I used Universal Title at theirs Falls Church location to handle the purchase of a home. As part of that purchase, the sellers requested a seller's rentback, which included a security deposit. Universal Title assured me that they would hold onto this security deposit and would only release with my permission, as I was very concerned about the sellers damaging the home. Unfortunately, I was right and the sellers did cause some serious damage to the flooring and I attempted to work with them to get the damage repaired. During this process, Universal Title released the security deposit back to the sellers, after which the sellers refused to work with me to repair the damages and, instead, mandated that I work with another party to address the repairs. Universal Title acknowledged that they did not follow their standard practices and did not execute the written contract correctly. However, they did not take any steps to rectify this mistake and said that I had to work with the sellers to attempt to get them to pay for the repairs. I am frustrated because I paid them a significant fee to settle this transaction, which included handling this security deposit. Instead, they acted contrary to written contracts and against my best interests, placing me in a very vulnerable position when trying to negotiate with the sellers.Business response
