I was charged a $500 intent to proceed fee by FNBA for a home loan that was approved and denied after the appraisal came back above sale price. I intended to proceed under the knowledge that if the home appraised for over the sale price, the loan would be approved and we would be able to move forward. Unfortunately, there were no sufficient reasons provided to me that the loan was not able to move forward. In fact, the underwriters and agents were unable to provide me with any clear and documented reasons for the denial of the loan. Please see relevant points and an outline of my grievances below:When in an email sent on Monday, January 3rd, I requested, What are the issues exactly that are being referred to? What are the specific issues that the seller would need to address for it to be lendable? I did not receive a response. I was assured on December 30, 2021 in an email from the agent that she, will ask him his specific concerns. When I requested more information about what exactly the concerns are regarding the home, I was told in an email on December 30, 2021, that the underwriters, just did notlikethe property and are not willing to lend on it. To reiterate, the underwriters never provided me with any specific concerns or material facts, other than the statement that, There are too many issuesPlease review the inspection report for more concerns. I find this incredibly vague, unprofessional, and unacceptable of a lender. The decision to deny the loan was arbitrary and is incongruent with the appraisal. The home appraised for $7000 more than the sale price and is estimated to value in the $225-$275k range once its renovated and repaired by spring 2022. As I detailed in an email on December 28, 2021, the appraiser actually encouraged the lender to lend on the home due to the major growth and greatly increasing real estate value of the area. See this text in the appraisal: The lender shouldlook at the report again and see that there is ...(cont)
