      I lived in one of their units for 28 years. When I moved out they overcharged me for things that should have been replaced years ago.

      I lived at ********************* in ****, ** from 2018 - 2022. When I moved out, the apartment was spotless, but a month later, I received a bill in the mail for $236.35. When I asked them why I received this, since the apartment was cleaned thoroughly when I moved out, I wasn't given a straight answer other than the carpet had to be replaced. Eager to just be done with the apartment and this property management company all together, I paid it and moved on. My experience at ********** was not good. Bad, discolored water, leaking in the bathroom ceiling when the person above me took a shower and the water would barely get **** warm. I would've moved out much sooner had it not been for the pandemic. Fast forward to (May 2024 / 2 years later), I applied for another apartment and was denied. The reason: Edward Rose and Sons has a negative **** on my rental history. The apartment complex just said it was a bad report from Edward Rose. I didn't have details at first because I hadn't received the email to request the report yet. However, I did call Portsmouth and they confirmed that everything was paid, when I called Edward Rose and Sons, they also rudely said I did not owe a balance. When I received the report, the amount of $236.35 is listed as a write off on my report as if it was not paid and they had to write if off. This is INACCURATE. I've called Edward Rose back, left a few voicemails for someone to call me back, but I haven't received a call back yet. I also sent an email through their website, no response. Why would something be reported as a write off when you obviously got the payment for it? What are you writing off? and WHY would you do this to negatively reflect on my rental report when its NOT TRUE. I have the proof that they received the money. They also SAID they did. I will be disputing this with Experian, but the lack of response and obvious misreporting and fraud is UNACCEPTABLE! Avoid renting apartments with Edward Rose and Sons at all costs!

      My experience with this company has been nothing short of a nightmare. Initially, things seemed promising, but a cascade of issues arose, and the management's handling left much to be desired. The dryer in my apartment consistently reeks of food from other units, a problem unique to the dryer alone. On multiple occasions, I encountered a gentleman so intoxicated he was passed out in our complex parking lot. Additionally, there were instances of people smoking inside their units, causing the smell to infiltrate my bedroom and living room through the vents. When inquiring about additional fees owed, obtaining a clear explanation or resolution proved to be a painstaking process. I strongly advise avoiding this management company. While they may appear reputable from afar, internally they are deeply flawed.

This is not common and I will definitely look into all your concerns and sorry you were not able to work with me while you lived there to correct these issues.       A dream turned into a nightmare is what my experience has been with The Creek. Its an overpriced ghetto and I feel SCAMMED. Moving here was the worst mistake Ive EVER made. The female that lives above me must be an aspiring pornstar, wailing from night until morning. They stomp when they walk. Blast music and the list goes on. Then I have to choke on their marijuana fumes. This has been UNIMAGINABLY disturbing. Imagine not feeling at home in your own home. I made the property managers aware of this. ******* was kind and empathized with me. But unfortunately they have done nothing to assist. I was advised to have maintenance come at the wee hrs of the morning to verify the noise. If they knew the story of *********************** (deceased) (murdered & alleged sexual assault committed by the maint man)They would understand why, I am uncomfortable with having a random man in my apt after hrs with me alone. I was offered to transfer. But they want more money and wont honor my current rent. Its basically financial ****. How does offering a rent increase accommodate me as a tenant?! I want to move apts due to circumstances caused by tenants. Whom the property is responsible for. But mgmt will only assist if I place myself in a financial bind. I was lied to and told *************************** (property manager) was speaking with the regional manager regarding this matter. Little to nothing has improved. My lease is up in August. I cant wait for this nightmare to end. Weigh out all your options before moving here. They dont value their tenants or appreciate your DOLLAR.       Had to leave my apartment due to layoff at work. Understood I would owe some money. Lawyers came in and told me the total (Edward rose lawyers). Had to wait a couple months for my new job to start paying. Anyways, Edward ***** was hounding me about logging into my account and making a payment. Emails, etc. I tried to log in but couldnt. No one would help me. They kept sending me notices. Wouldnt help me log in. Meanwhile the lawyers they work with, waited it out, and then garnished 25% of my wages while I was focused on trying to pay Edward rose collections for they told me I had to pay them. Found out, they werent even supposed to be talking to me. Lady in collections did some investigating, said they made a mistake and wasnt supposed to be contacting me. Causing me to forfeit 25% of my weekly paycheck in this horrible economy (which they want because it more money to them per month that they get no matter what.) its a coordinated attack. **** the supervisor in collections is very unprofessional. The lady I spoke to after she found out she wasnt supposed to contact me, started blaming me and redirecting the blame to me saying its my fault I got laid off, evicted etc. they are all thieves and terrible people. Very unprofessional. Definitely get a lawyer like I am and show them the record and call history

