      When I first moved in here December of 2020 there was a spot in my ceiling that was in a couple of months turned to mold someone came to cut the ceiling and replaced the ceiling but didn't fix the problem. They telling me that I'm responsible for those problems but I just been here for a year that's years worth of rotten wood and mold

Our records indicate that a work order for the plumbing leak and drywall repair was reported and created on 11/15/21, that the leak was resolved on 11/27/21 and that the drywall repair was completed on 12/5/21. A work order for the damaged subfloor and title in the bathroom was assigned and completed on 12/16/21. We don't have any follow-up work orders open at the property. Our office is closed to the public due to COVID-19. The 24/7 maintenance line is 888.212.9058. If you call the office, Coy or Toni will likely refer you to that number, as it is the best way to submit a work order. I'll have the Maintenance Manager Milko R********** reach out to you directly, to make sure that all open issues are resolved.

      On 10/4/2021 lightening struck a huge pine tree in front of the rental property my family and I have lived at since 05/2019. It knocked out power for 70 people in the area, fell on my van and split from the top to the bottom. I called Balti. County to come remove debris out of street, BGE to restore power and the Balti. County FD. The all explained that my landlord would be liable if the tree fell. I notified Dominion by phone @ 10:25 pm (10/04/2021) and spoke with Tammy in emergency maintenance. I didn't hear from them until 10/14/2021 by text. Dominion advised that someone would be out 10/20/2021. Dominion sent 2 contractors out. The first contractor told me he wasn't cutting that big tree down, it may fall on the home. On October 25,2021 the tree fell on the home with my family in it. It pierced my daughters bed, rained in the home, messed up everything in her room, pierced my son's room damaging his things, the basement and everything in there, I am a licensed Medicare sales agent and work from home. I have not been able to work since 10/25/2021. On top of all that, Milko the maintenance supervisor gave me an ultimatum and threatened me. He told me that he could fix the home if I didn't talk to CBS news. He also told me that he seen text where I requested maintenance and never responded because he thought the work had been completed. Stephanie Derry told me that they could only put me up for 2 weeks. That was on 10/27/21, 2 days after the home was deemed uninhabitable by the BCFD. I reached out to Governor Hogan's office and they advised me that was illegal and they had to rehome my family as long as it takes. On 10/28/21 Stephanie notified me and told me I need to move out by and have my stuff out of the home. I am seeking replacement of all items damaged due to their negligence, Refund of any payments made to them and maintenance were not complete (05/14/19 1st request), compensation for days I am not able to work, placement until I find a home for my family.

