Lombardo Homes of ******** is a company to be avoided at all cost. Their superintendents are incompetent at best. In less than 6 months after I closed on my home the 3 slabs of concrete in front of my garage and the sidewalk at my front porch cracked and dropped 6 inches. Three years later the entire floor of my three car garage had to be replaced because it cracked and dropped 4 inches. Seven years later the front apron slab of my driveway at the street had to be replaced. It had been cracking, spalling, and dropping just as the other concrete slabs. I have been talking to someone at Lombardo Homes and their so-called extended home warranty companies about the poor workmanship and substandard concrete since I moved into my house in 2013. I was very fortunate to meet a VP at Lombardos home office that was truly concerned. She was instrumental in getting the last slab replaced. It took months for their so-called warranty department to actually replace the slab. My basement floor has excessively wide cracks and it is starting to drop. I called her to see if she could direct me to someone to help in getting this 4th incident corrected. She assured me several times that Lombardos warranty manager would be in contact with me. He never once even attempted to contact me even though he assured her several times that he would speak to me. Lombardos attorney forced me into having an arbitration meeting with an arbitrator that has had a long term relationship with the law firm representing Lombardo. Obviously the arbitrator had no interest in understanding the issue or the cause of the problem. All he did was quote the **************** Warranty Booklet whereas it states basement floor will crack and only have a one year warranty. They claimed it was not a defined structural element therefore not covered. The driveway, the sidewalk, and the garage floor are not considered a defined structural element either, but replaced. The problem is a lack of competent superintendents.Review from Kelly Y

**** didn't do what he said. It was an awful experience working with this companyhorrible quality. The builders buried small PVC pieces, chipping small pieces of siding under the ground, including nails; our home was the last one built on the lot, and they rushed everything through. All over, the quality is terrible. But you cannot contact them after the paper is signed off. ProHome is doing an awful job. ******** didn't response to emails, when she does response, she will ignored the very question that had asked. She even lied that our phone numbers had changed, but in reality, they had not changed. They didn't do the final grading, and **** ignored this. He said if we put sod on it, it should take care of the green **** spots in our backyard.Review from Tom M

Worst builder, poor craftsmanship, and takes zero responsibility for the issues they cause. We moved in in the end of January, and already had issues within two weeks. Weve had three issues with plumbing that have leaked, the final one, causing a massive leak in our first floor bath leaking down to the basement floor. Its been six weeks and they still have not completed remodeling and fixing the current issue. They were at fault as, they left a piece of plastic in the piping which caused flooding from our first floor toilet. They constantly do not accept, blame her fault, and take their time in regards to how they are going to fix the problems.Lombardo Homes of SE Michigan, LLC Response

