This company was hired by my realtor in February 2021 to do an inspection of my now current home when I signed a P&S agreement. They did a walk through of the house and projected the cost of certain repairs and the urgency. Part of my offer to purchase this unit was that I included a dollar figure of improvements I would cover up to a certain point. Based on this company's recommendation, I moved forward. Once moving into the home, the costs for the repair to the deck far exceeded what they told me based on multiple quotes from licensed MA contractors. I was also advised that the removal of handrails on the stairs inside by the prior homeowner was illegal and the house should not have been sold without that in place and that the pellet stove in the basement poses a question of being legally permitted due to lack of fire protection on the exterior (neither of these were on their report). The repairs on this home have been significant to make it functional and habitable. I willingly took on the risk of a certain threshold, but their review I have found to be missing key elements and significantly underestimated. I contacted the owner to seek restitution and was told they stand by their work and only offered to refer me to their own contractors to do the work they found.

Dear ****, I am saddened to see the negative review. We did specify the issues with the deck and asked that you have reviewed by a contractor prior to the end of your inspection period. We also mentioned issues with dampers in chimney which would also have a chimney professionally review pellet stove. Home inspectors are not responsible for determining if proper permits were properly pulled and signed off on. That is at the responsibility of the buyers and agents. We are not code inspectors. We are home trade generalists that point out issues and it is the responsibility of the buyers to take the information and recommendations we provide to the professionals. We have done that and cannot be held responsible for what the buyers do with the information after they receive it. We give you the best information possible and cannot quote prices on repairs.
