      Monthly HOA fee is sent electronically on 26th of every month to infoHOA for 1st of month payment due. Almost every month i receive notice that my HOA fee is late and have in the past been charged late fees which have not been refunded. Desired result is for them to fix their system to recognize payments that are made on time and to stop harassing me with late notices every month that I have to spend time following up verifying payment has been made from my bank. This has been going on for a few years and I have reached out many times to the HOA to resolve with no success.

      THE ISSUE:
      Each month a STATEMENT is mailed to ALL homeowners reflecting their current balance and the amount of the HOA’s assessment for the next month. The monthly assessments are set by the volunteer board of directors comprised of volunteers for the non-profit condominium association.
      For Example, the May 18th statement reflects a prior credit balance in parentheses, the current and next month’s assessment charges and the amount due on June 1st once the credit has been applied.


      THE SOLUTION:
      ******* ****** could pay the exact amount due each month by adjusting the payment amount on the portal. Since the STATEMENT reflect the balance coming due the first day of the next month, ******* ****** could pay one month in advance to see a zero balance reflected on the STATEMENT.


      ABOUT MONTHLY STATEMENTS:
      Please see the attached STATEMENT (not a Late Notie) for the history of the account. We have also included the last STATEMENTS mails to the homeowner. These are NOT late notices. Statements are sent monthly to ALL homeowners.
      Again, these are not late notices, these are STATEMENTS sent to all homeowners reflecting the balance that will be due on the 1st day of the next month.


      COMMUNICATION DIRECTLY WITH ******* ******:
      Since the complaint was received on 6/05/2024 (as of 6/07/2024 at 3:10 p.m.):
      6/05/2024 – We called and left a voicemail.
      6/06/2024 – We called and spoke with ******* ****** but she requested we call her back tomorrow.
      6/07/2024 – We called and left a voicemail.

      Prior to the complaint being received:
      05/22/2024 - ******* ****** email title “Re: aargh!!! you guys drive me NUTS!!!” stating: My HOA fee is PAID MONTHLY!!!!!!!!!!!!!! It is sent out of my bank account on the 26th of EVERY MONTH. Stop bothering me!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

      We Responded: Hello, Thank you for contacting us. This is just a statement for June, even though you have payment set up on the 26th a statement will be sent. This is done for the entire community. Stay safe and have a wonderful weekend!. *******

      In conclusion, we are happy to discuss in person or over the phone how STATEMENTS are mailed with ******* ******. She can call ###-###-#### and request to speak with ********. Should her goal to be a STATEMENT with a zero balance for the future due date of the first of the month she could pay one month in advance.
