Business Response /* (1000, 8, 2022/08/22) */ Re: BBB Complaint #XXXXXXXX Status External Inbox James ****** 10:18 AM (25 minutes ago) to me, *********************@gmail.com Good Morning Heather ******* We spoke to the Master Plumber/Owner of A.E. Berg Plumbing today. He was sick last week so the letter will be delayed. He will work on it this week and let us know when it is ready. As soon as we get it, we will submit the response to the claim from the Pauls. Thank you, James and Tonya ****** Rescue Homes and Repair LLC XXX-XXX-XXXX www.Rescue-Homes.com Consumer Response /* (3000, 10, 2022/08/22) */ (The consumer indicated he/she DID NOT accept the response from the business.) I think the business had plenty of time to respond. This seems like a delaying tactic. I have been asking for insurance information for a few months now. What is holding Rescue Homes from providing their insurance information? This is a requirement to hold a MHIC license and employees working on the project should also should been covered by the insurance policy . Business Response /* (4000, 12, 2022/08/27) */ 1) Please see response from Rescue Homes in Attach 2 Last communication on 3rd Page on 7/11/22 at 4:16 PM and also see Attach 1 Bathroom_Closet Scope work Contract - There is no mention of the project lasting 8 days. 2) Notice of cancellation was not requested by Homeowners. Please see Attach 4 Cancellation Letter on 1st page on 7/13/22 at 9:34 am where we quote, "We do not agree with your comments about bad workmanship. But if you and your wife want to bring closure to the agreement since we got all the rough-in approvals and will need payment of $2000 from our 2nd deposit that was past due. You can write up a closure notice and we will check it for approval. " 3) Attached letter from A.E. Berg Plumbing (see Attach 7 AEBerg Plumbing Letter). 4) As a licensed Contractor for the state of Maryland, it is required that we are Licensed and Insured. 5) Do not agree of poor workmanship. We renovated many bathrooms. Rescue Homes will make sure that the job is done properly to avoid any risks. After the Homeowner asked for timeline, we texted him a timeline of the remaining work. 6) We were not sure if that siding a couple of feet near window installed was already damaged. But we agreed to repair upon returning after we received our 2nd draw. 7) We agreed to add metal flashing upon returning after we received our 2nd draw. 8) We will not install a crooked toilet. Our reputation is what we value and will not put in a crooked toilet. The concrete boards were not applied. It passed the rough in inspection. 9) We will not install a crooked handheld head 10) We agreed to come back to correct these thing but did not receive our 2nd draw. 11) The main drain passed the plumbing inspection Our last visit to the property was on 7/5/22. We received the cancellation notice dated 7/18/22 from the Homeowners (see Attach 4 Cancellation Letter) in the mail. We were in the process of cancelling all of the Howard County permits for the property. Howard County responded that Homeowner scheduled a Final Plumbing inspection on 8/3/22 using our existing Plumber's permit (violation - see Attach 3 Scheduled Plumbing inspection). Afterwards, the Homeowner created a Plumbing and Building permit as OWNER working as CONTRACTOR on 8/3/22 (see Attach 5 Building Owner acting as Contractor and Attach 6 Plumbing Owner act as Contractor). Currently, we worked pass our 2nd draw which was requested after we finished the work on the 1st draw. Consumer Response /* (4200, 14, 2022/08/29) */ (The consumer indicated he/she DID NOT accept the response from the business.) Again the contractor is being untruthful. Email records clearly stated if the contractor was able to satisfy all the deficiencies to include providing proof of insurance and qualify tradesmen they could receive another payment to finish the work. As of today, the contractor still have not been able to provide proof of insurance that covers all employees. Evidence of bad workmanship are documented by videos and pictures . We even have video evidence of the pipes leaking right after inspection as the unqualified plumber trying to stop the leak. We paid approximately 42% towards the balance and the contractor barely made through rough in. The contractor hired an unqualified plumber for the plumbing work , thus, the reason we experienced all delay and issues. Business Response /* (4000, 16, 2022/09/01) */ To be licensed with the state of Maryland, we need to be licensed and insured. The Master Plumber and the Master Electrician are also licensed and insured with the state of Maryland. Unlicensed and uninsured individuals and/or companies are not permitted on projects because they do not have the credentials. The homeowner did not abide by the contract. He canceled the contract Afterwards, the homeowner proceeded to do the work and schedule inspections under our licenses and permits until he transferred the permits to himself. Consumer Response /* (4200, 18, 2022/09/02) */ (The consumer indicated he/she DID NOT accept the response from the business.) In the State of MD, you are required to have insurance to get the MHIC license but does not mean that the contractor kept it. Additionally, the Master plumber did NOT do the work, he barely even came on site. The unqualified plumber did all the work and does not work the master plumber . He works for Rescue Homes and Repair LLC. The contractor is required to provide his insurance information to the customer. As noted, at this point, the contractor still have NOT provide insurance confirmation that covers all the employees under the company who worked on the project. The Master plumber who did NOT do the work is unhappy with what he was paid to get the permit, expected $700 instead of $200. The unqualified plumber who DID all the work is also unhappy with compensation. I would not recommend this company to my worst enemies but for homeowners who are considering hiring this company: 1) Call the Maryland Home Improvement Commission (MHIC) to confirm that complaints have been filled against the company; 2) Check MD court records they lost a case against a customer also has issues the court DENIED a mechanic lien against the customer's home; 3)Check court records for the General contractor, James ******, who's not listed in the MHIC license; 4) Make sure Apprentices must be licensed, supervised and under the control of a master or journey level state licensee present on the jobsite; 5) Make sure the contract includes some type of penalty for delays ; 6) Get a list of the individuals names would be working on the project and confirm thee are qualified and licensed. ; 7) Do not hire them until they provide insurance information. Business Response /* (4000, 20, 2022/09/09) */ Our reputation speaks for itself. We are a reputable company that offer quality work at fair pricing. About 95% of our work is from referrals and we stay extremely busy. In fact, Mr. Paul was referred to us by someone. After Mr. Paul cancelled the project, we were in the process of cancelling all of the Howard County permits for the property. Howard County responded that Mr. Paul scheduled a Final Plumbing inspection working under our Plumber's permit without our knowledge. By Mr. Paul working on the Bathroom that voided all warranties. We will not provide Mr. and Mrs. Paul our Certificate of Insurance. Based on the signed contract, we worked pass *** 2nd draw which was requested after we finished the work on the 1st draw. Mr. Paul promised in Good Faith that he will pay it but did not. Currently, they owe $2000. This is our last response to this complaint. Consumer Response /* (4200, 22, 2022/09/12) */ (The consumer indicated he/she DID NOT accept the response from the business.) Rescue Homes and Repair LLC is unethical. They hired an unskilled and unlicensed employee to perform plumbing work onsite alone this is not what I paid for. All plumbing work completed by a Carpentry, Installer - Rorlando E Ramirez Rojas (License Status: Not found in Inspections, Licenses & Permits).
