Ken N did a very very poor job on my home's refinance. Now I could see if I didn't get the value I wanted, but he actually gave my home a lower appraisal than what it appraised for in 2022, after being cleaned, new flooring, paint, and other odds and ends being fixed. A few things that were bad: He had inaccurate sq foot size for the 3 unit, when I called him out on it he got all technical, and tried talking down to me. He was off by hundreds of feet and tried to say he was using ANSI, which my guess is, he didn't use ansi for his comparisons... He also indicated he was using a tool to measure the home, I don't remember seeing him use that tool. 2. He missed some key comps that should of been used 3. When we asked him to update the appraisal he did not 4. His rental assessment was very low, considering when I bought it it had leases for 2300, he said it would rent for 1850 or so. So with all that said, his appraisal was so bad, another is being ordered at no charge to me... I'm not one to go out on a limb here and write bad reviews, but when you pay $715 you want someone to at least do a decent job. With that said, I would not recommend him to be used.

One of the frustrating realities about my industry is that unethical people are allowed to say whatever they want about an appraisal based solely on value. This is also the case with other complaints filed on my account. This happens to be the case regarding this matter with ******, a licensed realtor in Michigan, with whom I completed an appraisal. This was ordered by a bank he was working to get a loan. As a realtor, ******* is suppose to abide by the same morals and ethis as I am prescribed as a Ceritifed Appraiser. Upon preliminary discussion with *******, He noted that he needed a 'HIGH VALUE' appraisal in order to get this deal complete with the bank. In the same conversation, he stated he wanted me to do an additional 'LOW VALUE' appraisal at a later date so that he could get his taxes lowered. I knew I was dealing with a crooked individual. As a fellow professional in real estate, ****** knew what appraisers were suppose to do professionally. However, **** wanted me to provide an unethical and fradulant appraisal to acheive his personal goals. As the bank is my client and I must look out for their best interest, I did provide the bank with a competent appraisal utilizing similar sales in similar condition with similar market appeal. I did take into consideration the condition, in which all work ***** stated he completed was completed PRIOR to his purchase of this property 2 years ago[based upon pictures of the subject home at the time of sale]. MY CLIENT, THE BANK, HAD NO ISSUES WITH THE APPRAISAL PERFORMED, and thanked me for a job well done. I do not believe **** will be provided another appraisal at the banks cost as lenders do not prescribe to this policy just because a homeowner is not happy with the appraisal value. This is just another fabrication by *****. I have no respect for ***** as a professional and he should be avoided as a realtor on any and all transactions based upon his ethics and morals displayed. I feel my appraisal was not only accurate, the appraisal was fair and substantiated by comparable sales utilized. Thank you Ken N, CREA, Green Certified, Principal
