We have been in the works on refinancing our home to consolidate some loans that we took out in order to replace the roof, repaint all the aluminum siding, install all new gutters and downspouts, update flooring fixtures and cabinets in our bathroom and replaced 3 windows with a sliding glass door to provide access to our backyard. After spending over 20k in updates and renovations in the last 3 years that we have owned the home, we figured this would help increase our homes value. However, when we received our appraisal back from this appraisal company (lender sent it out to a pool of appraisers on a first come first serve basis and we ended up getting Keystone) the condition and description that was noted stated "no updates in the prior 15 years". This was just the start of the discrepancies in the details noted within the appraisal. They also noted vinyl siding on garage which is aluminum. They never once noted that a sliding glass door was installed to provide access directly to the backyard where there was never access before. One comp was sold over 7 months ago, and another comp had over ***** less finished sq ft. All said and done our appraisal came back under redfin and Zillow's minimum estimated value. Please do not ever use this company if you can help it. They do not give honest valuations of homes in today's current market. We were not expecting for our home to appraise for an unrealistic value by any means but when the appraisal comes back under redfin and Zillow's minimum estimated value even with putting over 20k into the home in updates and renovations than you know something is up with this appraiser. I may not be this companies "direct client" because we could not choose the appraiser for our refinance, but they directly s**** us over on our true homes value!
