      Pro Concrete Leveling provided services for raising and leveling my driveway & walkway plus sealing all cracks & filling holes from a previous leveling project. This job was performed in July, 2021 and since then have had several of the 'leveling holes' open up and lose the concrete patch. I reached out to them on September 9th, 2024 requesting they come back and fill the holes with their response captured below. Attached is the original quotes for the job plus images of my current driveway & walkway, all of which were sent to them helping to define my request. Response from Pro Concrete Leveling: Good Morning **** I have reviewed the images attached to the estimates here. Finding that the mudjacking hole in your driveway was already sealed and was not included in the scope of work preformed by Pro Concrete Leveling, the hole we patched where in on walkway slabs. The walkway patch work we did was also done at gratis, out of appreciation for going with Pro Concrete as well. I would recommend mortar for this repair, it is fairly inexpensive and can be found at any hardware shop. Please let me know if there is anything more, I can do to assist you today.       Hello ********

      Please see the attached. Mr ********* contacted us on 9/10/24 letting us know he was selling his home and asked us to come out and fill a hole left from a mudjacking project he had completed prior to our leveling project. As mentioned in Mr ********* complaint and depicted in the warranty claim work order I attached here, the mud-jacking holes filled by Pro Concrete Leveling where in his walkway and where completed at no charge as depicted in the line items.  

      I respectfully replied explaining this to Mr ********* providing images and recommendations for a cheap solution, as seen in the attached images. To which Mr ********* replied he would make a BBB complaint if we did not do this for him at no charge. I am now responding to the BBB complaint. The hole in his driveway, he is requesting to be filled was not part of the scope of work performed by Pro Concrete Leveling, please review the images and line items and you will find the same.

      I am rejecting this response because:

      1) There is nothing in the signed contract stating that the work being done to 'fill previous drilled holes' was done at 'gratis' or free, which is now the reason Pro Concrete Leveling is stating they will not honor my request. They implied that every hole which requires repair is from a previous job which cannot be determined from their images depicted in their quote! 

      2) I do not appreciate the tone and responses (both written and verbal over the phone) by the Pro Concrete Leveling team, I find it offensive and unprofessional for someone to imply (in writing - see attached) that I was "having a bad day and hopes it gets better". This is the most unprofessional company I've ever worked with and quite honestly as I look across other social media platforms (Yelp is a good example) it's a consistent message about their response/attitude/professionalism towards their paying customers.

      Mr ********* project was completed on 08/03/2021. The current complaint is not in relation to the project quoted and completed by Pro Concrete Leveling and is in no way under warranty.

      Mr ********* contacted us letting us know he is selling his home, requesting we come out and fill a mud-jacking hole left in his driveway from another contractor. As explained respectfully on several occasions, the work he is requested IS NOT AND NEVER WAS part of the scope of work completed by Pro Concrete Leveling. THEREFORE IT THIS NOT A WARRANTY ISSUE.

      Unfortunately the BBB and Google reviews are often used as a threat or negotiation tactic, as depicted here in documents supplied by the customer himself. PLEASE REVIEW THE DOCUMENTS AS WELL AS MR MROZOSKI'S INITIAL STATEMENT, IN WHICH HE QUOTES MY RESPECTFUL AND PROFESSIONAL REPLY.

      I got a quote of $775 to raise a patio step. Deron drilled the hole on an angle, and pumped foam all over my basement TV, fireplace, coffee table and carpet. They told me I had a foundation issue. ******************* of ******** came out and said we do not. The owner ****** came to my house and looked at the damage. I had to physically go into the office to have them set an appointment to come back out. ****** promised to come with the crew the day of. He did not show. The crew made many cuts on the house and the siding, but could not get the stair to raise more than a half an inch. I went into the shop to see how I would be reimbursed for the damage to the basement, and ******* told me I was rude for coming in. I asked for the owners cell phone number. She would not give it to me. I asked for him to call me. He has not. My next course of action is small claims court.