I'm sorry for the frustrations you've experienced in your new home. Lombardo is aware of the plumbing issues you've had, especially the larger leak that started in your powder room. While the plumbing issues have been addressed, the replacement vanity was backordered and didn't arrive until 5/22, which was right before your family was leaving for vacation. As such, it has taken an extended amount of time to get this repair completed for you. We understand this is wildly frustrating and inconvenient, but we're working diligently to get our trades back in your home to get this finalized for you. It is our intent to keep you updated with the status of ************, but if you ever have questions or concerns, please feel free to reach out to your construction coordinator via email or cell. Do not trust this builder. They lie and mislead you to get you to purchase and then change things once its to late for you to back out without loosing your deposit or even worse when you have already closed. We were sold a corner lot with a home on the left side and a grassy area with trees on the right. Now we found out they are building a home there instead. I am so upset because we chose this lot because it only had the one house next to it and wouldnt have purchased it otherwise. Not only did they lie about the lot, the floor plan we chose had major changes that were not disclosed until our pre-construction meeting, well past the time for us to be able to cancel. Some changes we found out ourselves when the house was being built, they never told us. They lie and hide important details from you every step of the way. They have the attitude that theyre doing you a favor by building a house for you even though youre a paying customer and actually over paying for every little thing. Worst part is they build overpriced poorly built homes with horrible craftsmanship. Our home has had so many issues in the few short months we lived here. Most serious was the sewer gas filing the house making my family (including 3 children) sick. We learned from Lombardos trades that came to fix the plumbing causing the sewer gas that Lombardo knew about the issue before we closed and obviously chose to hide it. Im now terrified of what else they are hiding. BBB unfortunately doesnt give enough space for me to explain everything wrong with my house so Ill have to just sum this up. RUN! Do not trust Lombardo to build your new home! They are out to make a quick dollar and will leave you stuck with a poorly built home that you regret buying. Save yourself from the headaches/tears/ frustration and regret and find a builder who actually cares about the quality of their homes/communities and wants you to be happy in your new home. I build my first home with Lombardo in Oct 2022 but would not recommend to anyone. If you want to throw away money then go ahead. After I moved in I've had issues with my garage door not closing properly. Even their warranty department have not got the issue resolved and its been 3 months. My heaters is making strange notices throughout the day and especially at night time when its quiet. Will hear a loud boom and click noise throughout the day. its very annoying. When explained this problem to the ProHomes rep... "OH THIS IS NORMAL". These guys say " THIS IS NORMAL" to every issue. Lombardo also installed a defective cooktop. I told about the complain before the closing and the "ProHome" rep was like "OH THIS IS NORMAL, WE CANT DO ANYTHING ABOUT IT. GO THROUGH THE MANUFACTURE. SERIOUSLY DID YOU NOT SEE THE ISSUE AFTER TH UNIT WAS INSTALLED AND TESTED. PROBABLY DIDN'T CARE". I have a few more issue I can list, but what the point as Lombardo don't give a ****. The overall build quality is 5/10. They use cheap material so their pockets can be filled up faster. They dont' care about their customers after. DO NOT BUILD WITH THIS BUILD. TAKE YOUR BUSINESS TO ANOTHER BULDER.Review from Jaime B

Lombardo leaves you in the dust (literally) after you close on your home. We closed on 1/31/22, we were told we would have our driveway and walkways installed as soon as the weather broke (our closing papers state that the work will be completed no later than 6/1/22). They poured our front porch on 4/7/22 and havent been back since. We have since watched them pour the driveways and walk ways on 17 homes and yet 5 of us STILL sit with dirt. Mind you that was 6/2022 and 7/17 of those homes still sit vacant! Several calls have been placed and yet nothing but excuse after excuse has been given. Hopefully other purchasers have better luck than the 5 homes who continue to sit in the dust! Im sorry for the frustration you experienced waiting for your outstanding flatwork to be completed. Our goal is to have all delayed exterior work completed on homes built during the winter months prior to August 15th . This is something we discuss at time of purchase agreement with all our homeowners who close in the winter. We also have information regarding this on our website, as we know homeowners are passionate about getting their exterior work completed as quickly as possible when the nice weather is upon us. We are required by the municipality to clear all temporary certificates of occupancy from homes that closed in the winter (such as yours). Because we have a large number of homes that close in the winter with these temporary certificate of occupancies that need to be cleared, we are given a several month timeframe in which to complete all the work. However, as newly built homes are constructed, the municipality requires Lombardo Homes to COMPLETELY install all exterior work and obtain full certificate of occupancy to ensure their closing promise is met. This is why you saw homes under construction receive a driveway or a final grade prior to the completion of your delayed exterior work. Unfortunately, this is not something we are able to control. The major contributing factor to getting delayed exterior work scheduled and completed is the weather. We do our best to utilize as many of the good weather days as possible. Every year is different when it comes to spring weather. In the past few years, we have experienced some of the most extreme springs in history. We want to be sure to do the work right the first time so we dont push work on questionable weather days. It is imperative that soil conditions and temperatures are optimal and conducive to complete concrete work. This sometimes means that spring work takes longer than you (or we) would like to complete, but we feel strongly about not jeopardizing the quality of your exterior work just to get it completed quicker. We hope youre enjoying your new home now that your exterior work is 100% complete.
