      I went under contract to purchase *** owned property in *********** back in early May 2023. Ijara CDC is the mortgage company I was using. Due to being *** owned, there were strict guidelines on the inspection and de-winterization. The mortgage company was notified of these guidelines, and we decided to go for FHA 203(b) loan so that I can close on the property without turning on the utilities. I have also had to extend on the contract multiple times while $25/day for extension in order meet the plumbing and other repair estimates required by the mortgage company.It seemed like every week they had a new requirement from the underwriting team, and never gave me a complete list of tasks/requirements to close on the property. Finally they let me know that the loan was approved and I should do my appraisal. I paid to have the appraisal done, but without turning on Gas and Water as I previously notified Ijara CDC. Then they cam back last week saying I need to turn the utilities on for another appraisal; but did not want to commit to this being the last requirement for the close. I do not have access to the *** owned property, can get any inspection work done past the original inspection period to actually have the gas company turn the gas on.So, my option was to extend my contract again (it has already been extended 45 days), and trust Ijara to do right by me even though they have shown no effort/diligence for me to do so. But they also do not want to decline the loan in order to get my ******* deposit back. So, because of Ijara's actions and lack of efforts I am out of around $2K+ and 2 months of my time with nothing to show for it.I need to move to a new place soon. I have a two year old, and a pregnant wife with uncertainty about our living situation due to the negligence by Ijara CDC.

      We clearly state on our website that we are not a lender or a broker, the lender in **************** case is ******************* he is asking for a denial but his file was not denied, he elected not to complete the requirements to complete his final approval.

      Better Business Bureau:

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.  For your reference, details of why I am rejecting this response appear below:

      The business claims that I have elected to not complete the requirements. I have asked the business to provide me with a list of requirements. The business never provided that, and kept coming up with new requirements every week. I think the business should acknowledge that they have confirmed with HUD that their last requirement was not possible to complete based on HUD guidelines. If the business carried out proper due diligence and decided on a list of requirements from the starting point, we could have avoided the long contract period and unnecessary expenses the business instructed me to incur.

      And now on top the unprofessionalism and operational deficiencies the business is now claiming that I 'refused' to complete the requirements. So, not only are the unprofessional in their dealings, they are now resorting to accusatory behavior to hide their own mistakes and inefficiencies.