      On August 9th while attempting to lift the steps for this client our technician, ******** asked *************** to take a look in the basement because while foam was going under the stairs, the steps where not lifting. *************** informed us that foam was getting into his basement. At this time our tech called into the office to report the incident and the crew began to clean up the foam. 

      Pro Concrete Leveling contacted Foundation Restoration of Michigan and had them come out to evaluate the issue. Foundation Restoration reported the frame surrounding the foundation wall was made of wood and that rotted out in this area. Unfortunately Pro Concrete Leveling would not have known this. Pro Concrete Leveling repaired the wood and completed the project at no cost to the homeowner as depicted in the attached receipt.

      I had a crack in my backyard patio that they said they could fix this summer. They leveled the crack are but in doing so the patio shifted such that when it rains the water drains all to the foundation of the house and has caused leaks in my basement. They also stained the siding on my house with whatever they used to try to rectify the problem in the first place. They have attempted to fix both the staining and the drainage problem to no avail and refuse to refund my money paid for the botched job. Their reason for not refunding is that they fixed what I asked them to even though the fix created worse problems. I am shocked at the poor workmanship and believe they are treating me poorly because I am old and they think they can get away with this. Their response that I asked for this is not what a professional would do and I have been told to sue them. I don't have time for that but I want to help unsuspecting future customers. They are horrible.

      The initial contact on this account was to remedy water standing at the foundation seam, remove a trip hazard and put and exterior slab of the patio back to it original placement.  The project as seen in the attached proposal was to lift 5 separate sections of Mrs. *******-******s patio and caulk two fracture. Pro Concrete Leveling provides a 10 year warranty with our leveling and 2 years for our caulking.

      One section of the patio did not lift as desired, see image 3. The square section of cement in the corner of the back patio between the steps lifted slightly and then got stuck and would not lift. 

      At that time we issued a work order to have another senior technician go out and attempt to lift the slab using jacks and a saw. The slab being low at the foundation seam made it impossible to use jacks to attempt the lift with no cement to fasten the jacks to. The senior technician was able to again get a slight lift but was unable to provide the pitch for water run off for this slab as well. A partial refund of $250.00 was issued. 

      In the complaint filed with BBB Mrs *******- ***** states the issue was created by our work, this is false statement. As seen in the estimate we provided, the area in question was pitched towards foundation before we came out. The negative grade was not a result of our workmanship. 

      In the first attempt foam did get on the siding in the corner. A crew was dispatched out as soon as possible to clean the foam off of her siding. The foam came off the siding, see last image. PCL caulked the foundation seam at no additional cost as a preventative measure.

      Mrs. *******-***** asked for a full refund, stating she would have to get a new patio now and needs the money for the new patio installation. The materials and labor we had into the project that went well is what was paid for. No further refund will be issued on this account.

      I have used them multiple times and they did a good job. For last job, sales lady recommended a patch for corner of my concrete when I leveled one section of my walk. The patch has been cracked and has gotten exponentially worse since it cured. It was sealed before. They said they do not warranty patch work. Really, when it is cracked from day one after patch cured and you recommended the patch? They have stretched this out since May. Assistant Manager, ********, stated she would call me again this past Friday and did not. Apparently she had to talk to a Manager over this again? I think I have talked with her multiple times. They are making this poor workmanship into a big deal based on how they have handled it. There are multiple options but instead they continue to not communicate properly. Based on how they have treated me, I will be following up with someone else and this comes down to principal with me at this point. I live in Perrysburg, OH. First pic is as soon as patch cured. Second pic is weeks later.

      In regards to the patch work done for Mr. *****, it was explained to Mr ***** that patch work is like a bandaid and will not last. There was no fee for the patch work and it is not under any warranty. I had explained this kindly to Mr ***** on several occasions.  Mr ***** feels as a returning customer we should still come out and reapply this at no additional cost.

      The job itself was bid below our project minimum, as a returning customer. The patch work was included at no cost as a returning customer. While we do want to please Mr ***** and appreciate his business, we can not allocate a paid crew and truck to go out and do free work.

