Orlando branch in Florida, even after closing, they continue to ask for more documents confirming payments on accounts and loans that are already closed and paid in full. When we submit documentation, it is never enough. The staff lied and said we did not respond to a communication when we have emails showing the confirmation of the received emails from the staff. They then sent a letter from a paralegal saying we had not responded. The staff literally said she had that sent because she "did not want to get in trouble". If you deal with this lender, your whole life could be under a microscope forever. You will be pulling documentation well after closing. Terrible, would have not bought this house knowing what was in store due to this lender.Review from DANIELLE K

Worst of the worst. dealt with Lucas and Nicolas from the Dan SA Team. after being pressure to send all the documents for preapproval, never heard from them again, it has been more than 2 weeks despite calling and sending follow up email. Will definitely never use them again and will not advise anyone to use them. Very unprofessional.Review from Hector C

At our realtors suggestion we reached out to this company to get a preapproval for purchasing a home. After we had 3 in hand from other lenders we thought we'd do a 4th and see. Never heard of this place so why not. We called the number, left a message, no return call, we went on line, sent email, no response, sent a second email and got a reply with someone copied to help us, no one reached out. Couple days later, we called that number left message, the next day we got a call, and talked for a few minutes, got a link sent to us for document uploads and that was the last time we heard from them. They have no website to track your loan progress or see what's going on and no one returned calls so your 100% in the dark. Submitted all documents on 7/25, today is 8/24 and still haven't heard anything. I went with a different lender and have already closed my loan, but if I were waiting on this place, I'd be getting moldy. If you expect to keep communications, be in the loop and keep the ball rolling, this is not your place. Don't waste the inquiry on your credit. Shop elsewhere! This is about the Orlando, FL branch. I worked with Mo S. who during the whole entire process constantly patted himself on the back even before I could on my own & stated they did a perfect job for me. RUN if he says this to you This person is a sly deceiver and will smile in your face while stabbing you in the back at the same time. He hides behind technicalities. This person deceived me into signing two mortgages while presenting it as one mortgage note. He admitted via text he did leave that part out about there being two payments but in his opinion that was all. At the time, I had the down payment but he presented a no money down option with less out of pocket costs as a one monthly payment. Every time we talked about the payment he only went over one payment knowing full well it was two payments included. He presented the two loans as one payment when in fact it was two loans with two payments. He took out a $7K loan with a 9.2% interest rate. There was no reason to take out the 2nd loan when I had $8K to put down. The FBI defines mortgage fraud as - Mortgage fraud schemes are perpetrated by individuals acting alone or in collusion with borrowers, loan originators, or real estate professionals. All mortgage fraud schemes contain a material misstatement, misrepresentation or omission relied upon by an underwriter or lender to fund, purchase, or insure a loan.He admitted to leaving out pricing information that would have influenced my decision on which loan package I selected. Now he hides behind well you read the loan or we went over this multiple times. Yes we did go over it multiple times but he presented it as one loan not two. So yes I read it in the manner it was presented. NFM Lending is bad news. Do Not do business with them without a lawyer. Heidi lied and said in our contract we did not take the homeowners class but she approved the class and i sent the entire email with the certificate attached from the certified councilor. If I could give zero stars I would. Sold my house in Nov 2022 and STILL haven’t received my escrow check, it’s June 13th 2023. They keep sending it to the address of the home I sold. Then, after 6 months of calling and giving them my new address an employee says, “Did you fill out the form you have to sign and mail back in to officially change your address?” I send in the mystery form no other employees seem to know about. They send the check to the old address AGAIN. They should change their name is FML lending.Review from Christine K

If I could give negative stars, I would give a NFM a negative number. Dealing with NFM as we bought this home has been the worse experience ever. I have had several home loans and this was by far the worse from the very beginning. They are incredibly unorganized and will hound you for information after the loan has been closed. You cannot set up an online account to receive online statements. Today, I found out they sold my loan and gave me three days to mail my payment to the new servicer. Thank God I was in town to receive the notice as I had no idea this was going to happen. I am incredibly happy to be done with them. Do not even consider getting a home loan through them. I guarantee you that you will regret it.Review from Cassandra H

Heidi has worked for this company for many years and should already know her job in and out with no mistakes this company has lead us on for over months and only thing they could say was sorry we was new to the process was honest and open just to be told sorry. So we started working with Nick who was great looking to purchase a family home and need a 203k loan so he had to transfer to another dept this is where Mrs. Heidi comes in and start the process we provide all required documents that had been asked of us and even explain the credit what we had and what we didn't have had an pre approval with Nick she was aware of are situation as first time home buyers who didn't know much.. With her working for the company and her job over 20 years you know if someone is going to be approved or denied instead of her telling the truth she continue to string us on as if everything would be fine and where moving in the right direction even had us to get the house appraise, find a contractor getting estimate on house repair, inspection just to come back and say that they where not able to approve the loan we would need to go back and talk with Nick and see what they are able to do for us waist of time just to find out that we lost the pre approval and would need to restart the process over again next year what a waist of time a lot more happen that was wrong and what did we get I am so sorry that she dropped the ball try back next yearReview from Linda G

One word, HORRIBLE!
1.) Representatives are dumbfounded. We refinanced our first NFM loan with NFM again and this has since confused them every time I call.
2.) Automatic payments. We were in the process of closing this loan, and I called to take off the automatic payments. The rep told me ok I took you off. Well she failed to mention that she only took me off for one month! The house took awhile to sell and I was surprised to see my payments automatically deducted after I thought I stopped it. When I called got the usual NFM tagline, "Nothing I can do." They also can't stop automatic payments over the phone. I guess you need to sell your soul to NFM before they can make changes to your account.
3. Just go with ***** bank and save yourself the headaches.

AndyB and Team are the most incompetent, dishonest, unresponsive and untruthful. The first time i received cd i had numerous objections. Conner said i had to sign off or it would delay closing. I refused to sign off until i spoke with Andy. He agreed to make corrections but i should sign doc only to acknowledge receipt and he would send corrected version. Never received corrected version! I was driving to Chicago for closing within 2 days. Kept asking Andy for corrected cd. He kept saying he emailed and having IT problems on his end. Stated this after i told him i have received all other emails. Asked him to photo and text...no response. At the same time couldnt give me info on wire of funds and amount. I had less than 24 hours to set up wire. Closing?? Two hours late. Had the same cd uncorrected. Odd that his emails got lost and closing has same uncorrected figures. Many #s were finally corrected once my attorney started a more active role. BIG BANG to me Andy has 8k figure for loan buy down instead of 4k that was discussed reviewed and presented on first cd. Now i owe 8k. Then his sorry excuse.. my loan figure increased. He did first cd with same figure of loan. I objected of course i said he was not honest based on previous loan figure. Andy's solution wait until Monday to sort it out!! He was fully aware i had to close on Friday. I had told him numerous times i had movers scheduled, sellers had already given extension and i would run the risk of losing the property. This team was completely incompetent at closing. They were all scrambling aroung not getting anything done. I was held hostage to Andy's creative manipulation of figures. Forced to close with objection. I have bought/sold properties for 40 years never have i had such incompetence, unprofessional ,deceit and dishonesty as this group!!. One year and half ago i used same company and loan officer Brian was excellant. This group was an embarrassment. Others at closing said they were the worst ever!!
