      ********** condo in Edgewood Maryland are our property managers. Ever since our community has become a horrible community. We pay hefty dues and get nothing for it. Our buildings need care, new building doors, new hall carpet, lots of issues like branches of trees falling off, major problem is trash. We have drive by trash dumping of all kinds of things like sinks, lamps, chairs tables and even clothes. Now residents have no room for regular trash. I as a joke owner have to pick up parking lot trash and cut the rose bushes out front. We also have renters downstairs who run daycare center and no one does anything to address these problems. We complain and complain but no change.

      We are in receipt of the review left but wish to provide some clarity. The review you are leaving is for Tidewater Property Management which is a separate corporation from your association. We are a managing agent and not the specific condo association that you reference in your review. While we do manage this particular association, the association itself is governed by the Board of Directors which are elected owners by the membership. Additionally, please understand that the community has an annual budget for community expenses. We are working hand in hand with the Board of Directors to pursue long term solutions for the community that would remain within the budget. Excess expenses for the community may result in higher monthly Association dues for each unit owner. To avoid this, the Board of Directors will be addressing items of high concern in a phased approach. According to state law, in home daycares are permitted. All unit owners are strongly encouraged to attend the Open Meetings for updates, expressing concerns and/or questions directly to the Board of Directors.       They do not take care of their properties. I have had my front door broken since March 2022 due to a faulty water heater, the fire department had to break down the door. Every time I speak with James(rental property manager) he's says he thought it was already fixed. Even though I've put in this front door complaint 7 times. Same conversation since March and yet nothing has been fixed. I have also had troubles with my HVAC, roaches, and water bills. They are very slow with responding and taking care of complaints. When threatened with escrow however they tend to move faster.

      Thank you for the opportunity to respond. We are sorry to hear of your concerns on the maintenance in the unit. We have reviewed your past maintenance requests and any outstanding completion of these requests. For the water heater, it was found to be leaking over the weekend and another tenant in the building reported this to the fire department. As no one was home to provide access, the fire department accessed the unit to shut off the water that was causing the leak coming from your unit. In the following days the hot water heater was replaced and any damage was mitigated and corrected. We then had the maintenance team out to install a door guard on the unit door and noted the unit door was working correctly. When we received notice that there was still an issue with the door, the property manager reissued the work order to another vendor to come out and take a look at the door. The property manager provided you with the contact information for this vendor as well so that it could be scheduled. Per communication with the vendor, there has been difficulty scheduling a cohesive date and time for the repairs. The vendor will be contacting you again to work on getting this scheduled with both parties availability. As for pest concern, the building is treated monthly, as well as individual units when needed. Your unit has been treated as requested.

      This company is not helpful and takes advantage of their customers. We had to end our lease early with Tidewater. Per our lease agreement we paid the extra two months rent (on top of our current mortgage) and made it easy for them to bring potential renters into view the home. We were very accommodating, while they have not been. We left the property clean and in good condition. When it came time to receive our security deposit, they made sure to hold the security deposit for the full 45 days. Which put us in a financial hardship. When we called to speak with someone about it we were given the run around and sent to voicemails and told they have 45 days. This company needs to work on their customer service.

      Thank you for the opportunity to response. We are sorry to hear of your concerns in regards to our customer service. However, please remember that on March 2, 2022 you signed and agreed to the terms for early termination with the landlord that they would allow the property to be listed sooner then the end of the lease in order to find a new tenant. With this agreement, you are still fully responsible for all terms of the lease including the rent and utilities until a new tenant were to move-in. Also noted on the signed agreement "All other terms and conditions of this Lease shall remain the same.". Per section 5 of your lease agreement the security deposit is to be closed out within 45 days of the termination of the lease May 31st, 2022.

      You are absolutely right in regards to the lease and yes you do have 45 days to return the security deposit, however, you can close out earlier if your company chose too. The truth is this did cause us a financial hardship when we were extremely good tenants and paid on time.

      What I was referring to was your customer service and how accommodating we were with your company while we were in the middle of trying to move and had a child under one. Yet, Tidewater was not accommodating in the end and extremely difficult to get in touch with. The truth is it is just poor customer service on Tidewaters part.

      I reported this to the BBB because I want people to be aware of how Tidewater treats their customers.

      Please note Tidewater Property Management is a third party management company. Your lease agreement and lease addendum for your requested early termination, that you reviewed and signed, was an agreement of terms between yourself and the landlord. The lease and lease addendum, once signed, is a legal binding contract with both parties agreeing to those terms. Tidewater Property Management followed those terms as agreed by the parties.