      I am rejecting this response because:

      As has been the case for months now,  Pro-Concrete Leveling out of MI has had very poor communication.  They continue to ignore facts and why I filed with BBB.  First time I have done this.  I manage a multi-dollar business and I am not sure whey they would spend this much time on treating me unfairly.  I am spending time on this from a principal stand point and will not tolerate being lied too or have facts twisted on my part.  Your mode of operation does not put the customer first in a fair manner.

      I will make 3 points below.  

      1.)  I did not recommend to replace the cracked walk corner.  Your sales person did and she also did not state it would not be covered because of defects.  This is the first I have heard I was not charged for this.  $250 seems pretty steep to level a sidewalk square an inch or so and seal a sidewalk crack.  Again, twisting facts.  

      2.)  I contacted Pro-Concrete the day after it cured and had cracked. I attached pictures previously.  They gave me the run-around and said they would follow-up with me and did not.  No, I as a returning customer or not, I expect you to fix faulty work because I paid you to do so.  Thus they preferred to continue poor communication and not fix faulty work.  Again, not being honest because they did not follow-up like she said she would.

      3.)  I contacted ******** for a 3rd and final time.  She again put it on her manager and she would talk to her.  Again, she never got back with me and still has not, like she said she would.  Thus I filed this BBB complaint.  This started on 5/3/23 and we are into the middle of July on this.  Your sales person stated $250 was the minimum and what I was charged.  Now ******** wants to insult me and state that I am trying to get free work?  I ended up putting sealant in area, like it was before, after I removed your cracked up patch concrete.  I wish you the best, if you can be honest and treat customers properly.

      I do not mean to insult, I am stating facts. In your complaint you asked for the work to be redone using caulking in lieu of a the patch application, at no additional cost or for a full refund.

      A new customer would have paid $475.00, for the same project. $475.00 is our project minimum. In our minimum you can have more than one slab lifted, In your project we removed patch work lifted the slab and applied a patch and then caulked the seam. The leveling has a 10 year warranty and the caulking has 2 years warranty. All that is required for warranty work to be done is an image showing it has failed in some way and animage showing the area, so we can be sure this is an are we previously worked on. There is no fee and no one has to be present for warranty work. So the $250.00 price seems reasonable as it did when you signed and accepted. 

      If all that is needed is one slab the cost would be the same. I did tell you this was not a warranty issue and anything we would do for you would be at an additional cost. In response you said this was not acceptable and asked me to go back to the manager again. 

      The office was closed for the holiday and we are just getting caught up. So the delay in response was not intentional. Patience is always appreciated in the midst of our busy season. If you are willing to have an estimator out to discuss the matter further, we would happily help you out at a discounted rate.

      I am a 74 year old professional. I work hard and wanted my driveway done due to Cement was sinking next to my house causing water to pool there when it rained. I called the company a gentleman came and said this could be fixed. 10/3/2022 the work was done. It did not resolve the problem. I have tried to contact them several times. Nothing has been resolved. I paid $1180.00 for this work. I cannot afford this kind of expense. The young man who did the work said there was a dip in the Cement. When it was looked at initially nothing was said about a "DIP"".

      I have received the complaint filed by ****** *******. Upon review of her file I see we have been out once previously, with in 3 business days of her complaint. The file does state there is what is commonly referred to as a bowl in the cement. An dip in the cement caused from not being leveled out properly when poured. In some cases this means we can not lift to provide the water run off needed. In Mrs *******'s situation additional lift is possible. 

      The office was closed for the holidays. I may be wrong but I believe Mrs ******* thought her calls where being ignored during this time and reached out to the BBB. I have reached out to Mrs ******* via phone and email upon receiving notification from BBB of her complaint, in hopes to remedy the matter.