      I lived in Brook pines subdivision for 3 years and upon moveout I have been charged an additional 20 days rent. I was told this was because i did not give 60 days written notice however I did call the office 70 days prior to move out and they lied and told me 30 days was enough notice. They also have charged me(and apparently every other tenant) 225$ for counter resurfacing when there was basic wear and tear. I faced multiple issues with the maintenance on the apartment including weeks of time where the carpet was soaked, improper installation of appliances, and painting over previous damage and mold. The property manager is atrocious and avoids any and all communication with residents including hiding in her office and having her employees lie that she isnt in the office. When i signed my last lease, i needed to sign 3 different leases within a month including a 50$ increase on the last one and now I am being charged because the lease ended on the 3rd instead of the 1st. This place is the definition of shady. The management and care for the residents has taken a sharp decline since Edward Rose took ownership of the property. In summary, do not trust the leasing office to tell you the truth. expect a 50$ increase in rent every year. Take pictures and document every last aspect of the apartment when you move in. They will be trying to scam you after you've moved out. If you can find any other place to live, I HIGHLY recommend doing so. Did I mention the gunshots, armed robberies, and murders that occurred while I stayed there. BEWARE OF THIS COMPANY ESPECIALLY BROOK PINES APARTMENTS IN ********, **.

      My complaint, Edward Rose and son AKA Windsor place apartments. I occupied the above ************/1/22 The first week I was there moving my belonging in my purse was stolen right out of my apt. Walked right in. Nothing was said I asked about cameras in the hallway none. I knew who did this. Bad film and no concern of ******* Township PD I could not prove it to this day I know they did it. Feb 23 my dog must of had upset stomach and he needed to go outside at 3 am to relieve himself I slipped on a slippery side walk cracked my head wide open, taken by ambulance turned in the claim all I received from there insurance company was grief arguments adjuster that told me it is not normal for anyone to go out a 3 am I paid the bills myself I am 65 and I was so tired of arguing with State Auto Ins. My hip and legs were getting real bad going up and down the stairs I applied for senior Apts for my physical well being after my doctors wrote letters explaining my physical issues due to there stairs. They then told me it would take about over ******** to breaK my lease then sent a letter amount of ***** then spoke to an employee and several times to the Mgr. ******** and **** broke the amount all down for me have all documents ******** plus a 60 day notice my dog was deamed a service dog is Feb. I paid ***** less for rent then may and June they charged me that ***** then I move out June 2nd and paid my total balance I was never told I had to pay an additional 500 for a concession fee so I moved out 2 weeks early. When you deal with people in the office managing the property they never respond they always say we dont handle that issue pass it to someone else even including the corporate office.especially. I paid the amount that was requested left the apt. In better standing order then received Now I am sent a bill from collections . For 249 99 and that amount was after they took my deposite out. Please help me resolve

      Awful maintenance staff who seek to cut corners at every opportunity. My first attempt at getting service, a worker puts ***** on the wall (doesnt wait for it to dry) then proceeds to put a fresh coat of white paint on top. Good one bird brain, the spot is still visible, but Ill let you fix that when I move out. Another worker showed up one day to fix the air conditioning, said, I tinkered with it outside, I suggest you move this wine rack. Put in another work order.So essentially, *** just couldnt figure it out and said peace out. I imagine he breathes out of his nose. I put in the follow up request and I sit 4 days later still with no fully functioning system. When I attempted to reach the office it took 5 tries for a person to pick up the phone. You could tell someone was there because the dials were getting shorter, especially on that 4th attempt I heard it ring twice, as if the person sitting there wanted it to go to the voicemail. Overall, for a company that grosses roughly $500 million annually, Edward *********** certainly is the t*** stain on the underpants of society.

      They unethically charge you late fees if youre rent is late. Nothing like kicking someone while they are on the ground. If youre rent is late its because you cannot afford it then tack on more money to put you further in the hole. They raise your rent at lease renewals, I was contacted by the property *********************** who quite FRANKLY shouldnt be employed anymore regarding the voicemail he left me. It needs to be reviewed by the higher *** and my question is would you want your employees talking to a customer like they are 12 years old? Highly doubtful! ***** NEEDS TO BE FIRED! And all my late fees shall be refunded. I can barely afford groceries let alone pay your BS late fees. Does it really cost 40 dollars when someone is late for you to process a late payment? Doubtful and youre legally robbing citizens! Thanks a lot your apartment communities **** and so do your employees!

      I literally have construction garbage all over my stairway that they do not bother to clean up and Im expected to step over paint chips and debris from the wood are all over the place and management does not care. This place is disgusting and the employee should all be fired.
