Consumers BEWARE!!! I wish I could leave a review for less than 1 star. This company will go out of their way to try and not pay for necessary repairs. Bought a house 8 months ago, got the APHW warranty, now my AC system is completely shot, looking at a $12,000+ bill, and APHW has offered to cover close to $1,700... The main failure part is one of the parts covered in their warranty, but due to that part failure, the system became saturated and is now blowing mold through our entire house... So they will cover the part replacement, but not cover the damage done by the failed part? Supposedly it is up to APHW discretion as to how much they offer depending on the life of the system? That makes total sense. Spoken with representative and supervisor, and both were little to no help. When asked what the purpose of purchasing their warranty if they are not going to cover the cost is, neither of them could give an answer, but instead directed me to read the special conditions of the contract. It does not cover everything, and it may not cover the entire cost of repair or replacement of a covered item. Approval amounts for Covered Items more than one (1) year beyond the manufacturer’s life expectancy, or the industry standard life expectancy are subject to limits as stated in the Limitations of Coverage section of the warranty contract. Sharing this to hopefully deter people from falling for the same scam we did. The warranty covers nothing. They will make you jump through hoop after hoop and will still deny the claim for what little the warranty does cover. I highly recommend the BBB investigate this company as it appears to be a scam. 5 starsI have had a home warranty through APHW for a few years now, and I am quite satisfied with the company as well as the claims process. I recently worked with ******. for a bathroom plumbing issue, and she worked diligently to assist me, she asked the technician thorough inquiries, and was clear in providing me with the information regarding coverage for my claim. Regarding the company, the claims and reimbursement processes are simple and timely, I am able to receive funds directly into my bank account, and it is easy to review claims updates on the company website. I have recommended APHW to multiple people, and will continue to do so as long as they continue to be a great home warranty company.Review fromAlexander H

I wish there was an option to rate this company with 0 stars. We have had truly the worst of experiences with them over and over again. We bought a newer home, thinking we wouldnt really need any coverage. Unfortunately, life happened and we had to file 2 claims one on a dead built in microwave, and one on a condenser for our air conditioner. For the microwave, their claim process was impossible. We had a built in microwave which the company insisted needed to be repaired vs. replaced. The appliance companies literally laughed at us when we called, stating it would cost us 4x the cost of replacement for their time to pull apart a microwave, diagnose, and repair it. We called over 10 places and got no help, so there was no payment on the claim due to the loophole in their terms. Next up is the air conditioner. Now, its really saying something when an appliance repair company is not even willing to talk to the warranty company. We called the 3 reputable places in our area and all have the same policy, quoting that **** has a system in place where they ask so many questions and nit-pick every single detail until you basically give up. Because they arent willing to verbally talk to APHW, the claim is sitting until I can find another option. They have provided WRITTEN and documented diagnostics and remediation quotes, which APHW will not accept. This is all a disaster, complicated by the fact that I didnt realize when signing up for the warranty that there was a QR code you had to scan to see the coverage limits. Not listing them on the contract feels beyond deceptive and this whole process feels like a bait and switch scheme. My analysis: save your money, save the stress, and just deal with life as it happens, because this company has done zero to help and just created hours of phone calls, failed escalations, and significant amounts of stress. No stars. I think this is a scam. The selling realtor added this as an incentive but when the dishwasher leaked causing $15,000 in damages, a leak detection professional identified the dishwasher as having a leaking pump. He provided a written report with pictures and even spoke to **** on the phone in my behalf. But because he could not state WHY the 9 year old dishwasher failed, they denied the claim. Homeowners insurance covered water damage and it only seems reasonable the home warranty should therefore cover the dishwasher. After reading all their fine print, Id be surprised if they ever pay a claim.America's Preferred Home Warranty, Inc.

I've used APHW twice now for electrical and plumbing repairs totaling approximately $800. Their claims process is straightforward and timely, both of which have been accepted on the spot. ******** assisted me today and she was polite, professional and thorough in investigating my claim. As a new homeowner as of last year, I wasn't sure what repairs would come up after my house sat vacant for 3+ years, and my warranty has already paid for itself after only 10 months, and only two claims. I will absolutely be renewing in May as I anticipate more repairs will need to be done in the near future, and the peace of mind is invaluable, especially for pricey systems like HVAC, water heaters, roof, appliances, etc. I can't recommend this company enough!America's Preferred Home Warranty, Inc.

This company is a waste of your money. Cost $3300 for a plumbing repair that they originally told me they may cover up to $500(which is already insulting), but then come back once the work was done to tell me that they won't cover it. A leaky pipe in a 120 year old house wasn't covered because we just moved in and it leaked within the first 30 days. Wasn't leaking during showing, any walkthroughs or even at closing. Went on our honeymoon and came back to a leaking pipe. This leaves me with no hope of them ever helping when we need them. This company is a scam - they will not help you. We had a simple leak from the garbage disposal needing resealing and required a new flange. Our claim was denied. Their policy will replace an entire new garbage disposal but not the parts or any damages that are caused by normal wear and tear overtime. That doesn’t make sense. After speaking to Customer Service associate ***, she sent me a blank email after I asked her to send our policy, and Bridgette was unprofessional, disrespectful and her answer to every question I asked was “I don’t know that answer.” She said she doesn’t know what is covered and what isn’t. She also belittled my intelligence by assuming “I don’t read the fine print.” I am absolutely disgusted with this company and its employees. I would never recommend this company to anyone. I’m canceling this home warranty. I will be in communication with TV news to explain and expose this company for being a scam.America's Preferred Home Warranty, Inc.

This company is a fraud. I terminated my contract in July 2024 because of bad service. They auto renewed my contract in Sept 2024 and I am still being charged for it.