      I am rejecting this response because:I have paperwork showing what was to be done when the person came out initially to look at the driveway. At that time nothing was said about a dip or bow in the Cement. I would gladly mail you a copy of that paperwork. At that time there was water pooled next to my house and he asked me if my basement ever flooded from it. Pro Leveling called and left a voicemail stating they raised the end of the slab not the end that is touching my house which is why it is worse then it was before. Meaning there is more water pooling next to my house. They said they could fix it for more money. They will never touch my property again. They are a unqualified company I feel, to be doing this kind of work! I want a refund. Do to the work they did all this water causes a risk to the foundation of my house. It is worse since they did the work. In the spring I will have to have it replaced with new Cement. Replaced by a good company I can TRUST!! I wasted $1180.00. Being a Senior I feel I was taken granted of!! My fight is not OVER!! THANK YOU for your time.

      Hello ********

      The information provided in Mrs. ******* is inaccurate, as we have before and after images on file from each trip we made out to her. I apologize for the misunderstanding but I have attached before and after images showing the work done.

       I reached out to Mrs. ******* upon receiving her complaint to BBB immediately. I was unable to reach her via phone, leaving a voicemail and sent an email as well. Letting her know if there is a bowl in the cement we can lift the area higher at no additional charge to her, in order to achieve the pitch needed to evacuate any standing water from the dip.

      Stating if the lift needed to achieve this runoff raised these 2 slabs higher than the adjacent slab we did not work on, a trip hazard may be created. If she wanted these slabs lifted as a result it would be an upcharge done at a discounted rate. 

      Dips or bowls in the cement are not easily seen by the human eye as you can see in images. Especially if there is water already standing along the foundation. This was not the case when we went out to Mrs. *******'s residence. While the cement was wet, there was no standing water on site. These terms refer to an area of cement that when being poured, was not poured level leaving and indent in the cement. It is not uncommon and is in the terms and conditions for this reason. If there is anything I can do to further assist in resolving this matter please let me know.

      I am rejecting this response because: This was a poor job!!! Why is it the standing water worse now then before the job was done? I am very disappointed with this companies work. There was not 2 holes drilled only 1 nearest to my house. I refuse to give one more penny to this company. The job was done poorly. Maybe if the older of the 2 young people who came and worked on it should of concentrated more on the job instead of texting. I observed this myself. A poor job at best.

      In June of 2022, I paid $1,675.00 to Pro-Concrete Leveling to level a cement patio at the back of one of my rental properties. I had my management company, **** **********, get estimates and arrange the service with my permission. After doing the work, two unsafe conditions were made at the property and I was not made aware of it until a tenant complained to the management company and I was personally notified. A large gap by the back door between the cement porch slab and the house was made worse by the back door and became a trip hazard. Also, the porch was raised about six inches on the side making a severe difference in height from the old level to the new level and created another trip hazard. Pro-concrete leveling never informed the property management company or myself of the hazards created on the property after their work was completed. When I contacted the company myself, they denied any responsibility and were going to change me an additional $390 to caulk the gap that was created by their work until I stopped the work order because I said the gap was too big for caulk and the office manager January Dunlap agreed but only after I personally stopped the work from being done. Basically, they were going to charge me another $390 for work they agreed they could not do. I consider this fraudulent. Additionally, they provided another estimate for $1,490 to do more leveling of the back cement patio even after not offering any solution for the cement gap they made worse by the back door and the trip hazard on the side of the slab as a result of the new cement height differences. The customer service from this company was horrendous and they tried to blame me for pointing out their work related issues that I now have to pay someone to fix. I asked for the original $1,675.00 that I paid be retuned to me so I can pay to fix their work. They refused. My next step is to file a complaint against their license and with the State of Michigan, Attorney General's Office.

      In response to the complaint made by **** **** for *** *******. On March 16th of 2022, a request was sent  In the original estimate request it stated there was a slab in the back of the home that needed leveling. In the request it stated the tenant would need to be contacted for scheduling, due to dogs needing to be contained that are generally in the backyard. The day of the estimate the tenant's daughter was there to let our estimator in the yard and showed her a pad at the back entry way that was settling and pulling away for the structure. 

