I hired Sentinel Inspections to conduct a thorough assessment of a home located in Washington, DC. During the first inspection, ***** from Sentinel Inspections highlighted moisture from the second-floor bathroom and included it in the inspection report. Based on Jamal’s assessment, the seller was required to repair several items in the bathroom to prevent water leakage. ***** also noted in his report, “The repair work will likely involve the removal of drywall in order to perform repairs. The extent of the repairs cannot be realized until drywall is removed.” In the re-inspection, ***** ******* gave the home a “Satisfactory Home Re-Inspection” rating. ***** *******, a professional expert, was to ensure that the seller addressed all of the major concerns and that the house met all HPAP’s requirements. The HPAP re-inspection form he signed reads as follows under “Satisfactory Home Re-Inspection”: Based on the initial inspection of the above name property, the inspector and purchaser certify the following certify the following concerning the above referenced property: · Appears to be structurally sound and that all electrical, plumbing, and mechanical equipment appear to be in proper operating condition at the time of inspection. The problem is that Sentinel Inspections did not check the plumbing of the bathroom causing the leak in the first or second inspection. This negligence is evident because the drywall, as recommended, was never removed, and after moving into the home, two related issues were immediately identified. The plumbing was not properly installed, which can be viewed without drywall removal, and the structural support under the bathtub is inadequate and a safety risk. Sentinel inspections did not once check the plumbing or the structure of this second-floor bathroom.Business response

Dear Dispute Resolution Team,
We are very sad to hear of the issues our client is having following our home inspection. We do our best with every inspection we conduct, and strive to be genuine and honest with all our clients. We conducted the original inspection and discovered a leak in the ceiling if the home, following running the water in the bathroom. The client negotiated with the owner of the property to have the leaks addressed. They agreed and provided documentation of the repairs that were completed. I stated to our client that we can not warranty any other contractors work, and to ensure that proper licensing and contact information is provided in case of future issues. We conducted the home inspection and ran water throughout the house and the area did not leak. We do not feel that we were negligent in this matter.
