      Dedham Savings is aware of the issue cited in this complaint, and staff members have corresponded with the client on multiple occasions to provide detailed information related to the situation.
      The investigation has been completed and results of the investigation were shared with the client.

      I have been receiving daily phone calls from an automated message stating that I have been pre-approved for a ****** loan. They then ask me to return the phone call to ************. I get these messages at least once per day and I've never asked Dedham for any sort of loan or really any product that they offer. I've never contacted Dedham Savings for any business whatsoever. I am on the national Do Not Call List and I'm sick and tired of receiving these phone calls. Please stop them.

      Dedham Savings does not contact customers or prospects regarding unsolicited loan approvals. Scammers are known to impersonate a local business and make calls or send emails/texts on behalf of that business, and we can only assume that is what happened in this case. In searching the phone number mentioned in the complaint, online results show this is a number frequently used for scam calls. Dedham Savings did not and would not make such calls.here...

      I refinanced my mortgage with Dedham Savings, closed October 2021. Just prior to getting the clear the close, I received a demand for payment for a second mortgage that been charged-ff. The date for the charge-off is unknown, however it was several years ago and it was not showing up on my credit report. I shared this information with the person credit counselor who then informed me that the demand for the second mortgage had to be included with the refinanced and paid off. Initially, I was reluctant to follow through with the recommendation from the counselor, but realized that was my only option and risk foreclosure for the mortgage that was charged off. I was concerned that the demand letter was hand delivered to my home on a non-business day and did not completely trust the situation. None-the-less the charged-off second mortgage was paid in full and now that debt is completely paid. What I would like BBB to do is to validate if that was a due process and that Dedham Savings did not intentionally seek payment for this charge-off in order for the loan amount to be higher.

      I have not heard from the business in response to my complaint.

       

      I am still requesting a formal response from Dedham Savings Bank regarding the concern.

       

      I am fully aware of my legal obligation and responsibilities for an account that has been charged off.

       

      My concern is  the timing, which was during the same time of the refinancing.

      Banks Response:
      Dedham Savings followed its procedures appropriately in this case.  Specifically, Dedham Savings cannot and will not extend a first mortgage loan to an applicant without the applicant either paying off or subordinating an existing second mortgage. (Subordination could occur if the borrower requests such action and the current lien holder agrees to the subordination.)    The complainant in this case had to pay off or subordinate a $70,000 second mortgage to Planet Home Lending (an existing mortgage that she did not disclose to Dedham Savings in her initial application but was later discovered by the closing attorney prior to closing) in order to remain eligible for the Dedham Savings mortgage she was seeking.  Perhaps the complainant mistakenly believed that the loan from Planet Home Lending had been charged off and that she no longer had to pay it back.  To the contrary, however, she received a letter from Planet Home Lending on June 22,2021, (prior to her initial application to Dedham Savings), indicating that she still owed the outstanding principle and interest. (The letter is attached to her BBB complaint.)   Accordingly, the loan amount from Dedham Savings was increased  from $302,000 to $376,500 at her request to cover the Planet Home Lending loan and provide her with the additional funds she requested for home improvement.  According to the closing attorney, the complainant made no  indication at closing that she did not want to pay off the mortgage with Planet Home Lending. The complainant could have chosen not to pay off the loan to Planet Home Lending:  In accordance with the Truth-in-Lending Act, at closing, the complainant was advised of and given written notice of her right to rescind the entire transaction (which would include reimbursement of any and all fees associated with the Dedham Savings loan) and cancel the loan with Dedham Savings within three days after the closing.  She chose not to exercise that option.

      To whom it may concern,I am writing this complaint about Dedham Savings.I opened a checking account with Dedham Savings on December 23, 2021. They advised there's a welcome bonus of $250 as a new customer after meeting two requirements: 1) direct deposit of at least $500 and 2) use the debit card for at least 5 purchases. I have already met all these requirements by the end of January 2022. However, they arbitrarily closed my account on February 3rd, 2022 based on information they have from ChexSystems saying I have multiple checking accounts. What they have done totally doesn't make any sense! If there's an issue with me having multiple checking accounts, they shouldn't allow me to open the account in the beginning. Instead, they closed the account after I have met the opening bonus requirements and denied paying the bonus as they advertised. I am writing to BBB to raise the alert about the ugly business behavior and conduct of Dedham Savings, and alert other customers like me not fooled by their false advertisement.