      Our estimator did the estimate based on the conversation had with the tenant, as the property manager and home owner were not present. Once the property manager, ******* ********** received the the estimate the only question I had received was asking if the awning supported by the porch pad would be lifted back to original position with this lift. I let her know while this could happen, we could not guarantee that the awning would go back in place. Recommending a general contractor or carpenter for this portion of the project. A few days later I received the acceptance for the project. 

      Our estimates are very detailed contain both line items and images showing the work to be done. The estimate did not mention caulking or the walkway adjacent and behind the porch pad. It is not uncommon for customers to do caulking themselves to save money. A step up to a porch pad is not uncommon either, this walkway could have been planned for removal and replacement. It may have been being saw cut and the rest of the walkway removed. Maybe even replaced. It was not mentioned in the original phone conversation, by the tenant day the day of the estimate nor the day the work was complete.

      The project was completed on 06/03/2022. On 08/26/2022 ******* from **** ********** reached out by email stating the work had not been completed asking for after images. I sent her images as requested at that time I was told the home owner and tenant flet the work was not complete. I sent after photos as requested and explained to them these areas were not included in the estimate as they were not mentioned in the initial request. I put together heavily discounted estimates for the additional work and sent them out at the property manager's request. 

      On 10/20/2022 I was contacted by the homeowner, **** ****. Mr **** stated that the areas are shown in the images and therefore should be included in the original cost. Stating he read the "fill and stabilize" as an indication we we would be caulking the gap at the back door. I let him know the estimate states we are "Void filling and stabilizing" and in no way mentions caulking. Clearly stating the erd arrows indicate lifting being done and the black arrows indicate the coidfill being done to stabilize the area.

      After several attempts to find an amicable solution, Mr. **** still felt we should do the work at no additional cost. Stating if we did not do the work he would report us to BBB as well as the Attorney General. I let him know it is his right to do so as a consumer and canceled all the additional estimates we had provided. While this is not the outcome we would have hoped for, Pro Concrete Leveling could not come to a reasonable solution to this issue with the homeowner, Mr ****.

      The current request presented to BBB for a full refund, for the work we performed as quoted is also not a fair or reasonable response. If there is anything else I can do to help resolve this complaint to the BBB please contact me at ************ or ****************************.

      These are pictures taken after the work was completed.

      You can see a wide gap along the back of the cement slab that was made worse by their work.

      This is what they said they could caulk, created an invoice and work order before I cancelled it because of their original poor workmanship just to have them admit it was now too wide to caulk.

      Then on the side you can see how much they lifted the cement up from its original height and the rough edge of the crack created. This is the trip hazard they failed to report. There is no way it was like this before their work or that a saw somehow cut that jagged crack.

      They have taken no responsibility for either of these issues that I now have to pay some other contractor to correct and make safe.

      This is why I asked for the full amount I originally paid to be refunded as a reasonable settlement so that I can have these issues corrected professionally.

      I am reaching out in response to the second complaint filed by Mr **** **** on one of his many rental properties. The job was contracted by a property management company, there was no contact between Pro Concrete Leveling and Mr **** until the job was completed and he was unhappy with the results. 

      The request as previously stated asked us to lift a porch pad to level. Never mentioning caulking or an adjacent walkway in this area. Upon receiving the estimate the property manager did reach out and ask if the overhang supported by the porch pad would go back into place with the lift. I let them know this could possibly happen but we could not guarantee that it would and they may need to hire a carpenter to do this portion of the work. No mention during this interaction of the adjacent walkway or caulking either. 

      Pro Concrete Leveling did try to remedy the situation on several occasions. Offering to do any additional work he needed at a discounted rate. Mr **** was not interested in paying additional monies and began threatening to go to the BBB and Attorney General if we did not do the additional charge at no cost to him. Mr **** started to harrass me through emails and I stopped replying. Mr **** has contacted BBB on at least 4 occasions now, as I have previously replied to this same complaint.

