On 7/12, k&b was assigned as our contractor through American home shield, our home warranty company, to come out and fix a problem with our HVAC unit which was leaking water and not cooling as efficiently as it should. The company pushed needing a new HVAC unit eventually because ours was no longer produced therefore replacement parts would be hard to find if we ever needed them down the road and the refrigerant used on it is expensive. However, the current issue of the unit was due to low refrigerant and adding 2 pounds of it would fix the problem we had with our unit and it would go back to cooling itself. The technician poured the gas into our system and then took scalding hot water and poured it directly onto our frozen evaporator coil which created a thermal shock and combusted the entire coil causing hazardous r22 gas to leak everywhere into the basement. The technician put electric tape around the hole and said now we need a new unit. Upon investigation it’s clear that the hot water created the combustion and when he did that, he caused the entire coil to snap which is something you do not do with frozen coils. Licensed and experienced technicians will tell you that. Due to this technicians lack of experience and negligence, he caused our working unit to be completely broken and unusable. He took no accountability for repairing this for us or doing what he should do to ensure his customers are not stranded without AC in record high summer temperatures. The owner of this company refused to tell the warranty company that his technician was liable for the damage to our unit making it difficult for us to get any costs covered. What was a non emergent issue which was going to cost us a couple hundred dollars per K&Bs quote for replacement R22 Freon is now thousands of dollars and urgent. K&B knowingly caused damage to our property and is taking no responsibility or actions to remedy it. He damaged $6,000 worth of my property

K&B serviced the mentioned homeowner on behalf of American Home Shield Home warranty company. The homeowner has a contract with AHS not K&B. First visit was because the homeowner submitted a claim to ahs which was labeled ac not working, tech diagnoses was system low on Freon and leaking indoor evaporator coil, left the home and K&B submitted a recommendation to ahs of system needs replacement due to leaking components and system not cooling. Customer continues wtry to run a system that is no. Operational and called us back to attempt a temporary solution of adding Freon , due to customer continuing to try to run a system that was leaking hazardous gas prior to K&B arrival the system froze up and the tech tried to thaw the coil to further take a look to see if he can offer temporary solution until ahs replace the system and correct the problem not temporary, in doing this the smaller line on a 15 year old rusted already leaking evaporator coil leak got worse. K&B has reported this back to ahs as they are covering the replacement of the system but because of agreement customer has with Ahs they are reliable for $3800 not covered which is of no concern with K&B. Homeowner system was non operational before K&B came and non operational afterwards and the agreement with homeowner and Ahs is Ahs will cover replacement but obviously the agreement still leaves the homeowner with charges. K&B is not responsible for the damage to a non functional system

This complaint is bought forth to BBB because the consumer is responsible for the cost of the government-mandated system modifications not the home warranty company. The consumer paid all costs to K&B HVAC services. See invoice attached. First Issue In June 2022, I had a new HVAC system installed by K&B HVAC Services, LLC., and did not receive all the government-mandated system modifications that I paid in the amount of $3,930, per invoice# **** and K&B final receipt for installation attached. Due to mechanical issues with the new system (noise), I decided to get a second opinion from **************** another HVAC company on October 20, 2022, (see **************** invoice #****** attached). My husband and I knew that our home warranty company, ******************** paid for the new HVAC system but not the cost for modifications (see ******************** contract agreement, Item I- Limitations and exclusions:1f-general exclusions from coverage) it was our responsibility. We were dismayed to learn that what we paid for modifications was not fully included in the new HVAC installation as listed in K&B's final receipt for installation. According to ****************, second opinion, K&B HVAC failed to replace the line set, disconnect, and whip. In addition, on the heat pump, the line set is going across the air handler which makes it difficult to remove the blower motor, if needed, and costly. We don't understand how K & B can confirm the completion of replacing a new HVAC system knowingly not complying with the government-mandated modifications nor their own company job completion terms. As of today, a lot of the old parts still exist (see photos) and are worn out from wear and tear and should have been replaced as outlined in the government-mandated modifications. As matter of fact, the insulation shows refrigerant (R22) leakage and the lineset shows lots of oxidation on it, per ****************. We would like to be reimburse on the parts that were not included.

Business Response /* (1000, 15, 2022/11/23) */ After reviewing the customer complaint which just says billing adjustment, we're not sure what that means . Full hvac system replacement was done satisfactorily by way of homeowners insurance company which required them to pay a out of pocket cost which is not any of our concern, that's between them and the insurance company. Job is 100% complete and satisfactory Consumer Response /* (3000, 22, 2022/12/09) */ ***Document Attached*** ****************: Service Date 12/9/22: See invoice attached. Documentation to support that all modifications were not done. Indicated that certain modifications that were not done: Outdoor 1) disconnect box 2) high voltage wire going from the disconnect to the HP 3) Outdoor line set insulation Indoor 1) Also line set going diagonally across the air handler, so it would make it extremely difficult to remove the blower assembly

It has come to my attention the my HVAC system installed by this business was not only installed incorrectly, it was also never permitted/inspected. On or around Jan 1, 2021 I paid K&B HVAC SERVICES LLC to install a new HVAC system. It was installed in a way that prevents access to the air filter. The AC condensation line is blocking access to the access panel. I discussed the issue with AA County lead HVAC inspector, Mr. ******, who also informed me that no permit/inspections are on file for the installation.

Business Response /* (1000, 14, 2022/11/23) */ After reviewing customer complaints, we have tried to make attempts with scheduling a visit to take a look at customers concerns but do to scheduling we have not corroborated yet but we are in talks with customer about addressing concerns Consumer Response /* (3000, 16, 2022/11/25) */ (The consumer indicated he/she DID NOT accept the response from the business.) K&B's statement is untrue and unsupported by the facts. K&B has made zero effort to resolve this matter. In fact, K&B has not responded to any methods of communication for over 28 days (on or about Oct 28, 2022), when they did not show up to a pre-scheduled appointment to review the matter. The issue is now under review by government business/regulatory authorities with investigative authority, and we are preparing to file a tort case for Compensatory and Punitive Damages in California. We are still open to resolving this issue without judicial intervention but the window of time is narrowing. Business Response /* (4000, 20, 2022/12/06) */ As mentioned before we are and have been willing to address this matter all the customer has to do is contact us at 443-433-9588 we haven't and is not interested in ignoring this matter
