per square per layer.We informed her that the additional cost would be $2,500 (which was discounted,it should have been $5,000). We sent her many pictures of the multiple layers of roofing removed and hauled away.


      We replaced 12 sheets of rotten plywood decking. We only charged her for 6 sheets of plywood. Our contract clearly states that replacing rotten wood will result in additional charges of $100 per sheet of plywood.


      She claims that she has no proof that the roof was completed. We sent her many pictures of the completed roof. This job was installed according to manufacturer specifications.


      After we finished the job, she told us the A/C freon line was pinched when we moved it, in order to complete the job. We stated that we would pay for the cost of those damages to be repaired by a professional/licensed A/C company. We asked her several times to send us the invoice for repair, so that we could reimburse her. She never sent us anything.


      She also stated there was a roof leak. We went out there immediately and found a small spot on the ceiling. She said she would have someone repair and paint the ceiling. We stated that we would pay for the cost of those damages to be repaired by a professional/licensed contractor. We asked her several times to send us the invoice for repair, so that we could reimburse her. She never sent us anything again.


      We dont know if any of those damages were actually fixed.


      She had a remaining balance due of $12,600. To protect our company, we had to file a lien on the property on 12/16/2022. She is responsible (as stated on our contract that she signed) for the costs of the lien filing,attorney fees, and interest. She now owes us $12,950.


      She has filed a complaint on the BBB saying one thing and commented on the lien saying something else. We found out that she never got a permit for the job (she told us she would acquire the roofing permit on her own). She also has no permit for the other work that was taking place at the property.


      We also found out that a foreclosure was filed on the property on 12/28/2022. Other contractors working on the property have told us that they have not been paid either.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      I do not accept the response. The information provided by *****, American Men Roofing is false. According to contract that I attached, the first line states " Tear off existing roof and remove vinyl siding on domers." The contract did not state "1 layer" as ***** stated. Also, in the last email from *****, American Men Roofing, he stated he would have the manufactuer do an inspection due to the roof leaking within 2 days. 2 days after a complete roof installation, he did patch work due to a leak causing damage to the ceiling and drywall. ***** did go to the property and took photos of the damage for the owner. He was well aware of all damages including a/c line cut and roof leak. I provided him with the total damage cost of $1795, he stated " I am not paying that, my nephew could have fixed the damage for cheaper." In the complaint, *****, American Men Roofing referenced he did not know if the damages were fixed and request photos, which is irrelevant. He stated he would pay for the damages and that was the total. However, in our inital conversation *****, American Men Roofing gave me a verbal agreement to take photos throughout the entire process. He did provide photos of the demo of the old roof but did not provide photos of the installation. When I questioned, *****, American Men Roofing, he stated his men " lost " all photos of the installation process and the photos of the " needed plywood. He acknowledged that in the last email sent to me in Dec 22. ***** breached the agreement by not providing the installation photos, photos of the "11 plywood needed, did not have the manufacture  come do inspection, and refused to deduct the cost of damages to the owner's property. 

      I told *****, American Men Roofing, I have not problem with paying the remainding cost of $9000.00 if he can satisfy the agreement between the 2. I paid more than the deposit requested of $8000.00. I paid him $10K

      Looking at reviews/complaints from other customers this is a come occurrence with ***** and American Men Roofing. There has been several complaints of improper installation and the quality of work. 

      In regards to his inappropriate comment about the other contractor, I will not provide a comment. *****, know I was out of town and took advance of me not being physically there. If there wasn't a leak, he would have gotten by with scamming me and just leaving. I do not recommend this roofing company.

      We are going in circles. You signed the contract, at the bottom it clearly states that the estimate is for the removal of one layer of roofing material and that additional layers would be $100 per square per layer to remove. We already gave you a discount and are only charging for the removal of one additional layer (it was more layers than that). We are also giving you a discount for the rotten wood replaced, we only charged you for half of the amount of wood. We sent you over 40 pictures of the roof, before and after. We have already stated that we could take the costs of damages off of your remaining balance, we just need the invoices from those contractors so we know how much to take off.