      The estimate we provided was very specific including line items and pictures of all the work that would be done. The work we quoted was completed as quoted, so no refund will be issued.

      On 6-20-2022 I hired this company to level 2 concrete driveway slabs. They showed up and backed their truck into my driveway. After a short while they called me and told me that the equipment had broken and they had to send a new truck out. This truck showed up and did the work. After they left I noticed chemical stains on 2 slabs and a large stain in the street. After they tried to clean with a power washer they stains still exist. They said that there was nothing they could do and offered me less than halve of my money back. This was over the course of 3 months. When I refused they were Very Rude and told me to take them to court and then hung up. I even emailed them after that and said that I would accept the offer. I have not heard anything. The whole job was only $ 975.00. I will have to replace the 2 driveway slabs and they are at least $ 2,500.00. Before I blast social media and take them to court, I was hoping that you could resolve this issue.

      I am responding in regards to the complaint made to BBB, by ****** ****** on 11/17/2022.

      Pro Concrete Leveling completed the leveling project on 06/28/2022. I expressed to Mr ****** at that time in our terms and conditions, section 4 - the Allocation of Risk section of our terms and conditions it states: staining can happen during the leveling process. Mr ****** was not happy with this response, saying he was not aware. Pro Concrete Leveling's Terms and Conditions are included in the estimates we provide, he had not read them.

      In an attempt to resolve the matter Pro Concrete Leveling did pay to have the driveway power washed, as Mr ****** mentioned in his complaint. The power washing cost $450.00 and while the stains did improve, they are still visible. I let Mr ****** know there was nothing more we could do to remove the stains, I offered him the maximum refund (also stated in the terms and conditions under section 4).

      Mr ****** refused the partial refund and insisted we give him a full refund or replace the cement, stating anything less is unacceptable. Mr ****** was not yelling but was rude and refusing my response, going back to threatening to blast us on the internet and with BBB. I let him know as a customer this was his right. At this point we were going in circles, so I wished him a nice day before hanging up. 

      I have attached a copy of Mr *****'s project for BBB to review. Section 4 clearly states that staining can happen and we are not responsible in the situation that it does. Pro Concrete Leveling still had the slabs power washed in an attempt to remove the staining and resolve the matter. Unfortunately there was nothing more we could have done to please Mr ******.

      Estimate date 9/28/21 for $3,595 to level and void fill our back patio, see attached. We only hired for back (large) patio. The first crew was out here and they used all of the estimated material and "then some". Phone calls made between the crew and their boss. They explained to us that they didn't have enough material to keep pumping into the patio. We were contacted and advised that we would have to pay for more material to finish this job. They came out a 2nd time and we paid an additional $1000 and they used all the material they had and it still did not raise our patio as quoted. On their website "We offer guaranteed results! If we cannot fix the problem we won't charge you a dime!", which they have taken down based on me pointing that out. I have snap shots prior to them removing this. The first phone call was with a lady and she was flat out rude. Constantly referencing their "terms and conditions". We were provided a "professional" estimate. We would have never hired this job with where the cost of this was going. Terrible estimate. I spoke with ******* and she referenced talking to the owner. I believed that a minimum, fair refund was $1000. The extra that we paid that did nothing. They refunded us $500. I exchanged more emails and they confirmed that the job required more foam that we are not willing to pay for, that there is no resolution and nothing they can do. Paid $4,495, less $500 refund. $3,995 paid for a still unlevel concrete patio. We would have certainly made different decisions and choices of spending $4,000 and nothing is right. This money would have went to another solution.

A small camera is put into the drill hole to get images of the void size. Occasionally the project requires more foam than we originally estimated. The client in this matter is not willing to pay for more material. While this is a rare situation, our terms and conditions state that this can happen. Pro Concrete Leveling is very transparent in regards to the possibility of additional foam being required, as a result of unforeseen circumstance. After several attempts to resolve the issue by adding additional foam and providing a refund of $500.00, there is nothing we can do without additional foam, at an additional cost.
