I have been living at peabody properties for over 10 years now. The management here is the most unprofessional management iv'e seen yet. Endless problems with loads of attitude full of non helpful solutions . We had a power outage yesterday 2/16/25- 2/17/25 from 5pm -3am, I contacted maintenance just for them to say ever source will handle it , which is true thats ever source job never said it was not. My question was why is other apartment buildings next to me with power as well as every business on the block, thats the confusing part and makes no sense . The main issue is why was there no emergency lights in both of the stairways which is beyond pitch black and beyond dangerous , that is the only exit and entryway due to the elevators being out because of the power . The main entry lobby had no lights , second lobby had no lights , back main entry / lobby no lights , first floor no lights thats a violation to ma laws as well as ****. We already have problems with homeless and addicts getting into the building and now we have no emergency lights to keep us safe! the power was out for 11 hours its ridiculous. I will be filling a compliant with **** since you are violating there section 29 CFR 1910.36(b)(6). As well as The city of Boston mayors ********* the past i have spoken to the director of peabody properties which is a women with the up most attitude , most unprofessional person to hold that title. I had told her in the past multiple problems and how i was gonna get a lawyer involved and she laughed in my face and said good luck , very professional if thats what you call it. SAVE YOURSELF AND FIND ANOTHER APARTMENT COMPLEX. ************* is the worst ones !

Peabody properties is a nightmare for everyone involved. The employee overseeing our condo is very subjective and loves to break contracts in place. This person has ignored me on multiple occations, took money from my account without my permission, provided bills to us late and shown a level of discrimination. From inception she has not been professional and treating her job as if she lives in the building with us. She has allowed our bills to be behind and then wants to threaten the residents with collection while only owing 120 dollars. I have been told someone within my association was 2k behind in bills and did not recieve that same treatment. I have persoanlly told her about damage in the building from the last 3 years and she has not taken action against that person or set out to fix the damage. It's easier for her to pray on the affordable units vs the market rent residents. I was told by someone that worked side by side she like to retaliate against residents that call her out on the lack of professionalism. Over the years I have reached out to her manager with no solution to this problem. Today I called the vice president with hopes something can be rectified before I take further action. We was suppose to get rid of this company years ago but the association loves to keep them here becuase of this person's nasty attitude. It's not cute or funny. This is not a rental agreement this is my condo and she is playing as if it's a game. Any big companies or condos looking for this place to be a management company *************. There's no one that will handle these issues until you put it in the hands of the law.

This management is awful they wont return calls, emails and voicemails and NO ONE I repeat is working in our leasing office its an absolute joke! They keep sending me notices and now an eviction over rent that I paid already and they refuse to listen or even call me, neither will their lawyer! I have proof from my bank showing the payment was paid and went to the property and was taken. So why do they want me to pay my rent two months twice. This is the biggest sham and scam of a property Ive ever lived in Ive contacted my lawyer and will probably be taking action in litigation against them.

RUN AWAY IF YOU HAVE ANY OTHER OPTIONS.Absolutely terrible. They treat you like a deadbeat at every turn. Their communication, when they choose to actually respond, is at best overly legal (to the point of not answering questions) and at worst rude. A look at their website will let you know what you need, they only care about cash. Tenants are an inconvenience, and they absolutely do not care to help you. They do not communicate concerns with the properties to owners. When they do, they charge the tenant $25 for EVERY maintenance action (even things like a preexisting issue where the house was miswired, causing a fire concern). In fact, they will try to charge a fee for everything including their management, billing, payment (no matter how you pay), weekend move out, maintenance... you name it. Some fees are normal, and necessary, but its clear Peabody views them as a profit opportunity. When we first rented they were ok and even handled a furnace issue real well, but things went downhill over our time renting. They were actually told by the landlords that they would not be continuing to use them after my lease was up. So Peabody cancelled their involvement on the lease (2 days before my end of lease and move out inspection) then charged the landlords a "lease addendum fee" for the privilege.

      1. The property managers are just as awful as indicated in every review; LPrkns illegally evicted a tenant's son (who had applied to be added to his mum's lease; mgmt refused to process his application, period) because other tenants had negative, stereotyped views of his mental illness. The young man ended up locked out of the apartment for 24hrs with no access to his medication because of this property manager's decision to deactivate the keyfob lock. 2. Avoid the new property in *****, **. It is consistently advertised as 62+ and non elderly disabled, yet they keep moving former addicts and their multiple children into this 31 unit, 1br only building. There is zero soundproofing in the hallways, and no shortage of children stampeding back and forth. I have irrefutable evidence of a specific property manager threatening me with eviction over hearsay, accusing me of "playing the victim" and insisting I'm "guilty of something", as well as accusing me of being a liar regarding another tenant who has now twice sexually harassed me. PP should be ashamed. Hiring cruel, authoritarian leaning, uneducated, self serving c***s as property management to "deal with" disabled, traumatised, elderly, and otherwise disadvantaged populations is real untermensch behaviour. Be better.

The one loacted @ 66 ******* Street, **********, ** are nothing but slick robbers. They put people into low income housing swo that they can collect monies from HUD. The problem is that they don't help the tenants when anything is wrong. My daughter moved in to a property that they manage and within a week the oven on the stove don't work. There are multiple leaks in the bathroom sinks and tub. And a few weeks ago the freezer on the fridge stopped working. My daughter has complained multiple times in almost a year of residency. These people say they will come address the issues, but they never show up. Just twice someone showed up, acknowledged the issues and promised to come back to fix/address them but never came back. Always one excuse after another when you call them as to why they can't fix stuff. But they sure do take your money and throw yiou to the curb! They have some rule that the tenants are not allowed to make any repair and that the tenant must call and schedule a work order. To get ahold of them is almost impossible to begin with, it takes weeks of calling every day before you get ahold of these people. My local *********************** has taken complaint because they claim it is unlawful tio have a small disabled child living there without any means to refridgerate nor use of an oven to cook. I was going to buy a new fridge and stove for the household until I learned of their rules that tenants cannot make any repairs or remove anything that was there when they moved in. The stove looks like something they picked up out of the trash. Rest assured, their household is not lacking so they could care less about tenants.