      Worst property management company ever. I started renting in 2013 and have had my fair share of bad management. They had not even properly cleaned the HVAC system. The intake vents were covered in thick dust and I had to insist that it gets cleaned because if there is mold that could be a health issue. The guy they hired didn't even want to treat for mold the day they cleaned and the guy told him that if it comes back positive I'm going to have to comeback anyway. And guess what mold was found. The original contractor they used had a horrible attitude and did bad work. I think that they just hired the cheapest people. My washing machine went out and the gentleman came and fixed it with a rubberband instead of replacing the piece and I found this out because it broke again and the gentleman that came in showed me how it was jury rigged and that it couldn't be fixed. The tiles in the kitchen started cracking and I put in a work order in October 2015 and it wasn't until I sent in a complaint to the housing authority that anything in the house get fixed until 2017. I had put in a complaint about the living room window not staying open as well and they cancelled that too. When he finally walked through he also found that they used the wrong piping to vent my microwave they were using the duct work for a dryer which was a fire hazard. It took 3 tries to fix the floor because they did it wrong. The first time they just replaced the tiles that were cracked which was fine to me because its a rental and they could replace it after I left. When the property manager came in he didn't like it so they hired someone to replace the entire floor. What was supposed to take 3 days took a week and it was not level so they wanted to do it again. This time the raised the floor which made it uneven to the living room (making it a tripping hazard) and blocked the dishwasher so if there was anything wrong you couldn't pull it out to fix it. The fridge was molded on the rubber, which I told them, but per my lease I couldn't change it and nor would they. I complained about my front door and once again didn't get fixed until the housing authority came out to do an inspection to renew the owners rental license. On top of that the communication between them, the owner, HOA and myself was null and void. If I didn't bring it to their attention they had no clue. I had to constantly ask to see my water bill when they would send emails and say you owe this amount. I would email and call and leave voicemail and would not get calls back. The final straw was putting a work order in the beginning of July for a nonworking microwave and still not having it fixed when I left 31 Aug. If are thinking about using them for managing your property don't!

      Hello,
      We are sorry to hear of your concerns during you long tenancy from 10/2013 till 8/2021. We have reviewed your concerns on a few maintenance issues you mentioned and have record of the completed work and HOA communication noted below.
      -The Air Duct Cleaning was completed in 11/2013 by a licensed and insured vendor
      -The washer machine was repaired in 12/2014, the vendor replaced the clutch assembly at that time
      -For the kitchen flooring work order was submitted 10/2015 that the grout was coming out of the kitchen floor. We reported this to the landlord at this time. When reported the tiles were cracking in 10/2017, the landlord approved the replacement of the cracking tiles. The license vendor replaced 10 cracked tiles and the grout. When other tiles started to crack in 12/20217, the landlord approved full replacement of the kitchen tile flooring at that time by a licensed vendor. The floor was originally installed before Tidewater Property Management had managed the home.
      - For the microwave this was replaced in 7/2017 due to the control board being bad. This vent pipe was there before Tidewater Property Management started management of the home. During the rental license inspection in late 9/2017, the inspector asked it to be removed. This was repaired 10/2017 by a licensed contractor.
      -For the window this item was also reported during the county rental license inspection in late 9/2017, the window balance was replaced in 10/2017 by a licensed vendor.
      -For the fridge, we do not have record of a work order submitted for this. As per your lease agreement, it is the tenant's responsibility to keep the appliances clean and in good order.
      -For the front door, we received a violation during the rental license inspection from the county they would like the door trim replaced and sealed in late 9/2019. The front door was repaired by a licensed contractor in 11/2019
      -For the HOA communication, unfortunately they would only provide the information directly to the landlord only. Once they landlord received the information, they shared it with us which passed it along to you. The HOA also handled the water billing, they would send us the amount quarter to pay.

      Again, we are sorry to hear of all your concerns after you vacated the home but as noted above all items we corrected in a timely manner by a licensed and insurance contractor. As you are aware over time items stop working or need repair, and with you renting the home from 2013-2021 these types of repairs are needed throughout time.

      Yes you did have issues fixed. However, it was by licensed vendors who did poor work or was years later (the kitchen floor) or only after the county told you to even after I had complained about it (the floor and front door). I saw the clutch wrapped in a rubber band that was "fixed" in the washing machine as well as screen shots that show were the complaint that I entered in 2015 for the floor was deleted out of the system. And yes I know that over time items may need to be replaced or repaired I have rented long term before. That was not the issue. The problem was the time that it took and the vendors that you used that did poor work, work that you never checked after they were done to make sure that it was done correctly and to determine if they were up to par.

      This company is awful! Will not get work done in a timely manner and will ignore emails from customers over and over. I'm walking around on torn up wood flooring with splinters and mold due to their incompetence.
