  Contracted a new home construction in August 2022 that was supposed to be complete in April 2023. Did not get C/O until mid November of 2023. Several things on the job are still not finished, and the builder is unresponsive. Still need exterior caulk & paint touchups on porches and siding areas throughout exterior, need basement stairwell drywall finished, need framing and doors to go on 2 cold rooms under porches that builder took the liberty to build without my asking. I had to pay separately for gutters and driveway concrete that the builder was supposed to do but has not. Had to pay the sewer company to avoid having a lien put on my house even though I paid the builder extra for this specific service and he failed to pay the bill. Had to get mold treated in my basement because builder failed to get utilities and mechanical systems installed in a timely fashion. Had leak under kitchen sink from incorrect plumbing behind sink and now have soft spot on floor area in front of sink. Have a water stain on wall by hall bath that still has to get checked and fixed, cant use that tub now. Have basement wall crack that I had to pay extra to fix. Still have punch list type items that need fixing. It has just been a string of errors, lack of responsibility from this builder. I want him to either finish the work I paid for in a timely manner or refund me some part of the money, especially for things I paid him for that are not finished, so I can get things fixed myself. I have tried my best to be flexible and understanding but its not working. To finish items he didnt do I have paid out approximately $23,300 to protect my home investment. My best outcome would be for him to refund me for items I actually paid extra for that I also paid him for, plus enough to finish the stairwell and exterior and other repairs and checks to be sure this house is finished. Not sure what this cost would be, without any estimates.

  Contract copy enclosed showing 18 month warranty after completion.  We are not complete.
