    Complaint Type:
    Service or Repair Issues
    Status:

There are many outstanding maintenance issues that have not been addressed over 3+ years despite multiple submitted requests and ongoing *** fee increases. These are outstanding maintenance requests and issues that stem back over 3+ years and have been voiced and maintenance requests submitted by multiple homeowners in **** **** to IKO. In a memo to ************************* of IKO, dated January 19, 2021, I requested that many of these issues be addressed. They have not been addressed, but instead the *** has raised our monthly dues 3 times in the last 1-1/2 yrs.Multiple requests have been made by homeowners for assigned par**** spots. There are renters here that wholesale multiple cars (over 4+ cars), guests that come and stay for long periods of time with multiple cars and commercial vehicles being parked all of which have ***************** par**** permits. They are ta**** up par**** spaces for homeowners. Thus, us homeowners, are having to park 1-2 blocks from our homes. This is a safety issue. I have sent ********************* multiple emails regarding this issue and she has stated that it needs to be taken up with the Board. I asked her to add it to the Boards Agenda back on 7/19/21. I have received no response from either ************** or the Board. I would think that if us homeowners are paying for almost $400.00 a month, we can at least have a guaranteed par**** spot. We have requested that legal enforcement of par**** passes issued by the ***************** and IKO for any cars parked without a current par**** pass and for vehicles cars are parked on the wrong side of the street. Quite frequently, there are a number of vehicles that park in front of the fire hydrant next to my home. This is a violation and safety hazard and I've called the *****************. The police won't come issue citations. Par**** is a mess here. I talked to ********************* of IKO and she stated that I would have to take it up with the Board. I asked in the memo dated 1/19/21 to ***** to have the Board discuss this issue. To date, I have received no response from ********************* or the Board on this issue. Everyone seems to be passing the buck on this and us homeowners are getting nowhere. I'm sure that there are many homeowners that are not paying their ***************. We, the paying homeowners, are absorbing the deficit on deficient assessments. We aren't being told what is being done to collect against those deficient homeowners. There was a charge of $3246.00 for legal fees spent last year and no one will tell us what that was spent on. For FY2022, the budget that was just distributed to the homeowners on 2/27/23 for last year states that there was $5942.50 spent on snow removal. We had no snow removal. Where is the money? We aren't being told. This is fraudulent. Those paying homeowners should not be responsible for the increase in assessment for the collection of dues, but instead, the legal fees should be added and accessed to the homeowner that's dues are not being paid and a lien should be placed on that property. The trash receptacle is a disaster. Many people just throw their trash on the ground and rats and squirrels are getting into it. There are people are throwing their furniture outside of the trash receptacle. They aren't supposed to do that. It looks junky and trashy and it sits there forever because the regular trash guys don't pick up furniture. *** is not managing the property. I am sure that no one has visited the property to walk thru to assess the maintenance issues. In summary, there are multiple work orders pending over the last 3+ years that have not been addressed. General maintenance issues like replacing ***** lights on the backs of the building, putting up shutters that have fallen off the buildings, replacing draining pipes along the backs of the buildings, replacing dead bushes and trees that were removed 2 years ago, fixing broken pavers on the front walks and painting backyard fences are not being fixed. Complaints of budget issues stem from IKO Management stating there's no money in the budget even though increased fees have continuously been assessed to homeowners and yet, still no maintenance is being done.IKO Management is horrible to work with. They are constantly passing the buck on responsibility and claiming that although they continue to increase ***************, there's no money maintain the property.

IKO manages the townhouses where I live, back in April one of my neighbors houses had a flood that affected my house. We had water on our basement. I contacted IKO, complained about the smell we had, the moldy smell. The company the hired to dry out the water broke the walls of the basement sa part of the cleaning process. They were never repaired. I had emailed James B**** and Marcia G***** MULTIMPLE times and nobody answers back. I had to pay out of pocket for the repairs. This is the WORSE management company. They charge ON TIME, they take your money right away but when it comes to repairs I had the worse experience ever!! For those who are buying a place where IKO manages the HOA or condo fees, please RUN AWAY!!
