I am writing to you on behalf of myself, as well as my entire community, Shaws Discovery, located in Edgemere, Maryland. The issue that we were all sold and purchased homes in this community under the contract/promise/sales pitch that various projects (amenities) would take place in the community that would benefit us and our property values. Some of these included the following - that our community would be gated, that we would have access to a boat ramp, and that miles and miles of trails would be built, among other things. We were advised that these projects would be completed shortly after the homes were completed. The last homes have been completed and sold for over 2 years now, but the developer has yet to complete any of these projects. In fact, when contacted via email and phone by my fellow neighbors, the developer has not replied to our requests for updates or a timeline for completion. We have recently come to learn that the contractor hired to finish one of the projects left the project because OUR developer was not paying them for the work. We were also told that the developer had run out of money and thus had abandoned the project without any plans of completion or communicating next steps to us. They refuse to be held accountable and responsible for projects that they put in writing, and we have now come to learn that the developer is working on other projects in Baltimore, the most recent being a massive commercial project in Canton, Maryland. At this point, we are well aware that the developer has the funds, and has made the conscious decision to not complete the work in our community because he lacks any and all incentive to do so, as he has already sold all of the homes in our neighborhood. We do not even have control over our own Homeowner's Association, which was supposed to occur once a certain % of our homes were purchased. Our neighborhood, which was supposed to be a "luxury" community, looks abandoned with incomplete work. Because we lack working gates and because the community looks abandoned, people outside of our community constantly come here to dump trash, some of which is toxic, and we have recently experienced a few vehicles being stolen and or theft being committed, as we do not have the gates that we were promised. The boat ramp is now an area that looks eerie and dirty. The whole "gated" aspect was a huge selling point for ALL of us and yet we were failed on this deal by the developer. This developer should be held accountable for his inactions and failure to complete the work that we ALL bargained for.
