I have purchased my home a few years ago. I LOVED where I Live ... However, this has changed this year, When I have contacted my local office regarding Rodents getting under my home. I"m told that Corporate doesn't help with this situation, and furthermore only set traps for "Rentals" I am currently paying 598 lot rent, and soon going to 633 a month ... I have ZERO idea what service i'm provided for this fee. On top of this "Lot Rent" I still pay property tax, ************** as well as cutting my own lawn. I TOTALLY understand that I am required to keep my house in the Best shape/condition, However, since i "Don't OWN the Lot" wouldn't the Landlord be responsible to help keep the lot in it's best shape possible and HELP Me maintain my home in it's top condition. Meaning maybe helping residents to with the rodent issue. I Should NOT Have to pay exterminator 125 for the First animal and 60 each additional that they catch on THEIR Lot! Yet I'm EXPECTED to pay this fee ON TOP Of the lot Rent PLUS pay for my insurance to do any repairs AS WELL ... WHAT DO WE GET FOR OUR LOT RENT FEE????? I have Emailed Corporate 4 times, Called 3-4 times, Reached out to the local office, as well as, higher management as He had contacted me prior to and i have had ZERO RESPONSE!!!!Sun Communities, Inc. I lived in a ************* in So. California for 5 years. Sun Communities has no interest in the homeowners. The streets are in need of repairs. The clubhouse is old and the air conditioning and heat need to be repaired and replaced. The manager at this park doesnt care about the residence. I would strongly advise against purchasing in this property.Sun Communities, Inc. Response

This resident no longer lives in the community, as the ** units in the clubhouse have been replaced, and the announcement was made in our newsletter to all residents. Road repairs at this location have been contracted, and are scheduled to be completed in 2024.Review from Joan B

Sun Communities, Inc. This is a terrible company. They do not know how to treat the homeowners from their communities. I have tried on numerous occasions to speak to a live person at the corporate headquarters and nobody has returned my calls. I have also sent messages thru the contact pages on the website and no responses. Zero stars if I could!Sun Communities, Inc. Response

Sun Communities and management are horrible. The management changes the rules daily to please themselves so not to have to take care of anything. I currently live in ********** community, and it is going downhill fast since Sun Communities has taken over. we are overrun with cats that climb on cars leave droppings on porches and all over yards, so many cats they dig and leave droppings in your outdoor plants I have to clean them out daily. I am unable to obtain my lot size or lines per management we don't have any LOL just trying to keep my yard nice but dont know where that is LOL would not recommend this place AT ALL management very hard to deal with super nice to sign lease, get your money and ignore or treat you like you are beneath them. I would not give them one star but you have to rate them. .LOOKING TO MOVE MY HOUSE ASAP!!Sun Communities, Inc. Response

The onsite team connected with this resident and provided the lot size for the home. She recently put in a service request for us to fix her siding, however *** did not sell her the home and therefore she was responsible for fixing the siding. We have addressed the cat issue with all residents.Review from Erik Y

If I could give a ZERO, I would! What a joke! I had nothing but problems since the day I moved in. My home had NOT been cleaned professionally, it was gross. I called the office about this, they said they would send someone over, she came, was there a total of 20 min and left. My daughter was home and she said she didn't even know what she did. I called the office again, said they were going to have someone come out again, never happened! That's just the FIRST thing....there was a list of things that were broke/damaged when I rented it. Blinds, the kitchen flooring was dry rotting by the sliding door, my bathroom drawer was NEVER on the 2 years I lived there. We had a few storms that made the WHITE siding come off, after many requests to have someone fix it, they finally did using BLACK duck tape down white siding. (NO WORDS for how hillbilly it looked) but charge me like I live in a palace! I moved out in Jan 2024- Mgr. came to my home & told me that it looked good, a lot better than others. So I waited for some of my deposit back, based on what he said. Instead, I get a bill in the mail that I owe $1025.00 on top of my $1400.00 security dep they took. Saying that we did $2200.00 in damages! I have called *****, emailed him, left VM w/secretary, he WILL NOT CALL ME BACK. He's trying to charge me $900.00 for the kitchen floor that was damaged when we moved in-and noted (with **** I have never in my life seen a company ran like this. No pictures provided, just a bill telling me this is what I have to pay - and then not getting a return call...ever!! Great Management! I wouldn't recommend my worst enemy to rent here. Water is way higher than it should be. They want their money right on time, but when it comes to them doing something, they fail miserably every single time! It would be great if SOMEONE could call me back! I also witnessed them take someone's dog to the pound over a hear say -wouldn't show them the video. Honestly, they just suck!Sun Communities, Inc. ************ Village office staff is diligent about making sure all homes are clean, and that repairs are provided in a timely manner. Unfortunately, there is no record of the resident reporting damaged floors to the office. Upon moving in, the resident did have come concerns with the cleanliness, so our office staff worked quickly to have a cleaner come out and re-clean the home. While we regret to hear that this was unsatisfactory to the complainant, we can guarantee that the home was as clean as possible, and up to our community standards. There were a few natural weather circumstances that caused damage to the skirting. Due to limited supply and demand from our manufacturer, there was about a weeks time before we could provide the replacement skirting. We can guarantee that skirting was never fixed using duct tape. The office did attempt to communicate this information to the complainant in the form of a phone call/voicemail. While we have never taken away a pet or animal from a resident, ************ Village has a firm policy that there shall be absolutely no aggressive behavior from any dogs in the community. According to our records, the incident that the complainant is referring to is from a dog that had attacked another dog and a child. This was an isolated incident that did require action, but the dog was not forcefully removed.Review from Melisa F

Lived in one of the mobile home parks owned by Sun Communities for 4 years. Ended up having money issues so contacted the office manager about selling our home. She came into said home to inspect it and told us some things that needed to be addressed before it could be put up for sale. While in the process of doing said repairs she told the corporate office that we abandoned the home and now we are facing foreclosure due to her negligence and they wont help us whatsoever. If we abandoned it why do I have all emails between her and I?Sun Communities, Inc. Response

The resident originally requested us to broker / sell the home on their behalf, and were advised what needed to be cleaned up in order for that to happen. After, we were notified of the pending foreclosure by the bank - in which case we are unable to broker / sell.Review from Norm F

Bait and switch specialist. Rent goes up every year and *** takes away something every year. No more security guard ($30,000 saved) promised flag pole and water tower in 2016...still missing in action. Will not install security cameras $3,200... 475 people pay over 4 million $ and Sun returns less to the community every year and their stocks have huge benefits. Their motto is steal from the poor and give to the Rich (stocks)Sun Communities, Inc. Response

Sun Communities/Wildwood reinvests annually into the community infrastructure and/or amenities to create added value for our residents and guests. The flag pole is in process of being scheduled for install is the Spring of 2024. The water tower, camera and other projects are in the early stages of review for 2024 community projects. This is a yearly process to determine the best utilization of reinvestment funds at Wildwood.Review from Elaine W

I bought a home in a ************* in September. I have flooding under my home and my local management team and corporate have not given me any support. I was told to read the rules that I signed when I moved in that said I was responsible for the drainage on my property. I am NOT responsible for the property behind me which the park owns and that is where the water is coming from. Shame on them not stepping up and communicating with me. Not sure I would ever buy in a ************* again.Sun Communities, Inc. Response