      Business Response /* (1000, 5, 2021/11/06) */ Good morning, first and foremost its very unfortunate the sequence of events that transpired. Dominion Management was notified on 10/8/21 that a limb had fallen from a tree in the yard. The priority of the work order was noted as 'Normal'. On 10/11/21, we received pictures from the vendor who was dispatched, showing that it appeared that the tree had been struck by lightning. The vendor recommended that the tree be taken down. We immediately requested a quote for that work to be performed. At the time, we did not have reason to think that the tree posed an imminent threat to the property. We approved the quote for the tree removal and the vendor scheduled the work to be completed. Unfortunately, the weather caused the tree to fall on the roof of the property on 10/25/21. I understand that the resident is upset, but this was an Act of God. We did not have reason to think that the tree was going to fall imminently. If the resident thought so, she did not make Dominion Management aware of that urgency. Dominion Management was in the process of taking care of this issue, when high winds caused the tree to fall. It is our understanding that the resident has renter's insurance, and these issues are relevant claims for that policy. The Maintenance Manager certainly did not threaten the resident. There's simply no reason for that to have occurred. No one at Dominion Management did anything wrong here. The tree falling is an Act of God. Dominion Management is working with the owner of the property to repair the extensive damage as a result of the tree falling on the house. The owner certainly did not gain by this situation. Moreover, the owner of the property agreed to re-locate the resident for 2 weeks at the owner's expense. The owner was not required to do this, but did so because they felt bad for the unfortunate situation and didn't want the resident to suffer. The owner could have pointed to the resident's renters insurance and told her to deal with reimbursement herself. Its unfortunate that the resident doesn't see this kindness for what it was. The owner of the property is as much of a victim in this situation as the resident. Thank goodness for insurance, for situations like this. We understand that the resident has been issued an emergency voucher to move, and we hope that they find a suitable home as soon as possible. -Dominion Management Consumer Response /* (3000, 7, 2021/11/08) */ (The consumer indicated he/she DID NOT accept the response from the business.) Dominion is lying to cover their negligence and misconduct! Please see all attachments. Dominion were notified 10/05/2021 that the tree was a hazard, unsafe and needed to be cut down completely. Baltimore County, Baltimore Fire Department, and BGE were all dispatched 10/04/2021 to the scene, and stated it was a hazard to the physical safety of my family. If the tree fell the landlord would be liable. Dominion failed to cut the remaining of the tree down and it fell in the home. They hired an unlicensed arborist to cut down the tree on 10/26/2021 and he punctured the roof with 6 additional holes and covered the roof with a thin blue medium duty construction tarp. In addition it rained in the home 4 additional days causing further damage. Baltimore County Housing Authority also paid rent for 10/01/2021 and 11/01/2021. The owner does not feel sorry for my family or I! Of course they are worried about insurance but Maryland Administration of Insurance is also involved. Mike Anderson (Representative of Dominion) told me to file a huge insurance and have my insurance pay for the damages Dominion failed to respond to. On October 8, 2021 I sent photos to Dominion of the first incident. The tree was struck by lightening. That was an act of God! On October 14, 2021 I received a text from Milko the maintenance supervisor, that a contractor would be out on the 20th to give ME an estimate. October their contractor Aaron came out and told me it would be $2000 and I would have to get reimbursement from Dominion. I am a rental tenant and that is not in my lease or anything I have caused. It was a natural disaster and further damage could have been prevented. They were negligent and broke Maryland Law, breach of lease, filed fraudulent failure to pay summons with Constable, Lied to my insurance and said they didn't have a key to the home when their contractor changed the lock I have camera footage of Milko telling me in front of 8002 Douglas Ave, that I had an ultimatum. Speak with the news crew S Miller or allow them to repair the home. I have not heard anything from Dominion about restoration. I have been there from sun up to sun down cleaning the aftermath in the OWNER'S HOME! I have also included proof of other negligent acts. I have reported maintenance request that have yet to be fulfilled. They breached our contract. They violated (13), (23), (34) and (40) of our lease. Dominion was aware the split tree was a hazard. Of course it's easier to say what your employee said when you were not there. Just like a child, when they are out of our site they might do things they don't normally do right? I have more correspondence from my insurance company about a leaking dishwasher, that damaged items in my home. I was never compensated because Dominion never returned calls to my insurance specialist. I have neighbors that have given statements about the incidents that occurred. 10/08/2021 I sent photos to Dominion by email. Per the screenshots they said the work had been completed. In this complaint they have admitted that they did not think it was urgent and blamed the second occurrence on the "Act of God". Never mentioning that they hired the unlicensed arborist right in front of me. A contractor they had NEVER used before. 10/26/2021 is when the urgency for Dominion kicked in and they realized they had messed up. 11/05/2021 the constable left a summons on my door for failure to pay rent. I reached out to Stephanie on 11/8/2021 by email and she claim she didn't know I had an upcoming court date that they filed 10/27/2021. The same day Baltimore County Inspector William Saunders came out and deemed the home uninhabitable. I think at this point they will continue the fiasco and lying to cover their ass! My family of six is homeless due to their negligence, misconduct and breaking a plethora of MD laws. Business Response /* (4000, 13, 2021/11/15) */ Ms ******** email on 11/5/21 was never received, as she misspelled the email address. Certainly she received a failure to deliver notice. Dominion never asked Ms ****** to pay for any repairs. Thats categorically untrue. This kind of situation is exactly what renters insurance is for, and fortunately Ms ****** has renters insurance. The property is damaged beyond habitability. We are not being retaliatory in terminating the lease - its exactly the opposite of that. There is a clause in the lease for situations like this, where the property is uninhabitable and the lease terminates with immediate notice. This is for the benefit of Ms ******, so that she is not liable for rent in a property that she can't live in. We are crediting her ledger back to the date of damage and refunding her security deposit, with interest. Dominion Management hasn't broken any laws. We went above and beyond our obligations per the lease by housing Ms ****** and her family for 2 weeks. The situation is unfortunate, but Dominion Management and the owner did not cause the situation. The house requires extensive repairs. There are no winners here.
