Camp Inn they won't respond to complaints than try end your lease take your house after 7 years with a newborn on 30 day notice not even a reason stated and received a call someone who said I'm president **** Inn I was hoping I'd ask and you would just leave. With stay away great at first than inch by inch they start to come at you that's why look at their turn around rates!Review from christa T

I have owned my home here for 5 years now and all I can say is stay away. At first it was little things. Demanding I paint my shed because it ********** grain wasn't acceptable. Stray cats are everywhere, getting under houses and ruining the underside but we're told we can't trap them for removal. Potholes big enough to ruin cars but only repaired with cold patch (just to come back worse).But wait, it gets better!Last summer we had a new neighbor move in across the street. The family has a Great **** that they refuse to leash. Keep in mind I live in ******** and there are leash requirements (by law). I called the office to complain multiple times only to be dismissed with "I guess I'll write them up again". After having the dog charge my family in our own yard the park manager told me there's nothing he'll do. It's impossible to contact anyone past the park manager so if they're lazy nothing will be resolved. They only view their rentals as a "stepping stone in home ownership" (per the manager).Choose anywhere but here to liveReview from Annette M

Would be zero stars if I could. The new management of these properties are nothing more than childish thugs that harass long time residents, many of whom are on fixed incomes. There is no maintenance, no repairs yet the rent keeps climbing. Run, fast and far, away from moving into one of their "communities".Review from Brian W

This company is currently trying to throw me out of the park and not renew my lease based on the fact that I fed cats that they dropped off behind my trailer for over 5 to 7 years from the time I moved into this place and going so far as the animal control vehicle being parked almost in front of my trailer as they dropped them off quite a few occasions but now the guy that's the heroin dealer across the street in the nuisance trailer is more welcome than I am for feeding cats that the park dropped off at my doorstep and this company will get no rating as a matter of fact should be sued for harassing people who pay awful lot of money to live in a park that's poorly run and with and buy Personnel that are inhumane on social and on the norm unable to be reached and if you have a complaint they will filter it out through their answering services will screen you out of existence as a customer this is shameful and as a business model RHP is seen all over the country as shameful and so I would hope that the Better Business Bureau would actually investigate this companyReview from Phyllis L

New management is a joke! There has been an 18 ******* dumpster in front of my home containing hazardous material from a fire to the house next door for two weeks! Numerous calls from surrounding neighbors and still nothing done! This place is just concerned about getting their overpriced rent. The slogan Family First is relating to the peoples family that own this place! Sadly I t has slid downward in the past 14 years ??Review from Myriam A

Hard to get q hold of a reliable person, north valley MHC is the worse you can find, *********************** the so said manager steals money from residence without them knowing stole money from me, he wants to keep my deposit although I fulfilled the lease contract, and comply with all requirements I called and reported all misconduct to ***** from corporate he blocked me, as guess he is just as bad as *** is, I called rhp a week ago to report more issues and no one has cared to call me back I called again today and they are so unprofessional and low that they hung up on me this business needs to be inv stigated nowReview from Kimberly H.

Holiday Estates is by far thee worst place to live after the new slumlord took over! Shes worried about kids being too loud at the bus stop and goes to the bus doors before they open to scream at them, shes also went to the point of taking pictures of underage minors. She says she wants to clean up the park yet I witness daily next door neighbors nodding in and out from drugs and beating eachother up because they are so strung out. Then when I try to file a formal complaint through the company they miraculously cannot find this park anywhere. Its not just me that has these problems its the entire park, people coming together that usually dont. Because its private property she abuses her power that even the cops know when they are called multiple times for her pet peeve. She has a rule that people cannot cut through your property yet Ive caught on my security camera multiple times the maintenance guys cutting through my yard to easier access the back road. If its such a clean park why are there so many child molesters and drugs in this park? So many people have lived here for years quietly and following rules and she comes up and complains about everything little they do wrong all the while they do everything right. Makes sense right? Cops are in here daily. Took my kids to the park before and there was a used condom on the playground, this community was so peaceful and quiet until *********************** came about. Constantly tagging for maintenance things. You fix one thing and they deliver a notice for something else promptly. They approved the paint color 2 years ago and now suddenly can't remember that and want us to repaint - in 5 days, in the middle of a snowstorm. It has become very obvious they are trying to force us out in order to take the home and turn it for a profit. It is one thing after another and our lot rent is over $950 a month now and we pay every month, on time, but here we are again dealing with constant harassment. This home was in extremely poor condition when we bought it and we have sunk thousands into fixing it up, which is the point at which suddenly we started getting harassed with notices now that it is in better condition. It is predatory and obvious they are trying to steal property from already vulnerable populations. The so-called park manager is never in the office, doesn't return phone calls, and actively avoids those of us they keep targeting. It is reaching the point that I am wondering if I need to retain an attorney.
