We recently closed on a property on Nantucket. The Nantucket Appraisal Company was hired to provide an appraisal to our lender as part of the mortgage loan process. Among other errors, the initial appraisal, performed by *****************************, significantly misstated the square footage of the property. Specifically, she quoted a total above ground square footage of *****, when in reality, the above ground square footage is *****. As a result, the bank required us to resubmit a revised appraisal, which delayed the approval of our mortgage and closing by 5 days. The revised appraisal was requested and provided on Monday, July 31, but the lender did not *************** to close until the revised appraisal was reviewed by their underwriting department on Friday, August 4. The delay in closing cost us $7,500.00 and we would like to be reimbursed for this loss.I sent an email to the company on 8.25.2023 and followed up with a call to ***************************** on 8.28.2023. She denies any responsibility for our loss of $7,500. She admits she made a "mistake" on page ***************************************************************************************** fact, the actual square footage of ***** is no where accurately reflected in the report. She understates the square footage earlier in the report on page 3 as being ***** and overstates the square footage as ***** on page 4. The appraisal is unfortunately too large a document to upload. I believe the company is liable for their mistake and ***************************** should lose her ability to perform appraisals.Please let me know what you are able to do to help remedy the situation.Business response

We sympathize with ***********************, however we are under strict guidelines about confidentiality and cannot truly respond to her complaint. We have responded directly to her, the appraisal/lending process is complicated and from the appraisal perspective, nothing unusual occurred in this case.
