      I have complained so many times to RHP managers about the very loud music being played by my neighbor considering it's not allowed in our 55+ community as stated in our rules of peaceful and quiet enjoyment of our property. When they moved into 31 ******* Dr. 3 years ago I asked them to please turn it down and they wouldn't so I called the sheriff. He was so angry he assaulted my husband and myself and ended up being charged by the state of Flofor assault elderly people in their 70's.The last thing I heard from ******, our district manager at ************ mobile home community, was a letter would go out to him to cease the music. Well it seems he's ignored it. We pay over $600 a month for lot rent and you don't get much for it, we could at least be able to sit in our lanai room and enjoy the weather.Thanks

      Ever since RHP has taken over crescent Manor from **************** we have had one issue after another from meter bumping to increase our utilities not applying our federal discounts to our utilities the managers are very disrespectful very intimidating I have threatened people have been harassing people they have been reported to corporate multiplications there have been harassment charges filed and RHP is doing nothing to remove these two abusive disrespectful Managers from crescent Manor. My personal situation is upon the return from the hospital of having pneumonia still recovering manager submitted a fixative thing including things she had no business even making us address roommate immediately jumped on it out of intimidation and injured himself and is currently still in the hospital manager knows that I'm 100% physically disabled known for a long time expects me to do all these repairs and whatnot to the home even though I physically am not supposed to be she says to my face I'm not a resident she doesn't have to talk to me yet under the previous manager I filed all the paperwork submitted my IDs social did background check meaning I paid for it but the previous manager didn't do the data entry that is the only reason why according to paperwork I'm not a resident but I have been a resident in this park for several years. Last Friday manager comes by the house thinking she's going to write us up for not doing some of the repairs yet goes back to the office finds out she couldn't harass us about that so she harasses me about ground cover that was barely sticking up over the gravel hands me a notice to remove them while I'm watching her maintenance man spray the weeds in other lots in the mobile ********* skipping others older mobile homes were the ones that were skipped. I do believe current management is trying to intimidate people with older mobile homes to leave so that they can move in these overpriced homes that they're having hard time getting sold therefore I'm picking on people with older residents they know for a fact the gentleman of the house is not here they know I'm disabled but yet they're harassing me because the man on the lease is not here to defend me. Friday she gives me the weed ticket after that she herself drove by my residence not once not twice but three times into intimidating me into removing those weeds at that moment when she gave me till February 19th to do so anytime somebody confronts her about something she lies and says it's corporate well corporate needs to get rid of both the managers at crescent Manor as soon as possible because they're disrespectful they're intimidating they're threatening and they're harass whoever they feel like and leave alone who they like they must be removed and they must be removed now. . Oh and current management does not appropriately or all together apply our federal discounts that were entitled to on our utilities they don't do for the electric or they do but they take it back by manipulating the calculations they give it to you and then they take it back if you go into the second tier of calculating an electric bill on the gas bill the only 30% they deduct is off of the monthly the basic service monthly fee they do not take it off our monthly bill and I saw on the application myself that this 30% was also to be applied to our monthly bills year round and they have not done it since the beginning that we filed that application in other words they're stealing our low income discounts from us and bumping the electric meter to boot I have personally secured minds so that they can no longer bump it they had destroyed our original meter to the point where the electrician that was sent out by the ************** because they refuse to fix it the electrician was almost shot because the safety mechanism within the meter was destroyed because of how many times the meter had been bumped and they let us go over a year with this fire hazard meter leading me to reach out to the ************** who sent an electrician out to fix it and said that we were lucky we were alive and still had our home as bad as the meter was

      This email is in response to complaint #******** from ********************* regarding Castle Acres.  We do not have a resident by the name of ********************* at Castle Acres.  Upon further investigation is appears he lives in *********, ** and we do not have a Castle Acres property in *********.  It appears this complaint is against some other company since we can not locate this individual to verify his complaint, we are unable to respond and consider this matter closed.

      The current office manager at Wikiup estates in ********************* is harassing tenants with multiple policy violations papers every single day. Also came on to our property to continue harassing in person and said our dogs are not allowed outside unsupervised. Thought the 20 years of living in the community ive never experienced such force from anyone from the office staff until now. Please discipline or do something about this manager before she evicts more honest hard working families from their homes.

      I'm trying to report this from my phone because my computer was just attacked by a virus when I googled RPH Properties. I own my home which is placed on the property of RPH. I have been here since January 2013, before it belonged to RPH. We have had more managers than I can count on my hands and I have asked for help for everyone in this complex to get dumpsters each year to give us some place for spring cleaning. There's wild roses and wild Chinese elm trees invading lot ### that are out of control!!! Residents want the neighborhood to look nice, yet asking for help results in no help from management. THERE'S NO MANAGEMENT here! Since 2013, when I purchased my house, it has been a nightmare with management! I'm reaching out for help on behalf of most residents here. If I need to obtain signatures from all 168 residents then I will. Sincerely, Resident. (Name excluded due to retaliation)

      RHP Properties does not have any method of contacting via phone. The answering service that apparently handles all calls in the nation for them deliberately discards all messages or at least they have never given a message that results in having a call returned from the office. The office does not answer their own phone. The headquarters office in MI fields all calls or complaints to the answering service. The answering service will not give its name. RHP Properties is a predatory mega buyer and owner of mobile home parks in ****************************. They are awful. This is apparent by their lack of BBB accreditation and their general lack of concern for anyone who lives in their parks. I own a small mobile home in **************** in *********** **, which is owned by RHP Properties of ********. The rent for a small single wide is over $480,00 a month. I use this mobile home for my charity work that I do once or twice a week in *********** **. I do not live there. I own a home outside ***** ** and have do fieldwork in several counties in North Central *******. I am cash poor. I paid the rent as a ONE TIME PAYMENT on June 5, 2022. The debit went through as an AUTO PAY and was paid by my Bank on day one. Day two my bank returned it in error. I called my bank and asked them to pay it since I had **** dollars in my account. They said it would be paid that night and the company, RHP Properties would just submit for payment again on Day Two. The Bank lied. Instead it didn't get paid. I tried to contact RHP Properties but no one would answer the phone or return my calls. I called the Oak ******************* 50 times in 3 days. I left numerous messages. I finally got ahold of ****** at 3:20 pm on Friday afternoon and she said that I needed to get a money order for the rent plus all the fees and that I would not be allowed to use the online system for 4 months and would need to get a money order for the next four months.I told her it was a bank error.

      Holiday Estates is by far thee worst place to live after the new slumlord took over! Shes worried about kids being too loud at the bus stop and goes to the bus doors before they open to scream at them, shes also went to the point of taking pictures of underage minors. She says she wants to clean up the park yet I witness daily next door neighbors nodding in and out from drugs and beating eachother up because they are so strung out. Then when I try to file a formal complaint through the company they miraculously cannot find this park anywhere. Its not just me that has these problems its the entire park, people coming together that usually dont. Because its private property she abuses her power that even the cops know when they are called multiple times for her pet peeve. She has a rule that people cannot cut through your property yet Ive caught on my security camera multiple times the maintenance guys cutting through my yard to easier access the back road. If its such a clean park why are there so many child molesters and drugs in this park? So many people have lived here for years quietly and following rules and she comes up and complains about everything little they do wrong all the while they do everything right. Makes sense right? Cops are in here daily. Took my kids to the park before and there was a used condom on the playground, this community was so peaceful and quiet until *********************** came about. Lawyers have been called, problem solvers have been called and I know Im not the only one.
