    I would like to share my experience with HFS from 2017. Recently, I stumbled upon some old emails from HFS and realized that I never left a review, which seems to be an oversight. Here’s my review: Our interaction with HFS was entirely positive. They were open and honest right from the start. Before checking our credit, they inquired about our credit score and debt-to-credit ratio, specifying that it should be 30% or lower along with a minimum credit score requirement. They advised us to reach out again once we met those criteria. A few months later, we called back to initiate the application process, which took about two months to complete. HFS was transparent about their fees, and whenever I had questions (which was quite often), they addressed them without hesitation. As a determined person, I followed up with emails if I didn’t receive a response within a few days, though this only happened a couple of times. Most of the time, their replies were prompt. After reading some other reviews, I was surprised to see that others did not share our positive experience. I even recommended HFS Financial to a few friends who were also looking to secure a loan for a swimming pool.

    This company is not ethical! Zero transparency and flat out lied to us. I am not disgruntled just don't want anyone else to get the run around like I did, take a hard pull to their credit or expose personal information to this company. This company should be investigated! Buyer beware! Find a more reputable company to service your loan.

    Thank you for your feedback.  Your loan was prequalified and a final and single hard credit check was performed thereafter.  At that time it was denied due to past credit history. 
    We are sorry that we were not able to get your loan funded at this time.  As such, we have put in another request to have the loan re-examined to triple check that there are no other options at this time.

    Credit score of 816 & 824 ...jumped through all hoops with horrible communication on their part. Income over $300k, sitting on $200 in equity, all easily verified yet day it was sent to underwriting, it was denied within 5.5 hours with no explination. We are beyond shocked.

    Thank you for your feedback. We can understand how frustrating it can be to start a process with certain expectations only for those to change. I do see that you have been submitting loan requests for home improvement financing through HFS since August 2022. Since then you have submitted 5 loan inquiries. Each time choosing not to proceed, with the exception of the most recent on in 2025. For that one, it was determined during final underwriting that the home was ineligible for the loan program you requested as the home is in a trust. HFS was not aware of this when you initially submitted your 5th, most recent loan request.

    Not much communication. Does not return calls or messages. Denied a loan because they could not prove ownership. But refused to accept the deed. And when sent information for an online search proving ownership. Refused to return calls.

    This company seems like a scam after all I went through with them. They called us and told us we were preapproved and told us the terms of the loan. Then asked us to submit all the documentation and jump through many hoops with very little communication via automated emails and a couple of other emails they sent a denial stating they couldn't confirm any information. That is bull!! we sent in all documents proving information. Anyways no one will answer their phone or call back. I did get a text message that stated we were denied but no phone call.! This is poor business and never have I felt so disconnected from a process of a loan. I guess I'll just go to my local bank now instead. SCAM ALERT that is what this feels like a BIG SCAM! very fishy!!

    Your loan was unable to be fully processed due to inability to verify information.  HFS has successfully assisted homeowners in funding billions of dollars worth of home improvement loans.  We are sorry that you were unable to facilitate funding on our platform.

    While we disagree with your assessment that HFS is a scam, as we certainly are not, we do respect your right to an opinion and hope to do better to be more communicative in the loan process for all consumers. Both those whom are approved and those whom are unable to proceed with funding.

    After experiencing the same denial as others on this review board, I strongly suggest that this company is looked into. I called them several times trying to find out where my loan status was in the process of being reviewed and received no phone call back. If they would update the online portal accordingly, I would not have had to call. They told our pool company that the loan would fund within 3-5 business days, but we had not even discussed the final rate. Our contractor started preparing everything and we did not know our rate. At the beginning of the process, they stated that our rate is not final until they pull the credit report (hard pull). They denied our application stating they could not verify our information which is easily addressed. I called their phone number from my phone, my husband's phone and our work line. We received busy signals from both the numbers we have on file, but our work line went through with ease. I then called from both the numbers on file using *67 first and the calls went through. I have this ALL RECORDED for proof. So, you cannot deny as you have in other responses that you do not blacklist. Once I got through, I spoke to Amanda who refused to put me through to the processor, Tracy (or Tracey) or the manager, Tavia. She also would not re-release their names, but I already have them. She said, you will have to find another lender and hung up the phone stating that she had customers to tend to. We were blacklisted because we were asking our final interest rate. I thought that was absurd, but after reading other comments here, I am convinced that they just decided to not deal with us. I have filed a complaint with BBB and I fully anticipate to see this through because no company should be able to blacklist potential borrowers based on inconvenience. You could rectify this yourself by not asking for us to upload the same documents several times, respond and be able to confirm information about rates and update your portal.

    Hi Lori, When you submit a loan inquiry via the HFS platform you agreed and authorized HFS to keep you and your contractor abreast of loan updates as these are home improvement loans and it is important that all parties involved are aware of the timelines and status of the loan. This is done as a benefit to consumers and home improvement contractors. It is quite a standard practice throughout the home improvement loan industry.

    After 2 months of back and forth, and my last two years of business and personal tax returns, I was denied. No explanation, but I think its because I criticized the loan process and told them this was the last time I uploaded the same docs a forth time. I'm surprised this inept company is still in business. **** financial got me approved in 4 days with less tax returns and just off my W2 income, and they give a discount for veterans. If you are reading this, I'd suggest you start with ****, and use HFS last. If HFS is you only option, you better have all the details and files for the last 2-5 years ready to upload multiple times. Do Not Recommend! Sorry HFS, you tried and failed.

    HFS would certainly never cause a denial of a consumer due to them criticizing the loan process.  HFS assists tens of thousands of homeowners a year in financing their home improvements.  We are not able to successfully get all consumer approved and funded and based on verifications pertaining to identity, income, homeownership, and more, occasionally stipulations are added to a loan request.

    Your orignal loan inquiry in August was canceled at your request.  Subsequently you submitted a new inquiry in October which we were unable to proceed with due to inability to verify (adequate) income.  Ultimately, we are happy to hear that you loan inquiry was approved and that you can start your project.  We are sorry for any delays that you experienced and appreciate your feedback so that we can learn in which areas we can grow to assist future homeowners.

    My first loan application I was denied due to collateral requirements when HFS advertises no equity needed. I was convinced to apply again and was declined due to not being able to verify home ownership even though all the requested documents were submitted. Absolute waste of time.

    Hi Larry, The HFS platform does have certain requirements to verify homeownership as these are home improvement loans. For many of them, homeownership is required.

    They do run your credit and they denied me without even a follow up question and I have a 760 credit score. Do NOT waste your time!! My husband applied as well and was told his ratio income to debt ratio was off. We both make over $100k each and his credit score was 790!!
