      Heritage Home Inspection, LLC performed a home inspection at the end of January 2022. I moved into the home in Mach of 2022 and began noticing issues with several things in the home. After moving into the house there was a period of about three months that I stayed at another residence. February 2022 bedroom #3 the ceiling light kept flickering and in several rooms when multiple outlets were being utilized power would be reduced to other items or power would completely go out.March 4th electrical outlet near the basement wash tub not working at the time March 22nd-23rd Basement flooded March-April several times there was standing water in the garage in certain areas April 1st electrical outlet on kitchen bar works intermittently April 1st toilet water leaking into the basement April 1st electrical outlet by dining room table not working properly April 2nd large amount of pain peeling from garage floor April 4th kitchen sink leaking April 21st several ants in the bathroom (bedrooms) coming from the bathtub piping May 1st toilet leaking into the basement March-May 2nd significant intermittent toilet water levels changes May 3rd bathtub draining slowly May4th down spouts on side of house buried; no tiles End May-June rotting under back yard deck June 2nd wall by bathtub cracking; repaired improperly June 11th light timer in garage broken; never inspected; opening was painted shut It was recommended that I have the septic tank drained by realtor in spring 4M's Septic stated the tank had collapsed and tunneling due to long term leakage. I was told that the ground on that side of the house was unsafe to walk on or mow. Ants in the bathroom were due to broken pipe.March 2022-2023 intermittent issues that the automatic garage door opener. March 2023 Dover Doors was called to inspect the problem and the indicators was taped on; not secured properly Requesting refund of services and damages for improper inspection. The website states septic inspections are done.

      Hi,

       

      I received a customer complaint from the ********************. I provided an inspection for this client on 12/21/2021. The customer had reached out to me several months after regarding several of the concerns. I immediately returned do go over such items. Many of the items were not an issue or were covered completely in the report with photographs.

       

      I took many photographs of the property of "assumed" issues. This complaint was properly handled on our behalf and they were given options if they believed there was an improper inspection, to include the proper process. She was given, and signed, our inspection agreement and this is directly attached to the report given.

       

      I will not be discussing this with her through the BBB response portal as many of the accusations are false and I have photos from the inspection, report, and follow up visit to prove this. 

       

      A few exapmles:

      "March 4 electrical outlet not working" - It was a GFCI outlet that needed to be reset.

       

      "Basement flooding"- I took many photos of the basement post inspection, no idication of leak and owner could not prove any such water or documentation of clean up.

       

      "April 1st toilet leak" - Toilet was flushed 3 times in follow up, never leaked and no indication of leak. (photos taken)

       

      "Outlet by table not working"- Follow up visit confirmed the outlet is  switched, meaning it works by turning on a switch and I showed them how. Common in many older homes.

       

      "Standing water in garage" - Language with photos in the report state "Cracking and settling observed on the slab, this may caused pooling water or similar and future repairs may be needed", "garage floor elevation at the overhead door is lower than the driveway. This may cause water to leak into the garage"

       

       

      I could continue and as stated this was addressed with the client. I will be available Monday after 11:30 am if you would like to give me a call to discuss.