      I have attached the invoice of the repairs that needs to be deducted from the total cost. This was discussed with ***** after he saw the damages. I have also attached the email sent by *****/ American Men Roofing admitting we had a verbal agreement that his men would take photos while they installed the roof and they did not. See email of ***** admitting. ***** understood this happened with the other contractor and decided to take advantage and do the same thing. Him or his team do not have not one phot of the installation. Not one photo of the 42 pictures. 
      I would like the $1795 deducted.

      The 42 photos he keeps reference is only demolition of the roof. In emails to his assistant, I repeatedly stated ***** stated on the phone the cost would not be more than $1500 for addition roof and he would get back to me for a final price. I never agreed to $2500 at all. I did not sign an addenum either. He did not hold his end of the agreement.

      The "invoice" you sent for the damages is from you. We need the actual invoice(s) from the contractor(s) that completed the repairs. Your leasing company is ****** Housing. Send us those invoices from the actual contractors (not some made up invoice from you) and we will take those charges off the total you owe us. 

      The pictures we sent you show proof of multiple layers of roofing during demo AND many pictures of the completed new roof. We have not taken advantage of you. This roof was installed according to manufacturer specifications. 

      By signing the original contract, which you did, you agreed that additional charges to remove additional layers would be $100 per square (clearly stated at the bottom of the contract you signed). That is why the additional charge for that is $2,500. It is also stated on the contract that you signed, that any rotten wood will be replaced at an additional charge of $100 per sheet of plywood. We actually replaced 12 sheets of rotten plywood but are only charging you for 6 sheets. By signing the original contract, you agreed to those terms so there was no need for you to sign an addendum.

      this is an in house invoice. You will not receive the invoice from the contractor period. I paid them already, you have to pay me. We discussed this price back in Nov-Dec you refused to pay. The photos do not have the the installation as noted in your email, you all lost the photos. You had a verbal agreement stating you would provide photos and you did not. You have no proof the extra materials were needed period.

      ************* came and replaced my roof and assured me that he includes a warranty with his services. With the first rain after repair was done my 3 apartments all began to flood. Since the roof repair I have replaced drywall, painted, and added new floors to property .All of which is damaged again after I have paid to replace roof. I have emailed and called ************** several times and he has never kept his promise. Two days in a row ************* said he was coming to fix damage and has not. At this point he is not returning any of my calls. MY roof is a flat roof over 20ft high and over ****sq ft in size. I am also starting to question if ************* has the proper creditials to complete such a large job. I would like my damages to floors, roof, mold remediation, and ceiling repaired and or compensated.incident occured on 10/08/2021

      We were hired by *************************** to do an estimate on his flat roof with shingled dormers. We gave an estimate to replace the flat roof (and remove wood siding on dormers & install underlayment on the walls - he told us he would install new siding on the dormers himself). We also gave him a separate estimate for the shingle roofs on the dormers. **************** only accepted the flat roof portion. He said he would do the shingle roofs on the dormers & siding on the dormers himself. The dormers also needed the siding replaced. There were also two A/C units attached to the dormers that were improperly installed - we told him he needed to have those removed. We strongly recommended having everything done at the same time. We moved him to the top of our list and pushed other clients back to do his roof because it was in such horrible condition and leaking very badly after damage sustained during Hurricane ***. We installed the new flat roof and had to replace a lot of damaged/rotten deck wood. Again, he told us he would take care of the dormer roofs and siding on the dormers (this was a guaranteed water entryway unless the siding & shingles were properly replaced but he wouldnt let us install new siding on the dormers or do the shingle roofs on the dormers) A few weeks after we completed the flat roof, we had horrible rain storms. **************** had apparent roof leaks he claimed, were coming from the flat roof. We went out there several times and inspected our work. Our work was pristine. However, we noted there was nothing done with the dormers (removing the ** units, new siding on sides of dormers, and shingles on top of dormers - none of that work was completed that he was supposed to do on his own & that he declined us doing). That is where the water leaks are coming from. We gave him estimates to replace those roofs and he declined several times. Our roof was installed according to manufacturer specifications. We had our best crew do his roof. If he would have taken care of the dormers, like he said he would do, he would have had no leaks.
