I have been calling this company about an application I filed out on 04/19/24. Before I applied I been calling to get information about the property since 04/17/24 .. I have not received any response at all from nobody. I been calling from sun up at 9 am to 6pm everyday since 04/17/24 I have emailed on 04/22/24 With no response , I am being told to call chunk and I have left voice messages and send a text message and still no response, this is very frustrating and unprofessionalReview from Neal B

TERRIBLE!! We got sold for sure. Shanicka will help you in the beginning and then disappear to let virtual assistants handle your property from who knows where. They have no boots on the ground. They send you documents with a bunch of legal jargon to ensure that they aren’t responsible for anything including managing your property. They found us the worst tenants that barely paid and ruined the property. Left us with a 6k turnover and 4k water bill because they never fixed the toilet or told us the water bill needed to be look at. Not including the mortgage we had to pay monthly without the rental income. The virtual assistants are not capable of handling properties in the city of Baltimore. DO NOT LET PROPERTYWIZE MANAGE YOUR PROPERTY!! Shanicka will never call you to rectify any issues and cares less about the property and owner. Their communication is poor and if you bring up this review she’ll tell you to ignore it but this sadly this is our actual experience and there’s so much more. We were ready for a tough turnover form the tenants eviction but their inability to take responsibility is the worse part. I was really saddened by this experience because we trusted that she had our best interest at heart. Manage your property on your own before you go with them. Property Wize is a predatory company. I have been in negotiations for almost 2 months with them to rent a property. The week before I was set to move in, they sent me the lease. There was nothing reflecting what the house included(stove, washer, dryer, etc.) noted on the lease. They also leased the parking pad to someone else after telling us that it was included with the property. They refused to do anything about it. The day before my move in date I went to see the property to ensure it was ready for occupancy. It was not. There was a leak in the basement, holes in the walls, termites/ants in the porch, cupboards painted shut, holes in the fence among other issues. They issued me that lease in order to get me to sign it, so that I would then be liable to fix any and all of these issues upon leaving the house. Now thanks to their laziness and ignorance I cannot move into a new home. Their agents do not give you a number to reach them. You have to call, leave a message, and wait on them to call you. They know how bad the market is right now, so they are just putting unfinished houses on the market because they know people are desperate for housing right now and they can get tenants to pay for fixes on their landlords buildings by swindling them. Im disgusted by these people. And now I may have no where to go. Thanks for wasting my time and money Property Wize.

Hello ********. Unfortunately we are a third party management company which means we 0% ownership rights to the properties we manage. We do include that disclosure in all advertisements. We also allow tenants to submit a full list of move in issued prior to moving in. Upon checking you submitted those items and everything listed was completed by the property owners contractor. We had no prior knowledge the rear parking lot was rented as well. Because you were not happy with the final results of the property, we are wanting to know what we can do to assist you in exchange for you removing this review since this situation was not the fault of PropertyWize directly.
