      I purchased my first home on March 6, 2024. During this process, I was working with my realtor, Antonio S******, from Keller Williams Flagship of Maryland to make sure multiple issues were addressed and repaired by the former owner of the property, ******** ******. I paid for 3 home inspections which reflected issues regarding electrical, plumbing, and roofing repairs that needed to be completed by licensed professionals. My realtor, Antonio S******, guaranteed on multiple occasions, that the multiple electrical, plumbing, and roofing issues were repaired by the former owner, ******** ******. My realtor, Antonio S******, also claimed he did the final walk through in my absence. Unfortunately, Antonio S******, failed me as a first time home buyer. As of today, when it rains, it leaks in my house due to the roof never being repaired. I have no working heat or air conditioning due to the prior owner, ******** ******, having someone bypass the fuses and safety systems within the furnace. There are multiple electrical issues that were never repaired. However, Antonio S******, reassured me that if the repairs were not done, the prior seller had a legal obligation to finish the repairs even after I moved into the property. He also advised that he would make sure everything was done correctly. This was definitely not the case. As a realtor, Antonio S******, did a poor job advocating for me as a first time home buyer and making sure the repairs were actually completed. I feel as though my realtor was more concerned with not upsetting the seller of the property in order to complete the sale instead of making sure that I was purchasing a home without any latent defects.

      Antonio S****** is an independent contractor Realtor in our office.  As the Broker / Owner of Keller Williams Flagship of Maryland, I have experienced positive feedback in Antonio's work ethic and his fiduciary to his clients.  This is the first Complaint on Mr. S******.  The Consumer has not contacted me, as the Broker.

      With respect to aforementioned property,  Ms S*** had a property inspection with a licensed inspector who gave Ms.S*** a full Report.  Antonio S****** negotiated on behalf of Ms. S***x, Seller Repair items. The Seller agreed to repair those items upon.

      Ms.S*** also did a repair walkthrough along with her Licensed Property Inspector on February 26th. According to Antonio, the buyer said at the repair walkthrough "I'm happy because Seller fixed the major things".  A few minor things were not completed.  Antonio contacted the Seller, who subsequently conveyed to him that the minor things had been Repaired as well.

      In the Contract of Sale Antonio used to protect the purchaser, there is a Mediation Clause that the purchaser can invoke in order to resolve any problems that she has with Seller, now that she has moved in. Mr. S****** is not a licensed Electrician, HVAC person or a Roofer.  He is unable to see Latent Defects, which is why Ms. S*** hired a Home Inspector, and took her Home Inspector on her Walk Through.  A

      Ms.S*** indicated the desired result is "to complete the job".  That would have to be performed by the Seller.  Please consider removing this complaint and re-directing it to the Seller and utilizing the avenue provided in the Contract of Sale.

      I am definitely not happy with the answer provided by the broker (company) Keller Williams Flagship of Maryland. Their realtor, Antonio S******, did not verify that all of the requested repairs were done. He also guaranteed that if all the electrical, plumbing, and roofing repairs were not completely repaired by the seller, they had a legal obligation to finish up the repairs even after I moved into the property. On March 10, 2024, I sent an email to my realtor advising him of my concerns and wishes to rescind the sell due to the repairs not being completed. However, responded close to a week later advising he was sorry. It currently leaks in house when it rains due to roofing issues that my realtor claimed he verified the seller repaired. This response from the company is unacceptable and the broker (Barry H***) was made aware of my concerns and did absolutely nothing. I will be filing another complaint or seeking legal action.

      I hired Keller Williams (Kevin H*****, Agent License #*******, Broker Barry H*** #************ ) to sell my home and assist me with the purchase of a new one. We were involved in two transactions to sell and in both cases clients backed out and one for no apparent reason. The monies that were being held are still being held because my agent does not know how to do the job. Total outstanding, $15,500. In addition, I lost another $2500 for a deposit that I put down on a new home, and because I didn't sell my home, the other got sold and they are attempting to keep my $2500 deposit. I would like to get to some kind of resolution to my total $18,000 outstanding.
